Paid a $75 charge and was approved and no service. Reading all the complaints and this business needs to be shut down through the local city and reported to ****************** City Hall, *********************** in ************** ******** by filling out a form through the ***********************. This business is frogulant and scams off people. It doesn't have a local business building anywhere to be found. All calls are taken from a remote Foreigner through phone and text only. Nobody answers emails. The awesome department no longer allows them to be on their housing program. I have filed a dispute with my bank.Business Response

it has beenover three weeks and our parking lot is full of ice we have had three accidents in it this week and my car has been stuck for over three weeks i cannot get ou t. i am 87 yrs old and cannot get to a store i cannot walk on the ice i tried and fell. the owners wont put any thing on the ice to melt it and our garbage is not being collected because of the ice, it is all over the ground now. we pay enough rent to get this done put something on the ice. this is crazyBusiness Response

Me and my wife applied for a property on November 4th after speaking with an employee and being told it was same day approvals and they had no pending applications!! I was hesitant due to the negative reviews and complains on ****** and the BBB, but every listing on every website along with the owner ******* Whiteakers personal ******** page all advertised same day approvals so I figured there would be no issue and I would have a approval or denial within a day maybe a few days!! On december 4th we did the applications and paid a $75 fee for a background check and requested our own copies of the background check!! It is now December 9th and still have no communication from the company, have been given multiple contradicting responses from an employee named ****** and have been left in the wind out $150 and no answer and no background check having been ran the company is false advertising and pocketing money while not processing background checks or applications!!! Would like a refund and all websites and listings to removed the same day approvals as they are false advertising and that is a crime!!!Business Response

I am currently leasing with Whiteaker at the address listed on the complaint. The first issue is false advertisement. The apartment was listed for $650 monthly rent and I am now being charged $675 plus $20 to cover there appliances that they stated they would supply in the unit(fridge and stove), bringing my total monthly charge to $695. I moved in October 1st of 2024. When ********* switched the gas to my name Spire refused to touch the furnace. I was advised by spire that the unit has a gas leak and needed to be replaced. I put in a maintenance request and was not answered for 9 days. I had to call 50+ times with no answer just to get attention to the situation. **** ****** came out and left his card and stated that unit can not be used and needed to be replaced. I have asked several times to have this fixed as it was apart of the lease agreement. None of my Maintenance request are answers. The unit has a bug problem, the front yard was in poor condition with trash dirt and needing the bushes trimmed. I have asked several times for assistance and typically get no response. I would like them to step and be responsible for the units they are renting.Initial Complaint

I applied for an apartment through this company back in February Someone called me and said the app looked good and she would get back end of business THAT DAY I never heard from them again I have contacted them over and over again First i just wanted to know what happened to the app fee I paid and got NO response on. I did see that apartment on that website for several weeks and NOTHING I have interest in other properties I have some NOW that I am interested in I dont TRUST to apply and spend money on another app fee If I had been denied thats one thing but the NO RESPONSE thing is not working for me I have emailed called and left messages I even talked to someone recently on Zillow who did FINALLY answer I told them the problem I am afraid to TRUST them and I do understand app fees are NONREFUNDABLE but NOT if they dont respond They cant say I was denied or that someone else got the place if they are NOT responding Right now I have interest in several of their properties I fit ALL their criteria and then some in fact better than they are asking I am in need of a HOME and I am limited here Housing situation in my area is HORRIBLE but the way these landlords conduct business is HORRENDOUS ************ is not the only one who ignores but they cant keep my app fee then not respond at all They at least have to say I was denied and then BY LAW provide proof as to why I was denied I have read all the reviews and complaints here I see I am NOT the only one they have done this to and also not the only one that has this problem I left a review hoping that would stir a response Still with all these issue I am still INTERESTED if I could get a response and I KNOW they did NOT process the app cause my last three landlords that were on that app even though I got an email from WHITEAKER asking me to contact them said they NEVER heard from them This is unacceptable but I am still willing to rent from them even though its scary but I am not filling out another app to be ignoredCustomer Answer

I have sent several emails and made inquiries on other websites such as ******* zillow since I wrote this complaint Here are some photos of apts I have asked about I got a reply on the zillow website when I told the person that I was happy to hear from someone as no one has replied the communication stopped I am interested in these apts showing as AVAILABLE NOW among others I do NOT understand this at all especially since they had an application that I paid an app fee for in Feb and never heard back I am even willing to let that go and reapply and pay another fee if they would just co operate I do NOT understand this at all ! I have a feeling they will NOT answer this complaint either as I am seeing this is just ONE of many and any they have answered is to DENY any liablity to tenants that have legitimate complaints it is MY opinion they are avoiding me cause they KNOW I am not going to put up with NONSENSE ....STill I want any one of these apartments but most especially the one in ********** I used to live in that complex I am well familiar and the location is PERFECT!Customer Answer

Here are screenshots of ads on their website I am interested and have inquired about ALL THREE Of these to no avail so can I really feel safe in filling out an application and paying ANOTHER fee to be ignored I am a senior on SS I cant afford that and they already kept the last one Its nonsense but I also think its ILLEGAL and if its not it should be if I had been denied thats one thing but I fit ALL their criteria and then some not to mention the lady called me and said I WILL GET BACK END OF BUSINESS and I never heard anything if it was DENIED they have to provide documents explaining WHY ....and their criteiria is so meager there is NO way My income my credit score my rental history my back ground ALL CLEAN and better than they are saying!!Initial Complaint

This company has recently allowed me to move in to a unit that was never cleaned. There is also a broken window and the door does not lock. The company did not tell me of any of these things, and originally showed me a different unit (I assume this was due to the fact that they did not take care of the issues in the unit I am meant to occupy). The unit has soot on the walls from a previous tenant smoking inside of the unit, and the unit reeks of cigarette smoke. The walls were not cleaned, rather painted over. I have not occupied the unit and have had to find other living arrangements. I have called several times and filed a notice to vacate with no response. The nonredundable deposit and first months rent (I was told it would be prorated since I would only be living in the unit for half of the month) are not going to be refunded to me, and I am left with nowhere safe to say. ********* Holdings has been charging me for 2 dogs even though I only have one the deal when we worked for them was if we fixed the apartment to make it livable we could move in no deposit and not have to pay for our dog. We got a second dog and was paying for her but she went back to her original owners as she was just a rescue. We let them know we nonlonger had her and Whiteaker Holdings said we have to pay for her anyway that it's in the lease even though we have no lease. Just a verbal agreement and month to month. As well as charging everyone different amounts of rent for the same exact units, charging some 15 a month extra for rent to cover appliances if they go out, some aren't charged at all, and now they are telling people in the new leases that if the appliances go out the tenant must replace them but they aren't allowed to take the new appliances if the tenent ever moves out. Which makes no sense if the tenants has to buy a new one since they won't, and they aren't good appliances already, it's like Whiteaker is forcing us to have to buy new ones for them. They kicked out an old lady who has been here since before they even owned it because she 5 days late even though others have a 10 days to get it in before eviction is thought of. They told her that she either had the money by 5 or be evicted even though in 4 days she would have had her monthly check and been able to pay, and it still be within the 10 days, she was told no and if she was put by Sunday which was only 3 days away she would avoid an eviction on her record. They have bed bugs, roaches, mold, and don't care to do anything about it. Our apartment has flooded twice and we received no help, the maintenance man came took pics he said was for their insurance and instead put them on his company fb page acting as if he cleaned our place. Landlord didn't care. All the office people use fake names so no one knows who they are. They are slum lords and need to have their businesses taken.Initial Complaint

I found this place I just started renting 03-01-2024 and it has not been a pleasant experience for just being here a week.Safety Concerns for not being able to lock my child's bedroom window and the hot/cold faucet k**** for washer leak within 2days of moving in. Now just 1week later the oven door handle breaks off so we can't cook our meals. I've submitted my maintenance request but appears to be no urgency to resolve these matters.I'm not understanding how there can be all these issues immediately upon moving in. Took my deposit charged me for normal wear and tear then sent me to collections to renovate their apartment for the next tenant . The main bill they are charging me with is about $1,500 in painting another $250 carpet cleaning. Also a bathroom sink that was rusting out due to it being probably 20 years old. An at least 14-year-old shower head. Bunch of general maintenance charges. I've had sewage backups with nobody to get a hold of for maintenance. You can't call the number because it prompts you to either hit one or two or three for certain departments and so you hit the appropriate number it says it's an invalid response. You have to try to get a hold of them in an app which most of the time they do not respond to. This is a horrible horrible company stay far away. I'm Glad I'm out of there but now I have to deal with collectors calling me so they can renovate their apartment for the next tenant.Initial Complaint

I moved out of an apartment managed by Whiteaker Holdings, LLC on January 31, 2023. They were supposed to refund my deposit. They did not answer their phone calls, emails, or regular mail regarding my deposit until December 5, 2023. When they finally answered my phone call, they said I do not qualify for a refund on my deposit because I did not give adequate notice to move from the apartment. I dispute that because I know I did give them enough notice prior to moving out.
