    I have been trying to get my money from Title Experts since April, they will not speak with me because what they did is totally against the law. I have tried to resolve this matter on my own but they have involved their attorney and no longer want to speak with me, but yet they are speaking with others about my business, which is very unprofessional. I have had to hire an attorney to get my money from this company, but if court is the way I have to resolve me getting my money then I have no issue with this. ****** pretends she is professional but then like to become very irate when things get sticky. When I asked a simple question about them taking money from one contract that closed and applying emd towards 2 other contracts that I had she flipped and refereed me speak with her attorney. I just want my money and to be done with this, but if this have to go to court I will be suing for pain and suffering due to other things that has held me up because they are refusing to release my funds. Just give me what's owed to me and I will not do business with you all again.

    On Monday 03/27/2023, I ******************* wrote four checks in the amount of $1,000.00 each to title H3230****353533343038H for properties **** *********  **** *************** ***** and ********************* Ave all properties located in ******** **. 

    (Title Agent Reply) All 3 checks bounced when cashed.  The check on **** ******** was not cashed and returned to you via **** as we could not insure this transaction. This information was also told to you as well.

    ( My title is I am a wholesaler, which I assign contracts to buyers after placing them under contract with the original owner for the property in which I'm interested in doing a service for the buyer to help get the property sold at a cheaper rate.)  

    On March 29th, I assigned two of the contracts to a buyer by the name of *****************************. ****** was assigned **** ******** & *********************** Once assigned I would no longer be obligated to the contracts.

    (Title Agent Reply) This does not alleviate your contractual agreement with the seller. Please review your signed contract with the seller.

    On April 3, I tried contacting Title Experts but at the time the phone line was disconnected due to them relocating. On April 4th, I called again and I spoke with ****** and I informed her that I was had a problem that came up with my bank account, she asked me the address for one of the properties and I told her one of the locations, she then asked for my name and told me that they generally check by address. At the time of speaking with ****** the checks had not come back so she stated she didn't know if they had been processed and I informed her that I would need them not to cash the checks. ****** then stated that she would have her accountant give me a call,which I never recieved and because I never received a call back, I was under the assumption that my message was relayed and the checks never were returned. I have contacted you via email on April 12, 2023.

    On Wednesday March 29th, I also assigned the contract for **** ********* *************************** and on Friday March 3,2023, a wire transfer of $1,000 was sent to Title Experts for EMD,(which would have covered the $1,000.00 check for which I wrote on 03/27/2023. This does not cover your bounced checks. 

    (Title Agent Reply) Again, you are still contractually obligated with the original seller.  Please review your contracts that you signed with the seller.

    On April 11, 2023 the property at **** ********* closed for the amount of $75,000, the contract on that property was $68,000 and my assignment fee was to be $7,000.00 

    On April 12,2023 I emailed Title Experts to let them know that they can move forward with closing and I was told that they already closed.  I was asked for my information for wire transfer, which I provided via email. The wire transfer was in the amount of $2044.00. When I contacted ***** via email I was informed that $1,086.00 paid an agent fee( I have no agent, that fee was to come from the original seller). We have received an agency agreement that the agent provided that was docusigned by you however, it is still incomplete.  This needs to be completed with you and the agent. $1,000.00 was taken to apply EM to **** *******, $1,000.00 was to cover EM for ******* *****, $1,000.00 was to cover **** *********(which was paid from ***************) the $1000.00 EM from ******** was never attempted to be cashed, which is ironic because I sent in all checks on the same day. I was charged returned check fees of $120.00. I never signed a contract with Title Experts stating it was okay for them to take EM from one property and apply it to the next property. I am still owed $4,916.00 from Title Experts. (this was provided on April 12, 2023)

    (Title Agent Reply) Again,you are still contractually obligated with the original seller.  Please review your contracts that you signed with the seller. You need a signed Mutual Releases between you and the seller and provide them to us. You can not bounce checks to the title company.


    I have tried to get a settlement breakdown from ***** since she is the only one I have been speaking with. I called on Monday April 17,2023 and spoke with ******, she said she would have ***** to call me back, but had not spoken with ***** as of yet to receive Settlement Breakdown on how funds was calculated. (this was provided on April 12, 2023)

    (Title Agent Reply) A breakdown was provided to you via email.  Please see attached. (this was provided on April 12, 2023)

    BBB, we have all the email attachments to support the above and a signed Mutual Release for the money that the consumer is referring to in her above mentioned comments. Our legal counsel considers this matter to be fully closed.  Feel free to contact me at anytime.
