Terrible service. The AC unit for the entire downstairs has been out 3 days running. Brindley Beach sent a HVAC tech company over on the second day and after several hours he simply left without telling us and without fixing it. I have called again and again and each time they promise to send someone but do not. They do not even call back to inform us as to why. At some point I have to assume they do not care. I will NEVER rent from them again and intend to spread the word. I paid z lot of money to rent this house -- Banana Wind -- for a week and have every right to expect the AC to work.Brindley Beach Vacation & Sales

The guest staying at Banana Winds did call on the 18th to report a problem with the mid-level ac not working. We immediately sent out an HVAC vendor who determined there was a part that needed to be replaced. The part was ordered on the 18th however not yet received. Each home we manage is independently owned and maintenance issues are certainly the most challenging part of property management. The homeowner was made aware of the issue and our property manager is working with owner and guest to secure a refund for the inconvenience. Our goal is to provide all our guests with quality customer service with a 24-hour response time to any problems that may arise. 1 starHappy Hours 4x4. Upon arrival, we noticed that the rugs/carpets in several rooms smelled of dog urine. There was dog hair all over the inside sheets of a freshly made bed. We found human hair stuck to the wall of a shower. There were dirty dishes in the cabinets and the dishwashers were full. We had to take out several bags of trash that were left behind on the decks. Grass/weeds were completely overgrown in the pool area (almost inside the pool). Over the course of the next few days, we spotted four mice running around on different floors of the house. The running water smelled absolutely horrible. At first we played it off as us not being used to well water. It would stink up entire rooms. It was a greenish/yellowish color. We finally noticed that the filters/jets weren’t running in the pool. Some of us poked around and searched for the pump and stumbled across the filtration system for the house. It was OFF and the filter was COMPLETELY clogged. The pool pump was OFF and we couldn’t find a switch. Unfiltered well water is a freaking HEALTH HAZARD. From that point we were buying gallons of water to clean ourselves/cook with. We called Brindley Beach and notified them of everything going on. The woman on the phone laughed it off and said that the mice were trying to get out of the rain. She had no response to the water issue. Simply reminded us that it’s well water and that their offices closed at 5pm and it wasn’t likely that someone would be out that day to check things out. No one showed up the next day either - so we packed our things and left the beach early. When returning our parking passes, my husband spoke to someone in person at the Brindley Beach office. The gentleman wrote down a few notes and likely trashed the piece of paper based on his demeanor. For the amount of money that we have to pay, this is ridiculous. It’s clearly not going towards upkeep/decent cleaning services. Do they not realize that some families get ONE vacation per year?Review fromKyle F

Only getting 1 star because I have too! Absolutely never rent from these *********** Rented a house called St.Nicks and it was an absolute disaster. Did our best to make the best out of the situation but water falling from the ceiling (which I nearly fell hard) and never for the full week having a clean functioning pool (which you pay premium prices for). We have tons of pictures which has been sent to management of many serious health and safety issues. I talked to them twice on the vacation but that got me nothing but promises that were never delivered. My brother in laws and myself are all either active military or first responders and work hard to enjoy a family week together at OBX to have them completely disrespect us in this way has been a real eye opener. Whitney knows they are in the wrong because they offered a small refund. You have pictures emails and notes on the calls made you guys are in the wrong! Those pictures are what 10k gets you these days? *left over food in oven *cobwebs stains bugs everywhere * broken HVAC *broken dirty pool (which you pay to have working properly and clean) *TV’s 1 out of 6 worked after tech came *POOL WAS NEVER CLEANED!!!!!!!!! Mr. Frazier, first, thank you for your service. I apologize and hope that you and your family enjoyed your vacation in spite of these issues you experienced. I understand your family member was the leaseholder for a stay at a property in our rental program for the week in July. The leaseholder requested a 50% refund for their week stay at an oceanside 6 bedroom home with pool and hot tub. The homeowner was informed of the complaints and our departments reviewed and addressed anything that may have needed attention. Maintenance issues are arguably the most challenging part of the property management business. Items in the homes do break and when that happens all we can do is work to fix them for you. During your stay our maintenance department and several other vendors serviced the home. We did check with the pool vendor hired by the owner who confirmed the pool was serviced. We did offer a **** refund in good faith but it was declined and were informed that he will be consulting with an attorney. Our goal is for every one of our guests to have a relaxing and enjoyable beach experience. I am an owner of a property that was managed by Brindley Beach for 2023 and arrived at the end of the season to find a granite counter broken with a crack over 12 inches long. The counter was installed 4 years ago and after speaking to experts I was told the only way for this damage was by abuse. Brindley refused to respond to my request for reimbursement or help with the repair. They did not offer to spend a penny to help me. The cost to return it to its original condition would be $***** instead I had it repaired at a cost of over ****. Still not one penny from Brindley to help with the repair. Keep in mind the counter was professionally installed and polished and used for 4 years without a hint of any issues, not to mention I have the same counters in a mini kitchen and bar at this home and they are just find. In addition Brindley charges the renter for damage insurance and there was a clause added to the management agreement to collect a security deposit of $***. I left Brindley and will not recommend them to anyone.Brindley Beach Vacation & Sales

We appreciate your feedback. Unfortunately the crack in the countertop was not reported by the housekeeping staff therefore we could not determine when or how the damage occurred. Brindley Beach does their best to inspect each property upon guest departure and we do not charge the renter for damage insurance. Our policy is to cover guest reported accidental damages up to a certain amount at our expense. The cause of this crack could not be determined. Per our property management agreement, section G, the owner shall bear all losses, costs and expenses resulting from any damages, theft or other actions by guests in which the agent is unable to collect.

1 starAnts all over the kitchen and moldy sheets. Tried to get Brindley to do something about the ants. Lots of talk, no action. I wrote a bad but honest review that was not printed. I contacted the president of the company, no answer. My group was offered a discount on a future stay. We will never book with this company again. We asked for some kind of refund. No customer service. We would never rent a house where we had to store all our food in coolers because the ants were all over the kitchen. We asked for ant traps, never got them.Review fromTerry B

1 starThis company should be ashamed of themselves! When we checked into our house, which we paid $***** for the week, we could not believe we had to stay in this delapidated place for a whole week! We called as soon as we were allowed in the place, and complained right away! I also sent an e-mail to them, and so did my husband, but no one had the decency to even acknowledge either one of us! The house was very old and smelly and was in need of so many repairs! Let me share with you some of the discrepancies: 1) All of the furniture in the house was very outdated! 2) The kitchen was so old, and some of the pots and pans had holes in the bottom so we could not even use them! 3) The comforters on all the beds smelled, and I'm sure have not been washed in a long time! 4) The pool was dirty and was never cleaned during the week! The umbrella was broken, which we had put in a service call about), and there was not even a raft or float for the pool! 5) A few of the boards on the decking of the pool were falling off! 6) The area for our dog was not cleaned up from the previous tenants! 7) The person that cleaned our house spent only 40 minutes cleaning before we arrived (we were close by so we know how much time was spent)! 8) The dirty linens from the previous tenants were left in plastic bags under the porch for days! 9) The outdoor shower was so bad we refused to use it! I could go on and on, but with not even a little "we are so sorry about your experience" from Brindley, I thought what was the point, but I just had to voice my opinion! The Outer Banks is such a lovely area to vacation, and it is really quite unfortunate that we had to spend a week in a rental that we were so uncomfortable in! Thank you for your time! 1 starThis company refuses to post your true, authentic reviews on their website unless it’s positive. It’s deceptive practice and cons people into thinking their properties are all 4/5 star ratings when they’re not. You shouldn’t be allowed to approve the reviews and should be more like Airbnb/Vrbo. Anyway, upon entering our home, sheets, pillows, and toilet paper rolls were thrown all down the stairs. I called the company and they did offer to send housekeeping back, but we had already cleaned it up at that point (can’t use the stairs when they’re covered). The more our vacation went on, the more we realized how truly disgusting the house is. There’s mold on one of the bathroom mirrors. This prompted us to look around the bathroom and we found mold all around the tub/shower and around baseboards. The vents in the bathrooms don’t actually ventilate anything, so it isn’t necessarily a shocker that mold is building up. It seemed like the basement area was water damaged at some point because the main door was riddled with mold too. The renters closet isn’t dry walled so all of the pool floats, beach chairs, etc., were touching insulation. All of the HVAC vents, including shower vents were covered in years worth of dust and dirt. Ceiling fans were covered, too. The furniture was dirty. Your feet would turn black if you walked barefoot in the house. The pool gets riddled with dirt throughout the week because of the trees and such, but they don’t supply a pool vacuum so you can maintain it. The concrete by the pool stairs was also smashed and a hazard. The website shows out of date photos. The amenities described were not provided, such as porch swing and horseshoes. At time of booking, a hammock was listed but they since removed that and the picture from the listing. I would advise not to book with this company. This property management place is deceitful and lie. They word things to their advantage and look for any loophole to kick someone out and turn around to re-rent for more money. The try and take advantage of the renters by saying things that are not true and using brute force to make their point. Would NEVER suggest this place, nor the company to even my enemy! Brindley Beach does not evict tenants unless they are in breach of the written lease agreement. If a tenant is evicted, we do not re-rent the week. The reservation stays in place although the tenants are no longer occupying the property. Section 13 of the lease agreement clearly states the signatory of the lease must be at least 24 years of age and be present during the entire term of the lease. Any tenant found to be in breach of this contract will be subject to the NCVRA expedited eviction procedures.Review fromRembert R

1 starRental issues - ******* (VOH31):
1. Blinds (missing 5 or more each room) - reinstalled Thursday but not fixed as they continued to fall off at each attempt to open or close blinds(leaving the deck entrances unusable, lack of privacy, and interrupting sleep during the early morning hours as sunlight shined bright).
2. Heavy musty smell in bottom room with 4 bunkbeds - not useable
3. 3 car parking is only 2 car parking - contacted Brindley and were told it was advertised as three (the employee chuckled and said, "Maybe three smart cars."
4. Wooden planks completely broken off - top deck completely broken off & other planks along the long walk broken off.
5. Nails popped up along entire deck & stairwell - cutting feet (we attempted to resolve it as the maintenance service took days).
6. Loose nails & screws laying on deck (not installed)
7. Windows broken throughout so not able to open
8. Broken window treatments in the upstairs & throughout
9. Dishwasher broken most of the week - fixed Thursday, noticed Monday
10. Toilet in bathroom that connects to two rooms - broken all week
11. Refrigerator does not cool well - unsafe
12. Nail sticking out of ripped sofa - ripping clothes and skin of one guest
13. Advertised cabana service is no longer a service of Brindley Beach - After multiple attempts to get guidance and direction on this service from Brindley Beach, we were told to contact ****** Beach only to find that they have not had a contract with Brindley for a long time. We quickly called Brindley back to report this information. We made contact with an employee who was short. Brindley gave us the run around about this all week-sent us to pool, gave us number of company that doesn't do it for Brindley, gave us Frazier ********* number who didn't get back to us until our rental week was over.
