              I began renting half of a duplex 5/1/23. I had a difficult time getting keys that day as the property manager nor office manager where at the office and there was no one there to help me.For the first 3 days I had no power, however this was taken care of in a timely manner. I then emailed my walkthrough form indicating issues needing to be addressed on 5/4/23. Since then only the leak in the roof and the lack of fence which was promised have been addressed. It is now 7/11/23. The property manager ***************** and office manager *************************** are generally out of touch and show no urgency in addressing issues or even at times responding to issues.There is still currently a large hole in my kitchen ceiling which they were made aware of on 5/4/23. It leaks water when it storms hard. There is an issue with plumbing. There is rust and cracks in the walls and paint. There is a leaking pipe in the wall. The bathroom sink leaks. The gutters, which according to the lease is my responsibility have been overflowing since before I moved in. The yard and landscaping which is also my responsibility according to the lease have not been maintained. There is a leak in a pipe which smells like sewage. The smell was so bad today I was afraid for my pets. I was charged for renters insurance when I provided my own & emailed it to them with my renters insurance. They then tried to charge me a $75 late fee when I didn't pay their renters insurance. This house has not been maintained. It is unsafe and uninhabitable. The property manager and office manager fail to respond to maintenance requests. They delete maintenance requests without responding to them!The landlord/rental company have not provided habitable housing. I cannot in good conscience provide a qualified replacement tenant. I do not wish this place on anyone. I would like to come to an agreement with the landlord to terminate the lease without penalty due to the failure to respond since 5/1/23.

              I have rented two VERY expensive units from this company. I have spent $138,000 in rent with this company over the last year and a half. They take their time responding to requests. They have no sense of urgency when emergencies happen and they are very argumentative. I have had issues with two of their property managers for not taking initiative. I cannot overstate how terrible the service is and I will never recommend anyone ever use their service. What is the point in having a property manager if they dont help when needed?

              Due to the nature of high end rentals, sometimes parts are hard to source. In one case, there was a broken door lock (while another door within a few feet) and a fireplace remote that was on backorder for months. We would have all loved to have this corrected sooner but we are at the mercy of the supply chain. We are aware of the plumbing issue just reported and have emergency crews there correcting the issue.
