      We rented a property through Hunter Properties. We suspected mold throughout the house because you could see visible mold and mildew on various walls and surfaces in 2 or more rooms. We could also tell that they had tried to paint over the mold to cover it up prior to us leasing the property. We called maintenance more than twice. Each time they came out and sprayed bleach on the walls to wipe off the visible mold, but did not hire anyone to check to see if we had a mold problem. After the third time of them spraying bleach on our walls (bleach is predominately water and could make the mold and mildew worse), I had to pay out of pocket to have a mold company to come and take a look. They confirmed we had mold throughout the entire home. I passed on the report to Hunter Properties, and they did not reimburse me for the money I had to put towards hiring a mold company. They then gave us a note to vacate. We vacated the property. A move-out walkthrough was not done with Hunter properties. They are trying to charge us with more than $500 in fee's for maintenance work on a house they will need to completely renovate. My $500 deposit that I paid to move in should cover any needed work, but they are charging us for more than our deposit is covering for work that they didn't complete prior to us renting the property. Hunter Properties is also trying to make us pay a late fee for these charges because we did not get their notice until after July 28th 2022. The letter they sent with the charges was postmarked on July 28th (the day the they began to charge a late fee) and they had sent it to the wrong address.

      I would first like to say, we are very surprised and disappointed by this complaint as we have worked with ***** through this entire process.  She has even told us how grateful she is for all the work we have done with her.  Very Unfortunate that if she still had issues, she didn't just come to us.  

      As she stated, Maintenance went out to the property and sprayed bleach on possible spots....which is protocol in most cases due to humidity in the house can cause the growth of mildew. ***** is a renter and she took it upon herself to call dog gone mold ...misrepresent herself lying to the company stating she was a real estate agent trying to sell the property and needed a company to come out and assess the problem. She lied to the company and tried to stick us with the bill for services she was not authorized to schedule. After receiving the report we called out a vendor of Hunters to look into the problem. They did find issues under the home and in turn we gave the residents a 60 day notice to vacate to keep them safe and to remediate the whole property fully. After move out , ***** had sent a message to us bad mouthing ****** and myself saying she has been trying to contact me without any luck. I immediately called her the next morning telling her I never received a voicemail and ** was not a reliable way of contacting me. I discussed her problems and if she does not agree with charges I would definitely work with her to come to a resolution . She went on and on about how awesome I was and how much I have helped her . She also thanked me a million times, giving me praise for working hard to relocate them out of the home and addressing the issue timely . The move out was addressed over the phone with her and  She agreed with all charges other than the painting and blinds . I told her I would look into revising the charges after discussing this with accounting. I used the address she provided for the move out paperwork. The deposition was sent out prior to the 30 day cut off . She stated " we did not get their notice until after July 28th 2022. The letter they sent with the charges was postmarked on July 28th (the day they began to charge a late fee) and they had sent it to the wrong address. 
      She stated postmarked so she obvisually received the letter in time to address charges. I also explained the 40% collection fee to her over the phone. That it is listed on the move out ...with full disclosure that AFTER 30 DAYS it will be added to the total but if paid removed and she stated she understood this ..... but then brings it up in her statement . It obvisually has not been 30 days after receiving the letter. We have done nothing but try to help this girl and she continues to lash out.

      ****** Property took over our previous residence mid march 2022, from day one we have been talked down to and disrespected by the staff. Wanted to do an inspection while we were not home and said to have all animals put away my husband called ****** Property they said if the dog was not put up they would have the dog removed and we would have to pay to get our dog back, long story short they gave us 30 days to vacate and we were out in 7 days. Then in June we get an itemized bill of what we owe, we left that house in great condition (pics to prove it), they are charging us over $3000 for repairs/cleaning which is ridiculous. They said to set up a payment plan or my check will be garnished. We went in to set up a payment plan of $100/month right now and while talking to them I was informed that I was being rude ( was not the case) and we were told to leave before being able to set up a payment plan. I have emailed a staff member saying we could probably do $300/month, the lady we have been dealing with will not and has not tried to help/assist or listen to us at all. She emailed us back saying we need to pay $800/month due by the 15th and if that doesn't work she will garnish my check. The lack of professionalism and disrespect by the staff is just absurd. There are MANY others who are in the same situation and being lied to and bribed by this company. We are trying to work to set something up and they are impeding our right to do so. I don't believe we owe near that amount but need help in coming to a resolution so this is taken care of and so we no longer have to deal with those people.I will send photos of how we left the property and what they say we owe and what i believe we owe. And posting people's business is extremely unprofessional

      Yes, the tenant lived in a home that we took over management at **** **** ***  Unfortunately, when we did the move out inspection we identified that there had been smoking inside the house which is against the lease.  That being said, we had to charge them for the smoke remediation, changing out the smoked up blinds, paint touch up front the smoke stains, etc.  Smoking causes a lot of damage unfortunately.  As you can see attached, we tried to communicate with them about setting up a payment plan.  The total amount that it cost to get the home back to the condition they received it was $3000 (see attached disposition).  They wanted to set up a $100/month plan but that would take almost 3 years to pay back and would be unfair to the owner who had pay for the remediation.  So we declined and offered an amount we felt reasonable.  Please consider, the whole time were communicating with them, they have been very hostile, screaming, cussing us out, etc.  Also consider, the reason they moved out was because we asked them to because of their hostility and rudeness.  I wouldn't be Polite to repeat the stuff they have said to us.  Regardless, by law, we wanted them out.  But even after all of this, we have still tried to work with them (see attached emails).  But it gets better, they decided to bring their hostility to our office, where we had to call the POLICE to have them removed.  Fortunately, they left before the cops came.  As they contemplated leaving or not, we were able to grab a picture of them smoking outside (they tried saying they don't smoke).  ******* has also decide to go onto Facebook and make false claims about ****** and prior lawsuits.  These claims will be used in court as an example of defamation if we do have to go to court.  As of now, they have 3 options to choose from to pay our owner back (attached in email string)(We are still open to working with them even after all this). If not, we will be sending them to collections, and hiring an attorney to get the money owed to our owner.

      I am rejecting this response because:

      There has not been one time where we have yelled and cussed at them, that would get nothing accomplished. Yes we went into the office so we could set up a payment plan and she didn't like my "tone" and wanted us too leave, even then I was not yelling or cussing at anyone and I'm sure the cameras can prove that, even after we left I had called the police to have them call me since we had left and the officer I spoke with was very nice and helpful. There have been many accusations of me smoking and like I have told ****** Property many times, I do not smoke, my husband however does smoke but never in properties we have had because smoke like that can really mess things up. I have reviewed pictures and I saw no smoke damage on the walls or blinds, I have asked for proof and the pictures I saw did not show smoke damage, I also asked for a better explanation of what was in some of the pictures so I knew exactly what I was looking at and wanted to know what they saw as well, I was told that they would not "entertain an explanation". A business has reviews on the internet for good and bad reviews. If someone gives a bad review I believe a business should take that and learn from it so the business can grow and so you can please the customers. If you leave a bad review on ****** Properties page they go and make a rude comment back to every person and then threaten them with defamation. Just because someone leaves a bad review is not defamation especially when most the people leaving the bad reviews are in the same situation as you are and every review I give any business it true and reflects exactly how I was treated, that's what reviews are. Defamation is ruining the reputation of someone but I am not doing that, if that's the case then every person who has given a bad review should be sued then, because I am not the only one or the first one to give a bad review. Yes they did give us 3 options, one was for a payment plan (around the amount we were asking) and luckily we were able to get to a notary and things worked out. I receive an email after midnight saying to have a paper signed and notarized and dropped off by 4 the next day. Well you have to make an appointment with most notaries, I found one though. It is extremely unprofessional to send out emails after business hours (especially after midnight) with demands of what they want you to have done by the next day at a certain time.

      Don’t ever rent from this company because if you do you will get screwed out of your deposit money and that you will also get screwed if anything ever goes wrong in your household. They try to make you pay for everything when a landlord is supposed to be the one that pays for any issues that go on in the house especially if it’s internal and you have nothing to do with it. This company right here are scammers and out to get you for all they can rob you for. They also try to raise my rent which they actually did once because I had to agree or move out during a pandemic. Could you imagine not even knowing if you’re going to have a job and your rent gets raised on you or you have to move. I would never recommend them to anybody do not rent from this company you will get scammed!!

      ***** put the exact same review on Yelp as well.  I really can't respond to this as it's all generalities.  We just processed his move out yesterday and he received $450 of his deposit back from the $800.  Unfortunately, the house wasn't cleaned, and we needed to have some touch up paint done to get the house back to rent ready. As for maintenance, he kept clogging the toilet so he was responsible for paying the contractor.  We gave the house to him without a clogged toilet, and then he clogged it.  That would be his responsibility.  We actually asked ***** to leave the house due to the fact that we didn't want to rent to him any more because of the excessive calls and harassment.  As far as raising the rent during the pandemic, we had to because as you can see all around us, expenses are going up.  During the pandemic, taxes went up, insurance went up, gas went up, supplies went up, labor went up, etc..  We never make tenants rent from us, it is their choice.  In this case it was our choice to ask ***** to leave.  We wish him the best of luck.

      Hunter Properties acquired the house I had rented for 11 years. First off I was never advised by them that they acquired the property, we had to ask the pervious landlord who to contact to pay the rent. Once we got that figured out the company lied to us and told me to not have my husband sign the lease, they never did a walk through following the purchase and the lease was not even for a single dueling home but for an apartment. In December we decided we better move so we did notify them we would be out by the end of that month. They did not like that so they came on or about Dec. 14th and placed a 10 day vacate on the porch. We did vacate on Dec. 23 and left the property just the way they purchased it. After the first collections email I did advise them I did not owe them money and that I was disputing the charges, and I did contact an attorney who told me I was not responsible for their remodel or the charges they are saying I owe. So I sent them a cease and desist order yet the company continues to harass me which from what I have found is a violation of federal law. I do have the continuous strain of emails but have no way to attach them.

      Ms. *************** has disputed this bill with us and our collection agency and was found to be responsible for all damages. We didn’t charge for things considered “normal wear and tear.” We had charged Ms. *************** for urine-soaked carpet, but we did remove it to try to work with her on the budget. She has sent us a letter stating she isn’t responsible for the charges; however, she is. We didn’t send her a vacate notice based on “not liking something”. However, after not receiving her rental payment on the home for the month of December, we sent her a 10 day notice which states pay your rent that is due to remember or vacate the home if you are unable to pay. She did not pay; she also did not turn in keys to our office releasing the home to us. She did however inform us that she left the keys in the vacant home unsecured. 
                      We are attaching the file for Ms. *************** to this along with all of her move out inspection photos. She is gravely mistaking the “normal wear and tear” for her filth, neglect, and personal damage that she caused to the unit. I would add more photos but it won't let me.  I have tons more.
                      When we did take over the property, we did inform her, all this information is also listed in the response that was already provided to another agency to determine valid debt or not. We offered to let her sign another lease with us, at this point she then informed us of a spouse in the residence that needed to be added to the lease. I told her we didn’t have anyone else in the unit on the previous lease or in the file. She then called us a liar and I provided her the lease with the former company that she signed the lease with, also listing just her as a tenant/lease holder. I told her that if she would like to add the additional person to the lease, they would need to apply through our website so that we may run a criminal and credit background check. She then signed our lease without the new occupant, which I did tell her they would need to apply anyway because he would be considered an unauthorized tenant-which never happened. She did ask for a smaller lease term so she could relocate to a different residence. I gave her a three-month lease, to get her through the winter months and to allow her time to save money and find a new home. Instead of increasing her rent to the $610 that was on the document she had signed, I personally kept her rent at $450 for those months trying to help her out as well. So, you would see why we didn’t receive rent in December, we were shocked. We moved forward with collection of rent procedures as we would for anything another tenant. 
                      In Ms. *********- ***** original lease and our lease that she signs, if she skips out on the rent/home then the deposit is forfeited. So, from there, all move out damages are up to the tenant to pay for from there. We would typically charge cleaning, painting, etc. to someone. We only charged her for things she damaged in her tenancy: two interior doors, one exterior door, four light bulbs, six blinds, drywall repair due to holes, four Doorknobs that were missing, two flea treatments that were required, and December/January rent. We have been more than fair. We also have given her several opportunities to sign up for a payment schedule. I have attached all her communications to this email as well with her vulgarity and hostility toward our staff. She feels if she tells me, it is not her debt then we will have to just wash it away, and unfortunately it doesn’t operate that way. I have explained this to her. She also claims that she has an attorney, I told her to have her attorney send me written communication and I will forward it to our attorney for responses. This has also never come to our office. Our attorney is receiving her file this week to get a judgement for the damages in the court system and then yes, we will be filing for garnishments as we do have the right to do for an uncollected debt. 
                      I am still willing to offer Ms. *************** a payment schedule that I can span into a 12-month period, but this is the last time I am willing to make this attempt to extend this to her. I have told her that If I do have to file, she will be responsible for any court fees and attorney costs that she receives for this case being submitted. She will have until the end of this dispute to set that up with us and then it will be off the table as an offer. Her balance is $3,088.

      In reading the response to Hunter Properties, I have to say that my character is now being defamed by Ms. *****. So now she not only violated my consumer rights by not abiding by a cease-and-desist letter she is attacking my creditability. As you will clearly see this company has no regards for the tenants they have or people's rights.  Most if not all of her statements are false and I do have documentation which has been attached. I have also attached a screen shot from the previous owner which will show how Ms. ***** has falsified and twisted the actual facts. The fact that they would go to this length to defame my character is just appalling and shows how crooked this company actually is.  
      Attached are the emails sent to the company asking if we could get an additional month and you will see that there was no response from Hunter Properties until I did not pay the rent for December because we notified them of us moving via email and telephone. I have emails where it shows I asked for additional time to stay and they refused to respond, I also do have a copy of the original lease which is not the lease attached to this complaint. As for the pictures she has displayed, those are normal wear and tear as the walls needed to be painted and the flooring was all there when we moved out and advised them per the email attached, we were leaving and when we left. We would have cleaned much better but we did receive a pay or vacate a week after we advised we were moving, again in retaliation to us.  
      Ms. ***** did not just graciously give me a break. When the property was sold by my previous landlord, my then landlord had a verbal agreement with the actual owner to keep us at the same rate of rent for the next 3 months. Again, I have attached the screenshots showing this. Ms. ***** never communicated anything about rent or being able to stay at her so called $610 rent. We were told by phone on or around 10/28/21 by **** *******, the current owner wanted to remodel and we had to move and I did ask about staying at a higher rent or getting an additional month but was ignored by Hunter properties. **** said she would ask but as you can clearly see she never answered us until we actually told them we decided to leave which was on or about 12/7/21. In the response to us moving they never offered any such amenities as Ms. ***** makes it out to be and what we actually got was a ten day pay or vacate on 12/14/21 which put us out by the day before Christmas 12/24/21, So, as you can see the deception from Hunter Properties and their outlandish acquisitions find me in a problematic situation.   

      As for the claim that they did not know my husband lived on said property, that is false in its self as you can clearly see by the screenshots that even the previous landlord knew of him and therefore, they had no rights to say I couldn’t have my husband there as he had been there for several years and everyone knew he was there. As for his background, first off, they never asked about his record and it never was addressed about him having a record. We never hid the fact he had one and they did not ask us because they told us not to put him on the lease as **** emphasized its better if just you sign the lease and not your husband and she said that several times, like it was wrong but she was ok with it.  It was their choice to tell me not to put him on their fake lease they forced me to sign and had I truly known I didn’t have to sign a lease I never would have done it but again I was lied to and deceived by Hunter Property LLC, **** *******, and ******* *****.

      We will stand by the lease and email communication that we previously provided.  We have documented and have done everything the right way.  I would like to upload the other 30 pictures I have that shows the damage, but this system won't let us..  Why would the tenant think they are not responsible to pay?  Why should the owner pay for all the damage the tenant did?  

       

      I did not see any documentation provided in the complainants response.  If the tenant can provide move-in pictures showing that the condition of the home was left in the same way they received it, we will wave all fees.  As of right now, we are going to pursue with collections and the legal process of holding the tenant accountable.

      These pictures are not time stamped so I can not use them.  Please provide your move in inspection with pictures.  For example, we give each one of our tenants a form to fill out when they move in so they can document damage that they don't want to be accountable for.  If the property was damaged when you moved in, I would suggest reaching out to the previous owner, I believe **** ******.  If the previous owner can provide you that information or a letter stating that the damage in the pictures we provided was there when you moved in, we will waive all of our charges.

      Those are accurate pictures and as for a moving in forms. I never rented from Hunter Properties 11 years ago so I wouldn't have their move in as it was a verbal contract between us and the person who owned the property 11 yrs ago. I have provided all my evidence. Do they have a so called move in list for me or pictures when I moved in back in 2011? No they do not because my original lease was not with them and I was month to month starting in 2012. Mr **** ******** acquired the said property on 10.22.21 where as he is using a property management Co. I 9we them nothing ty

      I applied for a property rental with this company. The same day I was charged $30.00 application fee I received an email from this company stating the following: Hi ***,Thank you for your interest in *** * ******* **. This property has been rented or has otherwise been taken off the market. Please take a look at our other available rental(s).

      Yes, he applied along with 40 other people.  We process the applications in the order we receive them.  We also refunded him his $30 for the application.  Don't know what else we can do.  I understand he is upset he didn't get the home, but making a BBB complaint?  39 other people were let down as well.  Really don't understand what the complaint is about.
