      I just moved in to this trailer a couple of months ago. I pay 305 a month just for pad rent. I asked the manager to level out my yard because it was flooding. They came and destroyed my back yard leaving huge ruts etc and didn’t even level the front. Now upon requesting a fix I received the run around then she finally says I have to wait until spring. I then asked for at least some More hay to be laid down so I can walk my dog in the yard without slipping and falling in pure mud. I CANNOT WALK MY DOG ANYWHERE Let alone use my yard in ANY fashion. My meter is leaning and sinking into the mud as well. Please resolve asap.

      She asked us to seed and straw and we did.  The weather changed and we can not seed and straw again until spring because it will blow away,  It will not stick if you have frozen ground.  We can not regrade until the ground is dry other wise it will cause more damage.  We did call ****** ***** ******** for the meter and they should be at her resident this week to straighten out the meter.  I have been in contact with the customer the whole time.

      Management at the Imperial MO location has been raising prices without 90 days notice, forcing new leases to be signed or to leave, forcing to go to automatic withdraw even when in an active lease and threatening eviction or not taking payment if we don't switch, overcharging while her daughter pays maybe a 3rd of what everyone else does. Randomly adding late charges a month after being apparently late on rent, charging people 150 if she feels their kids are too close to the back road we live on not everyone just some. There is a lot more. I have evidence of everything and it's obvious that she is filling her pockets. Several people left when she was forcing the new leases and even though she said there is no changes she has made several. My parents have been landlords for 20years. She harassed me to the point I threatened authorities. There is so much more and I have evidence. Lots of proof. I've put over 15k into a house that's supposed to be 67,500 and she says i still owes 61k. And when I tried to buy it and move it she said I can't move it until 2030 because of the contract even though the contract is for the house not the pad. She is turning away business and forcing people out and not returning any deposit. This isn't even half of what I have.

      It is a violation of our company policy to comment on any individual tenant or tenant situation.  Therefore, we are unable to respond with certain specifics to what is alleged in the complaint.  We do, however, maintain records and documentation necessary to refute any and all claims set forth in the complaint were it to become necessary in the appropriate legal setting. 

      The individual submitting this complaint has failed to provide any proof or documentation to support her claims.  Text and social media screenshots have been provided which are irrelevant to the issues addressed in the written complaint.

      We believe this complaint was filed as retaliation following legal proceedings filed against this individual for failure to pay and comply with the binding lease terms.  These proceedings are a matter of public record.

      We welcome the opportunity to address the complaint claims in the appropriate legal setting which will allow us to seek recourse against this individual for these false and damaging allegations.

      Our organization takes pride in providing safe, high quality affordable housing.  We are only able to do this through strict adherence to federal, state and local fair housing standards along with enforcing community rules detailed in lease agreements reviewed and signed by all tenants prior to tenancy.
