    I paid Norm of Sage Home Inspections LLC to conduct a home inspection prior to buying a home and the inspector defrauded me out of a professional Good Faith inspection. This resulted in my buying a home that had serious electrical, plumbing, and foundation problems.

    We did this inspection well over a year ago in December of 2023 and identified these areas of concern and many others in the report. There is no indication that the customer ever logged in to read the report. He was notified that the report was ready and had access.
    His agent had access to the report and accessed it. Buyer had previously signed in to view a report for a different property we inspected for him in July of 2023, so I know we had correct contact information for him.
    We can only provide information. We cannot make people read it.

    I inspected a house in December off 2023.
    I found and reported numerous problems with it.
    Complaintant was not at the inspection with me (not uncommon).
    But he also never actually read his report.

    He was a previous customer so I know I had correct email information for him. My logs show he looked at the previous report, so I know I had accurate contact information but the logs show he never bothered to read this report. A report that highlighted deficiencies in the areas he is now complaining about. You can see for yourself, here's the report: **********************
    His agent saw the report.
    He contacted me in March of 2024 and was unbearably obnoxious, and unreasonable but I offered half the inspection fee as a courtesy to just make him go away. I sent the attached waiver/letter for him to sign. He never responded. That was the last I heard from him.
    He wants $600 (which shows he never read the invoice either, as the inspection was $400. I waived the termite inspection fee, and he paid $150 for a sewer camera).

    I am no longer willing to refund him anything. This guy has wasted any goodwill I had for him along with my time.

    I was unable to explain that I write reports that tell you about bad things, but it's up to you to read the report and make good decisions based on that information. You don't get to be mad or get a refund for buying a house with problems I identified for you, but you couldn't be bothered to read.

    I have reviewed the business' response and am rejecting it because the business owner is leaving out important details like his terrible performance and I still have the original report and email from him. I read the original report that he provided to me and it didnt contain essential information because the inspection wasnt done properly. Buyer beware!

    I paid this company for a Home Inspection and the inspector failed to address the rear addition structural damage. You can see it from the inside of the house.

    There's a lot to unpack here but the client is simply wrong.
    The "structural" damage he is speaking of is a cosmetic crack in a drywall seam. It was in plain view and along with the staining at the ceiling (which was also in plain view and can be seen in the photos on Zillow and other listing sites). This was an un-noteworthy cosmetic, plain view, thing that one would expect and does see every day in old houses.
    Client has sent repeated libelous emails to every party in this transaction threatening lawsuits and simply cannot be reasoned with.

    He was charged $400 for an inspection, not $500. See attached invoice.

    He was not at the inspection and (until I got it from this complaint) had no phone number for him to try and discuss this rationally. I see he has not provided you with his email so I am unsure you will be able to contact him to resolve this.

    I would consider a one-time offer to credit back half of the $400 paid, without any acknowledgement of any failures our services, as a show of customer goodwill. But prior to releasing any amount, he would need to remove this complaint as-if it never happened, sign a the attached release, and agree to not post or make comments of any kind on any form of social or business media. It would be worth something to no longer be included on his email threads to the other parties.

    I'm attaching a copy of the original invoice and the form he would need to sign and return. I can send a check or process a credit against the original card upon receipt of the signed, notarized, letter. If he does not wish to release the letter, he can send the letter for holding to any reputable title company or the BBB who could release the letter to me when show a statement with the credit to his account or I could physically swap it out for a check at the ****** of ************* or the BBB.

    I have revised the release letter. The previous one is withdrawn and void.
    Change was just to limit the time to respond so this does not drag on endlessly.
