    In August of 2023 after being notified that we were selling the property, DMI failed to collect rent. No notification was made to us of any attempts to collect until we confronted them on the subject. Additionally, DMI continued to collect their fee even after failing to collecting rent from the tenant. DMI also authorized repairs without our our consent.

    Desoto Management & Investments have been managing the home owned by ************ since August 28, 2015. We have had the same tenant in place for the entire duration of this contract. We were informed that the tenants needed to move because the owner's were selling the property on March 6, 2023. We informed the tenants and continued to collect the rent until their lease expired in August 2023. The tenants did not pay their August rent, but upon move out the security deposit was retained for unpaid charges ( rent August 2023). The security deposit was transferred to the owners operating account and was treated as income. The management agreement states that our fee of 9% would be assessed for all income to the property.

    Our company also authorized an air condition repair during the summer of 2023.

    per the contract, we can authorize maintenance when the amount of repair is under $250.00

    REPAIRS (H) AGENT is authorized to make or cause to be made and supervise repairs; maintenance and alterations,
    and to do decorating on said premises; to purchase supplies and pay all bills. AGENT agrees to secure
    prior approval of OWNER of all expenditures in excess of $250.00 for any one item, except, monthly or
    recurring operating charges and/or emergency repairs in excess of the maximum, if in the opinion of
    the AGENT such repairs are necessary to protect the property from damage or to maintain services to the
    tenants as called for in their leases. For all rehab/ renovation work performed on subject property, AGENT shall charge a supervisory fee of not more than 10% of total maintenance cost.

    I believe our company did abide by all rules and restraints pertaining to this case and no refund is necessary.
