    Ive reached out to Omni Management Group countless times over the past two years to address the lack of landscaping maintenance in the designated easement on my propertymaintenance that is clearly stated in the Declaration of Covenants as the **** responsibility. Specifically, the dead trees in my backyard, which have been an eyesore and hazard for over two years, remain untouched.The Declaration explicitly states that the landscape easement is to be maintained by the **** yet ever since I moved in, not a single maintenance task has been performed in that easement. When I reached out to Omni about this, *** *****, the owner, flippantly responded, watering is not an HOA responsibility. This is not only dismissive but also illogical given that the neighborhood is brand new, and the same trees on empty lotsclearly not being watered by homeownersare alive and thriving. So, who is maintaining those?Omni Management Group has consistently ignored my emails, failed to return phone calls, and demonstrated complete apathy toward fulfilling their obligations. At board meetings, they make empty promises that the trees will be replaced and maintained, yet over three months later, nothing has happened. Despite numerous attempts to follow up, Ive been met with ********** make matters worse, they collect *** **** from homeowners to hire contractors who fail to perform the work we are paying for. Omnis lack of accountability and disregard for homeowners is appalling. The employees attitudes further highlight their incompetence, as they seem unwillingor incapableof managing basic responsibilities.Omni Management Group is the definition of negligence and mismanagement.

    Mr. ** has been in communication with our office on several occasions, and we have responded both via email and through direct phone conversations with Omni Management staff members. Unfortunately, Mr. ** does not agree with the responses provided regarding the HOA's responsibilities.
    The record plat for the subdivision designates the rear 20 feet of Mr. **s property as a landscape buffer easement, intended for the Installation, Use, Maintenance, Repair, and Replacement of landscaping." As such, Omni Management follows the direction of the Board of Directors for the ****************************************. We do not have the authority to contract or decide which areas are maintained or not; these decisions are made based on input from the Board of Directors.
    At the Boards direction, the *** has recently replaced dead plants within the landscape buffer. Omni Management does not make decisions about plant replacements or how HOA funds are allocated for such maintenance.
    Mr. ** has expressed that he does not wish to have trees on his property and has contacted municipal authorities in an attempt to have them removed. However, the Citys zoning conditions require that a landscape buffer be maintained along the rear of his property, which unfortunately limits the actions that can be taken in this regard.

    I have reviewed the business' response and am rejecting it because:

    Omni Management Services response to my initial complaint is riddled with inaccuracies and misrepresentations, further demonstrating their lack of accountability and professionalism. I am compelled to address their claims point by point:

    ****. Le has been in communication with our office on several occasions, and we have responded both via email and through direct phone conversations with Omni Management staff members.
    This statement is blatantly false. The communication has been entirely one-sided, with Omni failing to respond to my numerous proposals for resolving the issues with the landscape buffer easement on my property. When I have reached out, my concerns have been ignored or dismissed, forcing me to contact ********* members directlya task Omni is paid to handle.

    2.The *** has recently replaced dead plants within the landscape buffer.
    This claim is also untrue. While **** and its contractors may have replaced trees and plants elsewhere in the neighborhood, the landscape buffer on my property has been completely neglected. No trees have been replaced, and no maintenance has been performed. This selective maintenance raises serious concerns about discrimination and inequitable treatment of homeowners.

    ****. Le does not agree with the responses provided regarding the **** responsibilities.
    It is not a matter of disagreement; it is a matter of Omnis failure to fulfill their obligations under the **** governing documents. The Declaration of Covenants clearly states that the *** is responsible for the maintenance of the landscape buffer easement, yet Omni has failed to uphold this responsibility for over two years, despite repeated complaints.

    4.The Citys zoning conditions require that a landscape buffer be maintained along the rear of his property, which unfortunately limits the actions that can be taken in this regard.
    While I understand that the landscape buffer is a zoning requirement, this does not absolve Omni of their duty to maintain it. The **** agreement with the city and the Declaration of Covenants both establish Omnis obligation to manage and care for this area, yet they have neglected it entirely.

    5.Selective Maintenance and Discrimination
    Omnis response fails to address the discriminatory nature of their maintenance practices. While other areas in the neighborhood have received attention, my property has been inexplicably excluded. This selective maintenance raises concerns about equitable treatment and the prioritization of homeowners issues.

    6.Drainage Issues and Property Damage
    Omni has ignored the fact that the current placement of dead trees is causing significant drainage problems in my yard, resulting in pooling water and dying grass. This issue directly impacts my property value and quality of life. Since the affected area falls within the landscape buffer easement, Omni is responsible for addressing this problem.

    Omni Managements ongoing negligence and misrepresentation of their actions are unacceptable. I pay *** **** with the expectation that the management company will fulfill their responsibilities fairly and equitably.
    Omnis failure to do so has left me no choice but to escalate this matter.

    Bought a home through *************, *** is Omni Management Group. Closed o our home 4/25/24. had a fence installed by *** FenceWorks 9/2024. We had to go through the *** to get approval of the fence. We sent in everything we needed to get approved. I have a email from the *** *** asking us why are we not going to our property line and she outlined the property line. On 11/7/24 1pm CT we were notified that our fence is encroaching the property behind us. **** has has there attorney demand that we remove the fence by 11/12/24. Using bullying tactics calling telling us they are going to tear it down. Not allowing us the proper time to get legal ***resentation, and notenough time to have the *** fencework get this resolved all becuase they are trying to close on the houseand now their is a delay. We live in a **** promidently white area. Little to no african americans. This has been a horrible experience. The *** had their lawyer stating incorrect laws in the letter they sent to us. Just Horrible. I would never recommend anyone buying a home through ************* or doign business with Omni management group. they are bullies!! They do not care. We spent $347K 7 months ago and this is how they treating us. No ****** shady tactics. Just ruthless. Using scare tactics as if we should be scared of litigation.

You are correct that HOA approval was required for your fence installation, and we acknowledge that the approval was provided with the condition that your contractor validates property lines and corners prior to installation.
    Unfortunately, it appears that your contractor did not meet this requirement, resulting in the fence being placed over your property line onto an adjacent owners property. Once this issue was identified, we worked diligently with all parties to resolve it, ensuring the fence was relocated to comply with property boundaries.
    We appreciate your cooperation in resolving this matter and remain committed to ensuring our processes and communication are as clear and efficient as possible to prevent similar issues in the future. Please do not hesitate to reach out if you have further concerns or questions.

    Request sent to Omni to replace damaged siding several weeks ago and get a straight answer from them for replacement

    Ms. *****,

    The property manager for the Association has been in contact with the Board members to address the damage to siding at multiple locations throughout the community.  The damage that has occurred to the units in the community has been discussed and alternate options to having grass adjacent to the siding on the units have been discussed with the Board.  The options presented have not been acceptable to the Board at this point.  They have discussed eliminating the grass through a herbicide, installing edging adjacent to foundations as well as pea gravel to prevent future siding damage.    The damage that has occurred to the siding is a result of the grade being too close to the siding in many locations.   Costs to repair the siding have been requested.  The association feels that the landscape contractor that caused the damage should make the repairs.  To date, the contractor has refused to accept responsibility.   At this time, no resolution has been made on the repairs and future work adjacent to the units.  

    Once the Board makes a decision on how to proceed, we will move forward at their direction.  As the managmeent company, we cannot make repairs without Board authorization.  We do not have that authorization at this time.

    Our HOA ipays Omni Management Group of ******* , MO to maintain our subdivision in ******** **********, MO. My emails and subdivision complaints have not been returned or been dealt with. Complaints against HOA violations are not being dealt with. June 30th 2023 and July 2nd 2023 emails were sent to ***** ********, ***** ******. No response whatsoever. The I went to the website and filled out contact forrm with the same complaint and got a automated response stating they would forward to the correct person. (They all work out of the same office.). So the company managing out HOA are not doing what we are paying them for. They have a terrible reputation already. I would like BBB to help get Omni to do their job and respond to customer issues. That's what I am... I am their customer. I pay for their service.
