This company allowed me to launch my dream of being an investor. I had run into so many hurdles and brick walls with other companies that I had all but given up. I was frustrated, starting to lose confidence in myself and grow weery. Then I called North Oak, with all their knowledge and expertise they breathed life back into my stonewalled project. The staff is really knowledgeable and very easy to work with. *************************** basically spoon-fed me, which I needed and appreciated. I was/am a new investor, and this was uncharted territory for me, so I am glad that he steered me onto the right path of success, even with the downturn of the market I am glad I made the decision and even more appreciative that I was aligned with this company. I definitely with be calling them for my next project.

I was told that I wouldn't need any money down. 2 weeks later they say it will cost me $30,000 to borrow $70,000 (or rather a range from *****). Then he asks me "well how much can you come up with?" ... Wait what? I was told I could get loans for all 3 of my properties at once and rehab them up. 2 weeks later and there's not even a promising outlook for even one loan.I was told that the equity that I had in my properties was valuable. Fast forward 2 weeks and not only do they ask ME FOR $30,000 but they treat the property as if it's worth less than zero. A full house with no mortgage in the middle of the city and he says to put the purchase price as $6000. But...they listed the bathroom repair at $8100. So you mean to tell me that a roof is worth more to these people than a **** sq/ft home on a 1/3 of an acre? What they do is track the equity with the work that goes into the house. Their investment is secure because they give you an I.O.U. but the lien will be for the full amount they promise to pay out. So it would have worked like this: I sign over my house and pay $30,000. They in turn place a $70,000 lien on the property, and calculate $10,000 in fees and whatever to be paid later after selling. But they only pay out in increments as work is performed. Oh and here's the kicker: ****** asks me to send pictures of materials I bought already so that MAYBE I COULD BEG FOR UNORTHODOX UNDERWRITING CONSIDERATION. Just try it.Thanks but NO THANKS EVER IN LIFE. Process was a complete run around waste of time. But it did actually motivate me to work on my credit and do this on my own. I never write complaints but I was pretty disappointed. Old ****** made it sound so good. But each call came with more and more obstacles. P.S. he did a title commitment and it listed a lien from a whole different person, DOB, SSN and address and was already DISCHARGED. LOL outrageous.North Oak Investment LLC

North Oak Investment received an online loan inquiry on April 25th, 2022, from Mr. ************************ I called him that day and, based on his information, suggested he send in an online ********** loan application, which he did that same day. Then after discussing his three free and clear properties, he selected one for loan processing. I first wanted to check the status of the title, so he sent me his Special Warranty Deed from ***********, ******** **********************, recorded April 13th, 2018. I then obtained a title commitment which showed several financial requirements to be paid to create a clear title. Then we asked for a detailed repair/rehab budget to include the amounts necessary to clear the title. This new budget figure greatly exceeded the budget figure I was initially given.Based on a preliminary financial analysis we sent him, he stated he did not wish to proceed with North Oak Investment as he wanted a no-cost loan done his way and told me I had wasted his time.At North Oak Investment, we process loans according to procedures established over decades of construction and rehab lending. We processed his loan application step by step, the way we process all loans. Im sorry that this process did not satisfy **************; however, we charged him not one ***** for looking at his deal. We wish him well in his endeavors. - ********************************
