  Although this company leads you into a buying frenzy, look before you leap. They sell you a bill of goods. They lie/misrepresent the community ******************** Get the community HOA/POA covenants before you sign anything. Buyer beware.

Looking through our records I do not see where you have purchased real estate or visited a site and speaking with a Woodland Group ******** find that your statements are unfounded because there is no record of you touring at one of our sales. The last communication was in 2020 and you opted out of receiving emails with us in 2022. Without more details of where and what you purchased; it is hard to discuss the above complaint. In our real estate transactions, we verify our contract via covenants and attorneys. In the take home packet, our clients receive there are recorded covenants, recorded plat, design guidelines and bylaws. The Woodland Group takes pride in all their transactions and clients.   This company works off the illusion of urgency, the one day sales are to create a need to act fast. They have been sending me notices for years. I once attended some years ago, but when they realized I wanted more information and was not going to sign right there on the spot. There attitudes changed. I would like to possibly purchase one of there lots with a cabin package, (that's another point of contention). It comes across as a scam because of the way the present the need to act now. I always have an attorney review all my real-estate transactions.

  **************, thanks for your comments. I did call to speak to you. I left a voice mail. I am not sure what additional information you may have been looking for when you attended a sale in the past. We are very detailed in the information we provide. We provide the recorded plat, recorded covenants, bylaws, design guidelines. Our company does our homework up front to make sure we have buildable lots and information is provided to the client. I would still love an opportunity to have a conversation with you.

  Ive purchased several properties from this company, theyve always been a pleasure to work with and offered some of the most unique and gorgeous properties you could possible find in the southeast. Deeply knowledgeable staff with a wealth of experience. **** has always been my agent and couldnt be easier to work with. I highly recommend at least coming to one of their events to see what its all about, if youre in the market

  Although they have some really nice properties and really friendly staff, beware of their bait tactics with advertisements of low property prices when in reality 99% of their inventory won't represent the starting price advertised in emails and ads. If you rsvp one of their private showings and drive or fly really far, be prepared for values that don't represent these low advertised prices, and they will not divulge any info ahead of time. Also beware of their fear of missing out (fomo) sales scam tactics with walky talkies where everyone is taking properties off the market in a frenzied manner. Don't make a rash decision, get all the info on the lot you are purchasing before signing a contract. Our lot we signed a contract on doesn't even have plats recorded with the City yet and we are waiting in limbo to close even though they have our ******* money. Not to mention the electricity that is supposed to be on the property has barely finished the engineering stages, no telling when this will get installed. I will update this review as things progress. Be warned!

  Thank you for your feedback. I appreciate the review. Just to specify we are a firm working for the seller and not the developer. I am a little confused about your comments especially with the bait and switch tactics. A disclaimer is added to all advertisements stating that there is one advertised lot per sale. Properties were advertised with prices starting at $25k, $50k and $90k and we had 40+ lots priced under $100k to choose from. In addition to pricing - developers price the lots by the characteristics of the site. Pricing is based on how the land lays, type of view, location of the lot, if you have a water feature, etc. Pricing also staircases up just like any industry very similar to a car industry, clothing, etc. There is a survey that is sent out asking what price range clients are comfortable with. It starts with the lowest price to the highest amount expected. To your point about walkie talkies the sale is a first come first sold event. We try to make it as fair as possible to anyone attending. We cant predict what how quickly or what inventory will be sold. We do, however, create a great product at affordable pricing. You yourself purchased two lots. Due to covid, stock market, inflation, etc. real estate is one of the best options for people seeking a new location to live, work or invest. Second you attended a sale with us a month earlier you already had knowledge how we conduct business. After the sale you asked for additional information on certain items and we provided the information you requested. Last regarding your comment about the utilities, due to real estate demands, utility companies staffing and supply chain issues we have been at the mercy of the power company on their ability to timely install and complete the power to every property. The power is guaranteed in the contract, and we work with the seller to expedite it as fast as they can get the power company to install. Thank you for your time.

  My reply to ******* F who drove from ******** to ********* ** - be glad you didnt buy in Sunset Pointe. Last time I was out there (2wks ago) the community looks like the developer ran out of money and has up and left. We have an HOA now and trying to get a straight answer from them is a joke. They indicated they were still waiting on funds from the developer to do anything. I am local and go out there frequently and it looks terrible. Big disappointment.

  Thank you for your feedback. I would like to take the time to state the developers of Sunset Pointe take great pride in the community they created on ******* Lake. You did purchase at a grand opening with preconstruction. Due to the pandemic supply shortages and staffing created some things to be on a delay. Since the community opened in August 2021 there have been multiple resells and fantastic Airbnb reviews about Sunset Pointe. You have emailed into the office about complaints about the landscaping we even provided photos how the community and grass was being maintained, common areas were kept up and the project manager visits the community at least once a month to make sure progress is moving along. As of last month, an HOA management group has been established and there is a process with that transition. Thank you for you time.
