I am extremely disappointed with Dean’s Home Services and feel compelled to share my experience to warn others—especially new homeowners who may not be familiar with typical service costs. I recommended this company to my stepson and his wife, who just purchased their first home. Hoping to protect themselves from high service fees, they even purchased the Club Membership for $99/year, for the discounted pricing and future repairs. Despite this, they were charged $2,724.28 for a relatively routine plumbing service—lifting and resetting a toilet and performing a main line cleaning, which was a bit more involved because the sewer line has sagged and caused a low spot. The invoice showed the membership discount of $291.69, but even with that, the final bill was crazy. After reviewing the charges, I did some research and found that other reputable companies offer the same services starting as low as $99. My stepson had another plumber out today for his water softener (not using Dean's) and explained what he was charged for the work that Dean's did and was told that he would have done it for $300! This is insane! This level of overcharging is unacceptable and feels predatory—particularly toward inexperienced homeowners who may not know what’s reasonable. I trusted Dean’s Home Services enough to recommend them to family, and now I regret that decision. I will not be using their services in the future and strongly caution others to seek multiple quotes before agreeing to any work with this company.

Thank you for your feedback. We're sorry to hear you were disappointed, especially after recommending us to family. At Deans, were a premium home services company committed to providing top-quality work with licensed professionals and top-tier support. Like any premium brandour pricing reflects the value, expertise, and care we put into every job.

We use a single, consistent price book for all customers, and pricing is always reviewed and approved before work begins. In this case, the project involved more than a standard toilet reset, including a main line cleaning complicated by a sagging sewer linean issue that requires specialized tools and time to resolve properly.

We understand the importance of trust and transparency and are happy to review the invoice directly if your family has questions. Thank you again for your feedbackit helps us continue to improve.

As stated in my original review, "....lifting and resetting a toilet and performing a main line cleaning, which was a bit more involved because the sewer line has sagged and caused a low spot"..... I know that the project was more involved. Also, I am all about paying the experts for their time and knowledge; I have absolutely no problem with that at all! My problem is that a different plumber came out the next day for repair/replacement of the water softener because at this point, my stepson wasn't comfortable with ****** pricing. My stepson explained the services provided for the main line cleaning with the sagging sewer line, and this plumber said that they charge $300. That is a significant difference...even if it was a $300-$500 difference, I wouldn't even give it a second thought....but over a $2000 difference??! It is just NOT ok.

Do not under any circumstances use this company. They LOVE using a good plumbing emergency to swoop in and scare you with dreadful stories of all the dire things wrong with your house and then they rob you blind. I was under duress and signed the contract and paid the money. The next day I was feeling so ill over the whole situation because I knew that something was just not right and so I had another plumber come over and inspect Dean's work and look over their line-by-line invoice. I learned they charged more than twice the going rate and I am now out over $1700. I will admit they have a very well executed plan. Shiny new vans and they "throw in so many discounts just for you" and friendly seeming workers at first but but don't fall for it: friendly quickly becomes slimy. I've never been more ripped off and they laughed all the way to the bank. Learn from my mistake.

I lost trust in Dean's Home Services and felt harassed based on the billing process and communication from the representatives involved in processing my payments. I signed a quote and was approved for 12 month financing. I requested to pay half the bill "out-of-pocket", and did so through one of the workers on-site, as soon as the work was completed. Moments after the service truck drove away, I received a text message, apparently from the financing company requesting a substantial portion of the bill, seemingly to be paid up-front, in addition to what I had just paid out-of-pocket. I called Dean's asking about the text message. The representative stated the text message was not Dean's responsibility and I should call the financing company. Furthermore, Dean's stated the billing department was not available and I would receive a follow-up call the next day. In the meantime, I called the financing company and according to the financing company, Dean's did in fact submit the payment request I saw in the text message. Next, I followed-up with Dean's to ask more specifically about if anything was known about the text message. The representative continued to allege Dean's knew nothing about the text message. Next, I received a call back from Dean's. Expecting to receive helpful answers to my questions, the representative instead berated me for calling back and continued to allege they knew nothing about the text message. At that time I wrote down the caller's name. The next day I did receive a call back however it was from the same individual who berated me and who previously stated billing was not available to answer my questions. This time I was informed the text message was from Dean's yet the amount was much less than what it should have been. Ultimately I was granted a few hundred dollars off of the quote yet that was a drop-in-the-bucket off the total amount I paid Dean's.

I hired them to fix a faucet and they told me I needed to replace my water heater. OK this one was on me as I did it because I work full time and knew it was 21 years old so I was charged around $4,000 for new faucet replacement and new water heater. I also purchased the Dean's $99 annual program which included regular HVAC check up annually. I was emailed 1 week later for my free HVAC check up so I scheduled it and took another day off for this to be done. Jeff B came and spent about 1 hour checking my furnace and A/C in basement. He then told me I needed a new furnace as mine had issues with carbon monoxide potential and that he had turned off my furnace as he had a legal obligation to do this. He then showed me various pics on his phone of what he said was my furnace issues including mold, grease leaks, etc. I don't believe any photos were actually of my system but photos they use to try to upsell their furnaces and air conditioners. He gave me a quote of $16,000 for both systems, and we're talking not top of the line systems but 80% efficient Carrier furnace and a/c. I told him I needed to call my brother who is a contractor and I had him talk to Jeff B. Within 2 minutes of talk Jeff went down $5,000 in price on the phone. Ultimately I told him I would not sign his waiver for turning off my furnace, he did not turn it back on either. I have wired smoke alarms with carbon monoxide detectors built in 3 years old. No issues with them ever and they do work. Took pics so brother could tell me how to turn furnace back on. The next night came home and furnace was blowing cold air. Brother came by and found switch behind furnace cover that Jeff B had also switched off, not just the outside switches. This company has illegal, unethical business practices and they should not have the ability to put people in these positions in the future and have their license pulled.

If I could give a zero rating I would, don’t use this company they are a complete rip off. Had a clogged kitchen sink the clog was not more than 10 ft in the pipe and the technician was there approximately an hour and they charged $875.00 to unclog it. They have inflated prices to 3 to 4 times higher than other drain cleaning services, it’s outrageous. Their customer service to resolve the issue was also ridiculous. They did take $100 off but it should not have cost any more than $250 to take care of the clog so the refund was minimal and her explanation of their high charges due to the cost of staff, vans, travel time etc. was stupid, every company that services homes has those same overhead costs and still don’t charge these outrages amounts for their services. My daughter was at the house to deal with the technician and she has no idea of home repair costs so she was completely taken advantage of, had I been there and gotten the quote I would have told the guy to take a hike.

Hello ****.  It does look like we called you at 7:21am, 7:50am, and 12:39pm on the day of your original appointment.  It looks like you called us back at 3:55pm.  Because of how late the contact was made, we did have to reschedule you to the following day.  Had you answered on one of the three calls prior to returning our call, we could've made it out to you on 12/10.  We rescheduled you to 12/12 and called you at 7:28am, 7:33am, and 7:36am to attempt dispatch. I apologize that you feel that we showed up without a call, both days.  In regards to price, we are an upfront, flat rate company.  We do not perform work until the price of the work is agreed upon and an estimate is signed.  We did also attempt to reach out to you on 12/12 at 9:16am but haven't heard back from you.  If you'd like more help, please return ******** call at ************.  Thanks.

I've been a Dean's club member for over 5 years as they installed my furnace, hot water heater, and water softener. I've always gave them the benefit of the doubt as I am a pretty low key guy who is not active on social media. I can no longer stay silent. Over the last 3 years I have been rescheduled many, many times for their evaluations through their Dean's club membership. Today was the final straw. Today is the 3rd time in the last 3 months that they want to reschedule. I always thought the membership was to get priority when scheduling. I guess I was wrong. I always get the same excuse, their technicians are busy with emergency requests, blah, blah, blah! 3 times in the last 3 months shows that I don't matter, no apologies for anything. I just wasted 3 days to be home for them. Customer Beware: Dean's doesn't care about you or your membership. Don't waste your time or money on their memberships. Their customer service is really, really bad.

Thank you for taking the time to share your feedback. Im truly sorry to hear about your recent experiences with our Deans Club membership. We understand how frustrating it is to adjust your schedule multiple times, and we deeply regret the inconvenience this has caused.

Our goal with the Deans Club membership is to provide priority service and ensure our customers feel valued, and its clear we fell short of that promise in your case. While emergencies can occasionally affect our scheduling, its not an excuse for making you feel unimportant or unheard. For that, I sincerely apologize.

I had them out to repair my gas furnace. They charged me $600 to take out the burner and clean it. While they were in there, they wanted to charge me more to clean other areas. They began putting it back together, finished up and told us "when we put it back together, the igniter fell apart. We were able to piece it back together so it works for now, but will need replacement. That will be $600 to replace." My wife was home and told them no at the time. That night at midnight I spent two hours getting it going because the igniter failed. I called them right away and the next morning they claimed it had nothing to do with them touching it and offered to replace it for $300 "to make it right". THEY PUT A BROKEN PART BACK IN!! I said no and proceeded to find the replacement part for $22 and it was a half hour fix. Will not be using this company again. I would recommend checking their recommendations twice and check pricing elsewhere because they clearly do not care about their customers and just want their money.

Dean's Club provides no real benefit. I have 4 year old A/C and Furnace replaced by the prior owner of my home by Dean's. I continued the club plan for the annual maintenance plan. They are unable to schedule the inspection service on "newer" equipment because they are too busy selling new systems at inflated prices to unsuspecting homeowners. The "savings" presented by the club are completely wiped out when you have a service call, as the minimum charge to do any assessment was presented to me at $225. Then the rate is about $200 hour for service. In my opinion, there are better HVAC companies (just check BBB) that do better work at fairer prices without the gimmics and false promises. Check out the reddit threads and other non-Dean's censored reviews for the real facts.

Thank you for taking the time to share your feedback. We’re sorry to hear about your dissatisfaction with our Dean's Club membership and service pricing. We understand your concerns and would like to address them.

The goal of the Dean's Club is to provide value through regular maintenance, priority service, and discounts on repairs. We apologize if we were unable to schedule your inspection as quickly as expected—demand for HVAC services can fluctuate, especially during peak seasons. However, maintaining newer equipment is just as important to us as servicing older systems, and we will always strive to accommodate all of our customers.

Regarding the pricing, we aim to be transparent and competitive within the industry. Our rates reflect the expertise and quality of service we offer, but we understand that it can feel frustrating if the savings don’t seem to add up. We appreciate your feedback and your business, and we hope we can earn back your trust.

I had the unfortunate experience of agreeing to allow Dean's to do a free furnace inspection. The tech found that I had multiple areas where the gas was leaking out of the pipes and immediately jumped to informing me that I needed to spend $4,000 to replace all the piping. Then he went on to say that I needed to replace my furnace, water heater, and chimney for a total of $20,000. I got a 2nd opinion the next day who told me that I should replace one pipe valve and it cost me less than $500 for him to take apart the piping and seal another leak. Dean's has one goal, to rob you of your hard earned money! They don't believe in being professional and doing what is best for the customer! They want to make the most money possible and give ploys, like they can go down by $1000 in order to do the project the next day. "My boss will make your project a priority so we can do it tomorrow". My furnace is only 10 years old and working fine and so does my water heater.
