    This company has sent me to collections regarding a lease which was never executed. It required a co-signor which I did not want to do and placed repeated emails with the business telling them that I am absolutely not taking on the lease, which is notice under mississippi law. The company never once responded and kept sending me bills. When prompting the debt collectors they sent me to, they sent them a non legitamate lease which had no terms whatsoever acting like it was a real lease which is completely invalid under mississippi law. I am giving the business three (3) days from the date I hit send on this complaint to remove this from my credit and dismiss their claim before I bring a lawsuit in conjunction with the firm I am employed with, ******** ****** ****, which specializes in real estate law, and I will sue them for damages related to a student loan I need to complete my last semester of law school, amongst other things, for sending me to collections on the premise of a fraudulent lease.

    The Scion Group is part owner of and managing agent for SZ Oxford Apartments LLC, dba Lark Oxford, formerly known as Hub Oxford. The Complainant in this matter executed and then subsequently defaulted on a Housing Agreement (copy attached) dated June 26, 2022, for the 2022-23 academic year. Subsequent to his default we sent Mr. ******** a letter dated October 7, 2022 (copy attached) in which we agreed to settle his obligation under the Housing Agreement in exchange for his payment of three of the required twelve rental installments. Mr. ******** did not accept that offer.

    When, despite our notices, Mr. ******** failed to fulfill the terms of his Housing Agreement and elected not to live with us for the 2022-23 term, we used good faith efforts to mitigate our resultant losses, but those efforts were not successful. As a result, all scheduled charges under the Housing Agreement came due by the end of its term, and we sent his account to collections in the ordinary course. Nevertheless, by email communication to Mr. ******** dated September 6, 2024, we offered to honor our original settlement proposal from nearly two years ago - satisfaction of all obligations under the Housing Agreement in exchange for his payment of three rental installments.  That offer is still available for Mr. ******** to accept, if he wishes.

    Failing that, we reserve all rights and respectfully request that this complaint be dismissed as without merit.
