wouldn't even give them a 1/2 star. ACT is the WORSE management company l've ever dealt with. They are rude, unwilling to work with people, too eager to add fees, extra charges and assessments. I lived in one of their properties for 10 years and l've had issues with them ever since the very first day I moved in. ***** is a *****, ***** is an a****** The rules are restrictive. I owned my place, as do many of the people at the location I was at, and ACT had a rule that your car (even when in your own driveway) had to be moved every 48 hours. What an unrealistic rule... what if your on vacation? What if you are in the hospital? they expect their residents to move their vehicles every 48 hours, but it takes they 72 hours or longer (or never) to shovel and plow. in fact, they NEVER put ice melt down...They expect the residents to do so. The ice melt is located by the mailboxes and if you are old or disabled then youre screwed, because that stuff is heavy to carry. If it snows 2 inches or less one day, they do nothing, and if two days later it snows again another 2 inches or less, they do nothing... therefore everything turns to ice. After several snowfalls the layers of ice are so think, that when you do decide to get around to shoveling... they are basically creating an ice rink. They may remove some of the snow but the ice NEVER goes away until summer! I had four people fall in front of my place due to their lack of up keep and maintenance. All four feel on the same day and one person refused to come back again until summer. ACT doesn't care about people with disabilities and they are unfriendly to deal with. They want your money but don't do a **** thing with it. Better have your own saw because they'll NEVER trim your trees... dead branches...etc.. they could care less! I despise ACT and hope they go out of business because they are horrible

Had to call the city on them. They let the building crumble, wouldn't fix heat for any of the tenants, one tenant had one working outlet in her entire apartment, instead of fixing the electrical issues or heating, told her to use extension cords and space heaters. They raise the rent illegally without fixing a single thing. The foundation had a crack leading through the entire hallway in the front. They illegally installed new boilers so that none of the heat worked and refused to fix it. They then lied to the attorney general about all of the problems in the building, would gaslight tenants into believing they never told him or tell them they're lying, refused to fix anything more than a stuck sink. Try to keep parts of the deposit by sending the wrong lease agreement. Would never recommend anyone rent from them.
