Stole my security deposit, ruined my credit. Sent me to collections for a bill I paid, and have proof of payment because I have the tentant ledger. Your manager at Preakness Apartments has admitted already that you guys owe me money and you simply can't cut me a check?Review from Christopher T

Resident unfortunately NSFd June's rent payment. As a customer service gesture, we waive the late fee however resident is unhappy that we will not also waive their NSF fee. Ownership asset manager, Regional manager and Community Manager have all reached out to resident.Review from Jenny W

If I could leave 0 stars, I would. I lived at ************** in ********* and told the office I was having surgery and would pay the next week. I still could not drive and when I called, they told me that they has already turned it over to an attorney, on that day. Not only did I lose everything I owned and things sentimental things from my family, I was still healing from surgery. Fast forward 6 months and they garnished my check. I literally had $800 to live on for 2 weeks. Now that its been paid off, I can't even get a letter to show its been paid so I can rent somewhere better than my current situation. These people are crooks. Roaches all over the place. Went without water for a week due to weather, people getting shot at, people dealing drugs in the parking lot but yet they think its ok to throw someone's life out in the dumpster. I have called several times trying to get this letter and no one will assist me. This place is a joke. Beware of how these people operate. They're only worried about the money you give them. They care nothing about the arrangement you make with them. Just get me my letter. I want nothing to do with this place ever again.Hawthorne Residential Partners, LLC Response

********************* was a resident at ********* in apartment 247 from September 6, 2022 to January 12, 2023. Unfortunately, she was evicted in January 2023 due to non-payment of rent. Her items were set out by the ******************** on January 12, 2023. She left with a balance due of $4,089.67.During the eviction proceedings, a garnishment judgment was agreed upon for the balance due along with attorney fees. This balance has since been paid off to our attorney, ********** of **** and Associates. We have contacted **** and Associates, and they are more than willing to provide ************** with a letter stating that the debt was fulfilled, but they have no record of a request to do so. The current Community Manager at ********* has also not been contacted regarding this matter. ************** is welcome to contact **** and Associates for a letter stating that the balance is paid in full, or she may contact the Clerk of ************* as this was an agreed upon garnishment at the time of eviction. All payments received were documented as part of the judgement requirements. Thank you for your help and understanding.Review from Amy M

I am not a resident of 2950 North Apartments and I am very thankful for that. I toured these Apartments in February 2024. I paid the security deposit. I did not get approved for the apartment and they had 30 days to refund my deposit back to me. It has now been over 5 weeks and I haven't received my deposit check yet. I can't get anyone to return my calls. I've asked for their corporate office phone number and they will not provide it. This place runs a bad business!!!Hawthorne Residential Partners, LLC Response

Ms. Martin, According to our records, there was no security deposit paid for our application at 2950 North with your application submitted on 2/26/2024. The site did collect an administrative fee at the time of application on 2/26/2024. When the application was denied on 2/29, we requested that this fee of $150 to be refunded to you. This was refunded on 4/3/2024 (check # 1002) and mailed to the address that we have on file. Please reach out to the site directly if you would like to verify this address. My family and I have lived under Hawthornes management for over 3 years. Our previous lease was unacceptable due to the fact we were forced to endure harsh temperatures all summer and winter without working HVAC. We payed rent the entire time we were there and did not have a working HVAC for the entirety of our **************** this particular unit because of the neglect and lack of concern from Hawthornes team. Countless maintenance requests were opened and closed with nothing involving the A/C unit being fixed. We also went over 2 years with our controlled access gate being wide open for anyone to come and go as they please, which they definitely did. This resulted in the property not being kept up properly because people who did not reside there were not respecting the property. The management did nothing to prevent or clean up what has been destroyed and left behind like illegal substances in various places of the common areas. The management team has continually lost application and lease documents, failed to communicate with us on various matters, and has charged us for our Emotional Support Animals. On our move out day and the day after no one was in the office and they charged us 2 days of rent due to not getting the keys on our move out date. Post move out, our deposit was not returned to us for over 3 months despite us giving them our new and correct mailing address twice. That tied in to the property managers neglect by giving the accountant the incorrect address. If I could leave less stars, I would. This complex is run by incompetent and corrupt people. An unsupervised 7 year old was in the off leash dog park with no parental supervision. He grabbed a ball and obtained a scratch to the face which was bleeding however the dog was not aggressive and was simply playful. Apartment is trying to force us to remove this dangerous animal with zero proof of an actual bite, fault or contact from the non present parents, etc. management keeps hanging up on tenant and saying they are referring to legal council however no one will contact us from Legal or Hawthorne on the ******,Hawthorne Residential Partners, LLC Response

I am a former resident at the Avenues of Lakeshore in Birmingham, Alabama. I have been trying for a year and 5 months to get my deposit returned to me and have yet to receive it. The property has recently changed management companies, so I have been trying to reach the corporate line. There has been 0 returned called even though I’ve called multiple times and the only option is to leave a message. I lived in an apartment that was absolutely disgusting when I moved in and was not offered a different apartment in exchange. I will tell all of my friends, family, and others to never rent from Hawthorne Residential Partners because they DO NOT care about their tenants.Hawthorne Residential Partners, LLC Response

I never received a check in the mail for the deposit, so I don’t understand why it was written off as unclaimed property. I’ve also been calling your corporate office and have left multiple voicemails but no one will get back with me. I would give a negative rating if I had the option. As a resident of 9 months at Hawthorne at Bay Forest in La Porte, TX, I have tried to reach out to the corporate office on multiple occasions about issues needing to be resolved with property management. On my move-in day, my entire unit had the odor of marijuana. The carpet and AC vents were cleaned to try to fix this. The smell returned daily, and I realized it came from a neighboring unit. I have complained month after month, and nothing has changed. The lease is this is a non-smoking community, but they do not investigate or enforce that. The community is supposed to be gated, but they are "broken" over 75% of the time. I was out of town, and there was a fire in one of the units in my building. I was out of town, but with my doorbell camera, I saw firefighters knock on my door. This is the only way I knew about the fire. I asked management to check for damage once I could get ahold of them hours later. I was advised to make a maintenance request for them to do it. It took them over two days to check; luckily, there was no damage. I asked to change the AC vent, but I did note that I needed to be called beforehand to lock up my dog. Nobody called, and they entered to do it without my knowledge. When I talked to management, they apologized and said they are always on alert with pets and take special care when entering apartments. I was hoping someone from corporate would return my calls, emails, and messages to discuss these issues, but they have yet to reach out. I have filled out the Contact Us form on their website multiple times in the last few months and have yet to hear back. Thank you for reaching out concerning Hawthorne at Bay Forest. As you noted, we are a smoke-free community. Unfortunately, residents and guests do, on occasion, violate these rules. We address them to the best of our ability. If illegal activity is taking place, we request that any resident contact the proper authorities. Gates at the communities are now fully functional after receiving several repairs over the last few months due to damage from wind/rain to our call boxes. A recent small kitchen fire was noted at the community, however, no additional units were affected. We do apologize if entry into your apartment to complete a requested work order was not accompanied by a notification and will rectify this in the future. The local Regional Manager for Hawthorne at Bay Forest has reached out directly to address these concerns.Review from Kaitlyn L

I lived here for one year and it was the worse experience I’ve ever had. There were several wasps coming in somehow and I sent several emails and called several times and was told someone would be out there to spray weeks after the situation, when I’m allergic and no one came at all to spray, and I ended up moving out. Sarah P******, the manager was very unprofessional and rude and when I’ve called about issues she cut me off while talking and hung up on me, which is very unprofessional as a manager. Also, the week before my lease ended, the office came in my apartment when I was at work and got rid of several of my belongs including personal items from someone that’s passed in my family previously and never gave them back. I reached out to the office about the issue and asked for corporates number and have screenshots of Sarah P****** telling me that there is not a number for me to speak to anyone higher up than her, and she was very rude. They told me that they got my apartment mixed up with someone who got evicted in my building and didn’t mean to go through my belongings but never returned my $500 that was left in the apartment and taken and never even cared to respond about the issue with my money since there’s no cameras they stated. I’ve had nothing but issues living here and very upset about my experience with the staff, especially the manager Sarah. I’m also disappointed they got away with stealing my belongings and never returning my money back to me and said since there were no cameras they have no proof even though my belongings were in my home. They got away with being thieves and I find that very upsetting. I wish there was an actual number to corporate I could reach, and find it hard to believe that there isn’t. Worst nightmare of my life moving here. Dealt with nothing but rude and unprofessional office staff and management constantly due to obvious discrimination. The rent is almost $1400 a month and there is nonstop ants, roaches, and spiders. Nobody in the office can ever answer the phone which should’ve been a red flag during the entire application process to never be able to get someone on the phone. The office will open hours after it’s supposed to open leaving you with your hands tied even when you have an emergency because you can’t even get someone on the phone. The office manager Taylor H****, at the specific complex I am at, has made my time here even more miserable, always feeling talked down to by her. Now after months of dealing with… my car being towed with absolutely no notice from the office and the office opening hours late to the point of me having to pay an extra day fee at the towing company before I could get any information on where my car was, power constantly going out in my apartment and the maintenance man admitting to me he mentioned multiple times to management that something needed to be replaced but they complained it was too expensive, the AC going out within our first month of moving in… They are filing an addiction against 25-year-old single mom and her two children because I asked the maintenance man to watch his smart *** tone when he was addressing me aggressively for having to unlock my door.
