    ****: Anytime there was a down pour our bedroom flooded. We were the bottom unit. It took them basically til the end of our lease to resolve the cause - putting in a French drain. We believed there was mold behind the walls but they refused to ever test for it. When our bedroom flooded the baseboards bowed out. It all needed torn out/replaced from moisture - but I was told there was no mold yet I was sick the whole year (have the ER bills to prove it). We also got a hole in the wall and dirt would grow out of the wall. We let them know several times, they had the same pest company come out that did nothing. They even had a painter come out and PATCH the hole. It came back we told them. The apartment refused to truly take care of whats GROWING in the walls. We then decided to move into ****. To our surprise moving to a new unit meant we had to take on the new apartment rate - this was ignorant considering we had to move out of the last apartment because it was (for me) not livable. OH I almost forgot about the brown recluse problem. They were so bad that also made me want to move units. We would see them crawling all over the walls all the time. They have an infestation. Overall we moved into 391 G - when we moved out 2 years later we were shocked to owe them $187.80? They are charging us for the entire stove replacement - the stove works in the condition we moved in which was - horrible. The burners would be on low and it would get bright red hot. I legit stopped cooking food because everything I made burned. We made a maintenance call - never got fixed and now they want us to pay $678 for a new stove which I doubt they’ll actually buy. They also charged us $25 for vacuuming which I did extensively, $25 for the tub being dirty which was scrubbed spotless with comet? The charges the racked up, some where expected, others were just flat out false and should never have been charged.

    B **** and K ******** moved into **** on 8/5/2020.  The following spring we had to contact Quality Waterproofing due to water intrusion into their bedroom wall from water.  Quality Waterproofing installed a sump pump outside in a gravel pit.  In addition, we tied together 2 building down spouts to their left and one building to their right to further eliminate any overflow from heavy or unusual rains to the main drain underground. They continued to live in the unit until late summer when they requested a transfer to a 2nd floor unit at the end of their lease agreement.  As the repairs were completed in 2020, I do not have immediate access to the bills supporting this repair but can get them upon request from corporate storage.  I can also provide documentation from the vendors to support the repairs that were made. 

    More recently, they move out for a home purchase at the end of their 3rd year with us here at Autumn Oaks.  The residents were offered a walk through upon turning in their keys but declined.  Attached  is the letter documenting the charges, the move in and move out inspection form completed by me on 10/2/23 and  copies of the bills for the oven replacement and flooring replacement in the unit.  I also began to include the 16 pictures taken to support the move out damages and cleaning charges but was only able to add one, the tub.  If I can send the other 15 along to you for your review, I will be happy to do so.  If there is anything else I can answer or supply to you, please do not hesitate to ask..
