1 starI want to make sure this company knows that their new Management team that took over Villas 52 is rude and disrespectful. The man at the front desk told me he was the boss and refused to give me upper managements contact information. My complaint is they entered my apartment for a non emergency (walk through when my lease isnt up until May 15) and we had agreed on the next day because I wanted to be home. They did the walk anyway. I have been renting here over 2 years and never did the old company enter my unit unless it was an emergency. Keep in mind Im not in contract with this new company nor did they provide me with any paperwork stating they can enter whenever they want.Review fromSkyler M

1 starI rent from a ******** property. I had mold in my bathroom since I moved in December 1st and nothing was done after countless attempt to put in request to get it fix as well as the dishwasher has not worked since I moved in and put maintenance request in multiple times for the same 3 things the ** , Mold and dishwasher and they havent done anything . I dont have enough money to sit there and pay rent and this 800 light bill every month dude to the ac never turning off because is always hot in the unit . Im trying to find a lawyer because at this point its crazy they just fixed the ***** infestation 3/4 months ago . When moving in the ****** was not clean water running to the basement due to dishwasher and roaches EVERYWHERE. We have been there 4/5 manager since the time we moved in and nothing is being done put it you are a few days late on rent they threaten to put a notice to vacate but they dont fix anything and was told the property dident have the money to fix anything . Its not just me but about 10 /20 residents going through the same thing. SLUM LORDS IS WHAT THEY ARE. I pay my rent but they dont fix anything at all .Review fromN. M

1 starComplete disrespect no regard for tenants and they discriminate against all ethnicities! The current property manager total jerk! I called and asked for his name and the owners name in which his response was simply no knowing as a tenant that information should be given! I gave a ****** review in which his response violated my rights when he posted my personal financial business! Maintenance man just walks around and spies for the leasing office he does no work on requests Ive had holes in my walls for months from when valves were replaced in the showers! Cant use the outside hose because it leaks into the pantry when turned on! No communication and when you do talk to someone which isnt very often rude doesnt even begin to explain how disrespectful he is on the phone! Horrible person and company!Review fromJacob R

I used to live in a building they owned. They sent an undocumented person to my apartment for no particular reason at the start of June to replace my front door. They hung a new door but in the process they damaged the frame so the top of the door tagged quite a bit. Enough to allow yourself to put your hand clear to the other side. We had to tape the door so insects could not enter. They claimed for over a month that someone would be there to fix, even claiming they were there and entry was refused. Absolute nonsense as I was unemployed at the time.

It looks like in ***************************************************************************** 2023. AFI managed the property but did not own it. 1 starAlexander Forrest Investments also wrongly charged me for rent due to a web portal issue, so they claim-but who knows since they're utterly corrupt, and refused to discuss it with me. And they sent a text threatening eviction proceedings.This company should be shut out of owning rental properties. They're extremely dishonest and abusive.Review fromFrancesco P

4 starsI am writing my review. I did get paid they were late took 60 days. The good was *********************** called me back and tiok my calls when he wasn't in meetings. he said on top of me getting paid. He was the saving ****** The bad is the company has an answering service. I called about 8 times and was never able to get ahold of any and didn't get a call back. Better communication and don't be late on payment. Again *********************** was 5 stars.Review fromStephen B

1 starFor two months in a row now, AFI has taken two simultaneous and separate monthly rent payments from my checking account by way of auto-pay. The first time, it took them 8 days to reimburse me, and now, I can't even get a response to my texts to the management. I was told initially that it was my fault and I had set up the payment incorrectly, which is nonsense, as I have been paying the same way from the same account for years without a problem. Fortunately, my bank has stepped in and cancelled the extra payment, but this has still caused me a great deal of grief and inconvenience. I want them to ************, instead of offering reimbursement or flat-out avoiding me.Review fromChad G

I have called for 2 days now, left messages with the answering service, and no response! They owe me over $24,000 for work completed! I am in the process of filing suit. No response and no respect for its vendors or the families we help provide for! I bet they get paid for their work. I left a ****** review and the "owner" said call this number and we will respond promptly. I guess this is like we have a Net 30 policy, only words!Alexander Forrest Investments, LLC
