I had a roof put in place on 6/5/19 and insulation 10/04/19, and since the roof was put in place I have had multiple issues, some of which have been fixed but the major issues come down to boards that fell from the rafters, hallway has an exhaust fan that is leaking when it rains and the roof is sloping. I have shown the people who have come out here multiple times but they have not done much of anything and said even less about them. I have been trying to work with this for almost 5 years off and on. My warranty covers 5 years when first installed, I would really like it if we get this fixed. I**;m worried if settled snow would make it break.Business Response

We have visited this person's house, and we have determined (mutually) that we were not hired to address the issue he has reported. We never even worked on this portion of his home. This person has since contacted the BBB to retract his complaint after reaching clarification on this issue. As Good Samaritans, we have gone ahead and assisted Mr ****** in correcting his pre-existing issue with very little to no cost to him. To be clear - this was not a warranty issue, nor an issue involving any work performed by us.Customer Answer

I initially reached out to Gallagher **** Construction in July of 2023 to have my roof, windows, fascia, and siding repaired. The work was entirely subcontracted an I never personally met anyone representing the company. I was left with live exposed wires outside of my garage and a slope in my roof that returned after their repairs. Most communication was handled via email and all contracts received via email only and did not contain any information about termination or clauses. Several times we requested follow up, and requested repairs to the fascia, because our expectation was that it would be replaced. It is now wrapped in vinyl, which was not remedied. I requested additional work to be completed to my front steps, railings and back steps to my house. I was told they would be scheduling that work in December of 2024, we asked for follow up, each time we were told it was coming and was not followed through with. This contract is still valid and work was to be completed several months ago without follow up. I posted a review online via ****** outlining my experience with the company. In return to the review, I was threatened with legality. I attempted to email a list and detailed explanation of all the concerns I had with the project, the owner of the company decided to respond only to the ****** review with hostility. I again attempted to move forward and requested that going forward all correspondence be via email, as he has now mentioned legal action based on my factual review, and requested 48 hours notice before any future visits to our home. The owner has now responding that they do not conduct business via email and is unwilling to resolve any outstanding issues.Business Response

First off, this complaint has been submitted by ***************************. All of our previous communication has been with ***********************. She states that she has personally never met anyone from our company. We have had company employees & management at her home on countless occasions, including our operations manager. Our operations manager met with **** (******** husband) 3x personally. This customer is either confused or is not forthright & is unreasonable. They refuse to answer the phone or return messages. The main issue stems from our original contract - which was based off of an insurance claim to replace their roof covering. This has been completed - exactly per scope. The next contract was for windows siding & fascia wrap - which has completed - exactly per scope. The following & last contract was for steps & we have been able to schedule that work due to a scheduling conflict with our installer. We have not received any money towards this contract. This customer has publicly made false statements about our company & our contractors. We attempted to have a conversation with this customer countless times - but the fact is that she doesn't have any idea what she is talking about - as all negotiations & contract details were discussed with her husband, ****. We have email correspondence confirming our position & why we are firm where we currently stand. We do not negotiate with people who are not forthright & try to cause us harm - especially when there isn't a resolution request proposed,
This person is insinuating that we do electrical work at their home - we do not have any contract for any electrical work. We also have an email from the homeowner stating that he did not hire us to do any electrical work. We are not an electrical company & this request cannot be fulfilled even if we wanted to. SEE attached email dated 5/4/24 - 1:25pm.
This person is insinuating that we should re-frame their porch roof. We were never contracted to re-frame any portion of their roof. SEE attached USAA Ins scope of work that details line for line our work on the roof contract. ALSO SEE the ****** earth image showing their defective porch framing prior to us touching their home.
This person is suggesting that we replace a garage header board (not fascia) as she calls it. SEE attached email dated 2-6-24 - 6:49 am. - this was never in our contract. Furthermore - electrical work would have to be done prior to any further carpentry can be done.
We have no intention of returning to this previous customers house unless a common ground is reached. They do not answer the phone. They have not even proposed an actual resolution request.
The proposed resolution from us would be to replace the garage header trim board - not the actual structural member - but only after they have had the electrical work addressed by a qualified electrical contractor. To be 100% clear - even this item was never in any of our contracts.
We also propose a mutual release from the stairs contract. We cannot possibly in good faith move forward with another contract with this customer after the relationship has soured to this degree. We have not received any money towards this work & there has not been any work commenced on this contract.Customer Answer

I am rejecting this response because:Despite most communications occuring with my husband, I signed the contracts and the checks, so I am a customer. The responses to my complaints have been unprofessional and have been full of personal attacks. Also, all the feedback and statements we've received since raising issues and concerns have been received with hostility, by the owner specifically, who has never been to our home. How is the business sure the work was done to scope?
I made it very clear to the business that I am often on phone calls throughout the day, so email was my preferred method for communication during working hours. This seems to be an issue that has caused a evident communication breakdown. I wrote a very detailed email attempting to work together for resolution and did not receive a response, only a strange reply to the mentioned ****** review.
My house has been left in need of additional repairs that were not present before we hired Gallagher Bros. There are electrical wires hanging above my garage that are attached to a working switch. Why should the customer pay for this damage?
I will acknowledge that there was a dip in the roof of the porch prior to repairs. However, I made the dip known to the contractors completing the install and requested it be fixed. The roof looked great and up to standard for several months after repairs, but is now sagging again. We were never told of any additional work or cost to be incurred to fix the roof to our expectations.
Additionally, upon the very concerning claim that our porch needs to be reframed to fix a visible dip in the roof, we hired a 3rd party home inspector. Upon inspection, more concerns have been raised which will need to be addressed.

Regarding the electrical wires - there is still not a resolution request. What needs to be fixed? The lights were removed - per the homeowner direction. They need to buy new lights and have them installed. There is no "fix". They need new lights. The wires are not damaged. They are simply not connected to any lights. AGAIN, we have email correspondence from *********************** stating "we did not hire you to do any electricity work, period". So why are we being asked to do electrical work? WE will not.
Regarding the dip in the roof - the roof may have seemed like it didn't have a dip in it after the roof covering wad replaced, due the shingles being brand new & stiff out of the package. This could have been easily explained via a phone call or meeting. The porch framing needs re-framed. The statement that we "said" w e wanted everything fixed is not a contract. We do business via contracts and all contracted work has been completed - per scope. The **** info is exact & precise - line for line for what needed to be done. We did that scope exactly. The sagging framing was not & is not part of any contract. If this homeowner would answer the phone or return calls - what they need to have done can be explained to them. Apparently they are "too busy" as they state in the above resolution rejection.
My frankness may be being taken as hostility. We currently have 175 active jobs and I am ***** with these responses - because they are simple & matter of fact. "I was told to "stand down" by this homeowner - if that is not hostile, I do not know what is.
As the owner - I have photos of all work completed - all work prior to completion - and all work during the performance of the contracts.
FOR THE RECORD - AGAIN - there is still not any resolution request in any of these writings from this customer - just complaints & false accusations. How are we to rectify the scenario without a resolution request?

I am rejecting this response because:
I understand that your company does not do electrical work, but I also do not accept liability for the damages caused to the electrical circuit at my home. There is not enough wire to hang new lights, and if there was, we would need to hire a 3rd party to complete extensive electrical work that would not have been needed if the ******************* were not cut by an unlicensed siding contractor who was at our house, un-announced on a busy week night, in the dark. We would have removed the lights had we known work was scheduled, but we were not contacted to schedule this work and had no idea a contractor would be at our home when I arrived. When asked about the lights, my response was "I don't know anything about those lights" and that is not permission to cut *******************. My house has been left in an unsafe state, by a mistake made by Gallagher **** and I am being asked to fix that issue before they will correct any mistakes on their part. We didn't want that circuit damaged, those lights were working, we didn't want electrical work done. Also, no attempt was made to contact me by this business owner other than a response to a ****** review, where I was accused of being dishonest and was threatened with legal action due to my review. In detail and in cordial language, I outlined all issues via email encountered during this work. The company should be fully aware of the issue encounter here, and even admit and provided many excuses.
The company is aware that we requested the beam above the garage to be fixed, is aware of damages to our the electrical wiring above our garage, and they are aware we had an open contract for our steps to be replaced that was not fulfilled. Also, to be clear, the manager of the company has been to our home 2 times, once to do the initial bid, once to drop off samples of shingles (that were left at our home, never picked up), and that is ALL. There are old shingles still sitting around my house.
Why is it the customers job complete all quality control, clean up all the mess left behind, hire a 3rd party to fix issues caused by the contractors, pay for a 3rd party inspection to find that were charged for work that was not completed (drip guards were not installed on our roof, for example, among other issues found), and have to spend time writing formal complains to resolve issues? All of the issues I'm reporting have been met with a response from someone who has never been to our home, seen the damages, and is claiming that I'm being dishonest.
To be clear, for resolution I would like for a licensed electrician to repair the damaged electrical wires and I do not understand why the customer would pay for damage caused by ********************** Bro. I understand my roof may have just "appeared to be correct", but apparently had I called and discussed this, Gallagher **** would not have fixed it anyway. When the roofing contractors were at my home to make repairs, I made that area and the dip known to the roofers and ensured it would be corrected. I was home all day during the roof install, window install, siding repairs. I have been available, I have not been contacted in several months from this company despite still having an open contract with Gallagher Bros. Also, I would like to discuss the various issues found in the 3rd party inspection without threats and hostility. Even in the response to my BBB complain I was accused of not knowing what I was talking about, not being forth coming, and being dishonest. That is not the case, I just want my house fixed and the repairs that I have paid for to be corrected. I don't want to pay someone else to fix these misses. I paid Gallaghers **** a lot of money and overall, I am completely disappointed by this experience. Is there another representative from the company available for this discussion? Its is very obvious the owner is unwilling to see the customer perspective here.
