Re ************************************************** They moved me out of one bad apartment to another bad apartment. The foundation sunk and all of my stuff got ruined with black mold. I had to throw away all my stuff and everything was soaked with black mold and water. It created big black cockroaches due to the water. Every time it rains it comes down through the walls so bad that I had a tree growing in my place. I pay my rent on time and know that nothing is for free. They don't have my Section 8 in the right department. They are still paying for 1131 S ****** and I'm in *******************. When I raise my voice they send someone over for a quick fix. Two days after I moved to the new place at *******************, the toilet was backing up. Also I am living in a vacant apartment.
I would like my Section 8 done correctly and (I would like to be compensated for all the stuff that I loss.

We have been working behind the scenes and talking to the owners regarding this situation. We are also working with the respective government agency to ensure they have the most updated information. Location: ****************************************************** I was staying at these apartments but I moved out January 2024 due to my lease being up. I was instructed to leave the keys in the apartment due to my personal health issues and now I am being charged rent for ************** I was not living here during that time and do not feel I should be charged for this.Business Response

The former Manager who was responsible for the property where Ms. ******* resided is no longer with the company. The resident called approximately two months ago and spoke to me and informed me that she had moved out in January 2024. I asked Ms. ******* if she had turned in her keys and she stated that she had left them in the apartment because her lease was up. I told her that she would have been responsible for telling Management of her intent to vacate and that she would be leaving the keys in the apartment. She did not tell me at that time that someone had instructed her to leave the keys. The resident had been sent to legal for rent and possession and failed to appear for a court hearing on 12/28/2023. If the resident left as she stated in January Management was not made aware that we had possession of the apartment for all that I can gather. I checked the file to see if an intent to vacate notice was provided and there was nothing in the file. Since the resident was in legal a verbal notice of her intent to vacate would have been sufficient and Management would have stopped charging rent on the apartment the day of notice.

11/27/2022 I reported to my leasing office that my kitchen was leaking I was told it was fixed it was never repaired fast foward to Feb 2024 my apartment was under income restriction and they refused to pay the rent due to the negligence of the rental property and informed me that my house was. Inhabitable to live in and that I should move for health reasons so I did just that especially after the apartment complex still didn't see a need to try and fix the roof so I had to save every dime I was making from Working to pay to move in a new place in which all of my bills went in met and I can't seem to get caught up and it's becoming a financial burden for me and my son my car is up for repossession and much more because of course bills keep rolling I just need some assistance to see the light at the end of this dark tunnelBusiness Response

I**;ve been living in this property for about 8 years. I have been having issues with maintenance and my air conditioning unit. It is an electrical unit and I am not getting help with this. Thank you for reaching out on this issue. Ensuring the comfort and quality of our residents' units is a priority to us. On Friday 5/24/24, we sent a maintenance tech to take a look at the **** issue you were experiencing. This tech made contact with you that day. The tech's findings led to a need to investigate further the building's entire system on the roof. We have that inspection scheduled to take place tomorrow, Wednesday 5/29/24.
We will continue to update this ticket as progress occurs, but it is our intention to address the **** issue to the best of our ability as soon as possible.

I have been in my apartment for two years. I have had issues with getting maintenance done. They are constantly raising the rent. My toilet has been broken for three weeks. I have put in maintenance request. No one is returning my calls. I have to manually flush the toilet. My floors are coming apart, and three are a 1000 legs bugs. I have also put in a work order for this. I had a maintenance man question me about someone being at my home. Like I said my toilet has been broken for three weeks. When I do call they ask where do I live as if I have not left message regarding my maintenance issues. I did the move in walk through myself no one was there to see the issues that I pointed out those issues have not been addressed the whole three years I have been there. I would like for them to come and fix the toilet and I am actually in the process of moving out.Business Response

We have been challenged in finding and keeping qualified maintenance staff. There have been instances where our response time has been delayed. Currently we are well staffed in this department. The work order for the toilet reflects as completed in our system. We were unable to find a work order request for the flooring issue. We will reach out to the management staff and apprise them of the situation. We will follow up to make sure all issues are addressed. It is always our intent to provide the best service possible. It's been a couple months ago that a tree fell. I called and called and no one replied to me. I was contacted by someone to cut it down. I sent someone a picture of the tree. He charged me $700 to cut it down. He said he would clean up the debris for $300 and do what he can to have the tree taken away. I sent him a picture of it. I called him back and he said it would be a $700 job. I told him that I don't have $700, I gave him $300 and later sent the rest to him. I went to the main office and they said they can only credit me $300. She said she can only credit me for $300 because I told her that at first. The tree knocked the fence down 3 months ago and they still haven't fixed it. The air jets went out on Friday, the porch is dry rotted and I don't even call the main office to repair things because they won't fix it. I just would like for them to repair things and to reimburse me for the tree being cut down.Business Response

The owners have hired us to handle daily operations as a managing agent. As such we are accountable to them for how we conduct business. We are more than willing to repair the issues mentioned in the complaint. We will assess the problem and execute a plan of action.
In regards to the money spent for the fallen tree, we have requested proof of payment. Again, we are not in a position where we can make decisions without any documentation. Once that documentation has been received we will be more than happy to provide a rent concession.

I have been a resident of Fox grove management since June 2019. My Ac has not been fully repaired since I moved in. Each year I have had to wait months for them to come out and patch up the issues and most times they have to come out more than once. It is a leak in the ** and the air does not properly flow through the townhome. I have attempted to get this fixed 18 times with official maintenance work orders and have been ignored. Also, my account that tracks my charges and balances has been incorrect since 2020. I have made several written and verbal requests to get this addressed, but it still hasn't been updated. I am currently noticing late fees on my account that are not accurate as well as the amount for rent. I have contacted the management team as well as Efficacy which is the property management group and I still have been refused assistance and help with this issue.Business Response

This Property management company is unfair and violate housing rights. I was wrongfully given a 10 day notice to move for incident outside that had nothing to do with the property. Because an employee of the company choose to play favorites over a family member in the situation. And she also sleeps with residents of the property which is a conflict of interest. Needs new management at the property not new owners. If they change the management the property will improve. The management is unprofessional they hire within friends.Business Response

It is important in today's environment to make sure all residents feel safe. There are many factors outside of our control, however, we do our best to monitor situations we can influence.
Our security footage was reviewed after receiving an incident report from one of our tenants. That footage was used to terminate a lease. Unfortunately, we cannot look the other way when we see vandalism. Any credible concern regarding management's behavior will be investigated.

I am rejecting this response because:
The situation happened outside the property and the other parties involved violated lease terms by bringing a banned individual into the building the tenant who filed the complaint!!! He provoked the entire situation. It’s an unfair situation completely one sided. I’m being targeted but ok God knows the truth so I’m not worried. Your property managers are lesbians also and have a sexual relationship ongoing it’s just a mess in that building and they’re ransacking tenants apartments who pass away before their family can come get their valuables. God don’t like ugly. What’s done in the dark always comes to the light thanks again.

My toilet is stopped up and I called the management company on 4/20/23. I was told they would take care of the issue, but I have not received any additional information on when a maintenance person would come out to fix it. I'm still without a working toilet.Business Response

Our office received the work order placed by the tenant. We were unable to attend to the matter as quickly as we'd like to because of state inspections that had been previously scheduled. We did respond to the work order request and it has since been completed.

My complaint is on my overall treatment from this company as well as my experience. They are trying to take me to court due to non rental payment and I didn't pay because there was a shooting in my apartment and it went thru my window. My landlord told me I could leave but I would have to pay 2 months of rent including the previous month and the month I am in. My car has been broken in to multiple times. The area is not a good area and I feel extremely unsafe and I should not be penalized for wanting to leave and not staying in my month to month lease. They never fix anything in the apartment. I needed a stove repaired and it wasn't repaired until I was there 2 years. The dishwasher leaked all over the floor. They have always waited to fix anything that was wrong in the apartment including the garbage disposal. The cabinets had water damage and were sunk in because of their lack of repair in a timely manner. I am well within my rights to want to leave this unsafe environment.Business Response

We will look into the work order requests and why they were not completed. We were surprised to read this complaint as management had not heard anything prior of this customer's dissatisfaction.
We are aware of the incidents on site and are actively working with local law enforcement as well as the ownership and neighborhood watch organizations to positively impact the safety in the area. We do understand the objections to staying in the area and are willing to let the tenant break the lease. However, the rent that we are requesting be paid is past due. Once that is taken care of there should be no dispute.
