Worst management company *** ever dealt with. Only notices they send are through email. Changes policies with no time to be able to adjust. Expect you to comply or be you will be kicked out with out much notice. Only thing that I see from them is get people out so they can raise the rents and get more money out of the next batch. Ive paid off my home now for a few years and I have been asking for the title so that I can move the trailer to a different location and they have refused to give me an answer as to if they even have the title or when I will be able to get it signed over to me.Phillips Management Group, Inc.

This is a horrible management company. I have not had AC in close to a month. All they do is just take your money and do not assist on anything maintenance wise and try to blame you if theres any issues in the apartment. The maintenance man when he came to look at my air condition, came with a lot of attitude because I was complaining of not having an air conditioning in My Home with 80 something to weather outside in ************** And then they keep telling me it was repaired and is being repaired made a payment to them for **** and I havent been in my apartment since the end of May ****** to compensate me for the timeframe I havent been in my apartment as well as nobodys even looking into accommodating me for anything of getting it repaired besides offering a single window air conditioning for a three bedroom apartment. This has got to be the worst experience Ive ever had And with the air blowing out hot air during the time I was able to stay there, it has affected my breathing as well as my dog breathing.Phillips Management Group, Inc.

Since moving to ********* in ******* I have had issue after issue. On the first of September 2023 I CALLED to verify if the amount of $1269 for rent was correct, I was told by IKEA that my total is actually $1194 because they had to deduct the $75 application fee that was applied that I already paid when completing the application. I was told to NOT pay the $1269 and that it would get it corrected. Office was closed 3 days for Labor day. On Tuesday the 5th asked should i just pay the $1269 and have my account credited. I was told NO, the amount would be corrected, and I would receive a call back. I made it clear that I did not want ANY LATE FEES due to this error. I never heard anything back for no answer. I couldn't go in office because I had COVID. September 6th they added a $50 late fee. I was told by the same person that said not to pay it "You could've dropped a money order off" and "Everyone knows last day to pay rent is the 5th, its in your lease" Again, I had COVID. 2ND T the counter tops in the bathrooms . I was not worried because prior to moving I was told they were going to be fixed. November a guy came and did the counters but December approches and the countertops were still sticky. I was told they were done incorrectly and they would redo them. In March all they did was remove the gunk from ONE of the bathroom counters and paint it. It's ***** and my sinks still look a mess. Last in December my AC/heat went out, and was not fixed until March 2024. Every time it was "fixed" it was a temporary fix and my unit was places on emergency heat! My electric bill went from about $70/mo to $190.00-$217.00/mo. Temperatures dropped under 60 at night. I reported this and asked to break my lease but they promised to get everything resolved if I stayed. Then my electric was turned off because I did not have $490 to pay for a bill running on emergency heat. The complex told me to send them my past bills, to show the change in my bill to see if corporate would pay.Phillips Management Group, Inc.

My recent encounter with Thornberry's application process in Augusta, GA, has left me with significant reservations. Unfortunately, there were no positive aspects to highlight in this experience. Thornberry's inability to understand self-employment income, despite the comprehensive documentation I provided, is concerning. This lack of comprehension led to inaccuracies in my application assessment. Moreover, the application process lacked any form of a solution-oriented approach. Instead of exploring alternatives or requesting further information, my application was abruptly rejected. This approach contradicts Thornberry's claimed professionalism. Most concerning is the apparent bias against 1099 employees. This experience not only reflects a failure to understand diverse income structures but also highlights a deeper issue of income discrimination. Thornberry's purported dedication to diversity and professionalism, as displayed on their website, is unfortunately not reflected in their application process. I urge them to reconsider their approach, address these inconsistencies, and work towards a fairer and more inclusive application experience for all prospective tenants. My hope is that future applicants do not face the same frustrations that I have encountered.Phillips Management Group, Inc.

Hi ********, Thank you for sharing your feedback. I want to assure you that we do not discriminate against 1099 contractors in our application process. As stated in our Applicant Qualification Criteria, we require all applicants to make at least 3 times the monthly rental rate. We also require verifiable documentation of income in the form of three (3) most recent bank statements and submit an IVES Request (IRS Form 4506-C) from the IRS. If you would like us to reconsider your application, please provide us with the documentation we need, and we would be happy to review it. Sincerely, Ashley | Phillips Management GroupL. H.

I am compelled to address the recent correspondence regarding my rental application and the subsequent denial. I appreciate your prompt response; however, I must emphasize the critical nature of the concerns I will outline, particularly from a legal standpoint. As stated in the Applicant Qualification Criteria, I have followed the requirements by providing the official IRS transcript and the requested bank statement. Notably, while the option existed to request additional bank statements, only one was required at my submission. *Note that my income met the 3x rule, as verified by the submitted bank statement and tax transcript.* The issue at hand extends beyond documentation. The concern I want to underscore is the potentially discriminatory nature of the rental application process. 1099 contractors, due to the fluidity of their income, often face challenges in meeting stringent income verification standards. Despite my efforts, I was denied without due consideration of the unique circumstances faced by individuals like myself. Housing discrimination, whether intentional or not, carries significant legal implications. Rental applications must adhere to principles of impartiality, transparency, and inclusiveness. Moreover, it is noteworthy to mention that the option to request more bank statements was not pursued, which has led to concerns regarding the fairness of the process. The financial repercussions resulting from this denial are substantial. The inconvenience is particularly pronounced given the non-refundable $75 application fee and the $200 deposit, which I must now await as a refund. As an individual actively seeking housing, this setback underscores the necessity for responsive and supportive staff members. Their guidance and assistance would have notably mitigated this burden. I am not interested in reconsidering my housing application with your community. This decision highlights the need to address the challenges faced by 1099 contractors during the rental application process. I hope you can establish a fair system that values all applicants' rights, regardless of employment status. I strongly urge you to address these concerns and proactively rectify the situation. This is an opportunity to instigate positive change and establish a more inclusive housing application process that adheres to principles of equity and legality. Thank you for considering my perspective. I trust that you will take the necessary actions to ensure compliance with fair housing regulations and effectively address the issues brought to light.Review fromHelen P

1 starI have the exact same HUD violations and same issue as the review from “KatrinaJ” who was frustrated and denied a transfer to a sister property within same group. Phillips management LLC is not legally registered anywhere in NC.SC, or GA. This is to avoid accountability to the law or IRS. The respective KKK network in Police, Sherrifs, BAR, Mayors, city council and clerks of court —- all the KKK linked associations are aiding and abetting racist xenophobic fueled evictions as a territorial war on residents of color or legal residents. This is a perfect example of KKK tyranny in the south - it’s alive and pulsating in Robyn H*****. robynh@ …..com They house their drug cartel and child traffickers as tenants that do not pay rent and most of the apartments have sectioned off apartments that are exclusive for their criminal network to operate drug manufacturing and sales. They bypass all building regulations - nothing about this property ownership or management is legal. Violation of every human rights mandate under the color of law. The apartment was lovely, peaceful and neighbors were great. The only issues was the legal owners.Review fromBianca L

I had a couple of water leaks and the maintenance man removed my air duct last summer because it was soaked. I have put in several complaints since, regarding my HVAC unit not working properly. A few weeks ago, I put in a complaint because it was in the 90s in my apartment and I have a pet and a child who my sister watches at the apartment while I work. The maintenance man told my sister that there was nothing he could do and he checked the unit and there was nothing wrong with it. About a week later, we had another huge leak from the HVAC unit so I went up to the attic to see that my air duct was never installed. My light bill this month was 253. Ever since the air duct was removed, I wasn’t getting air and my light bill shot up. During the winter, I had to use my oven to heat my apartment because the HVAC wasn’t doing it. I was given two window units while this was being "fixed". Those and an box fan were keeping my apartment cool. Yesterday, the window units were removed by maintenance and I went to my attic to see if the return air duct was installed. It had not been. I called the office and spoke with the property manager who began to try to explain that the HVAC unit will still cool the apartment without the return unit. I tried to explain that it will not (I work for an HVAC company and am pretty comfortable with the subject) and he was telling me things like "heat rises" and that's why "the attic is hot" and I wasn't even talking about the attic being hot, he just wasn't listening to me. I know it takes about 24 hours for a unit to cool your home, so I wanted to make a point and turned on the unit. The apartment only cooled at night because it was cooler outside and I have a giant box fan. This morning at 8 am, I woke up to the apartment being 73, it is now 12 and it is currently 80 and the unit has been set to 69 since yesterday.Phillips Management Group, Inc.

Hi ******, Thank you so much for taking the time to provide us with feedback. It is our goal to provide excellent service and address concerns in a timely manner. I apologize that we did not meet your expectations. It is my understanding that the HVAC company we hired was able to install the new duct work, and your concerns were resolved over the summer. If this is not the case, will you please contact me directly at 336.274.2481 or via email at [email protected]? Thank you for choosing Northstone Apartments. I currently live in Brittany Downs in Aiken SC and have been a resident since December 2019. Due to a recent promotion with my employer, the need for frequent video teleconferencing came to pass but with only one internet provider option, my bandwidth was too small which led to frequent interruptions with teleconferencing. I reached out to the sister property Spicewood to request a transfer as they are located in Augusta GA which houses a better internet providers. I was denied a transfer after an additional screening was done. A negative collection that is being disputed is the reason for the denial. I inquired as to why another screening was done, since the unit I was transferring to was the same cost and they have been unable to provide any policy to back this request. After I inquired again and was not provided any detail, I filed a HUD Fair Housing Complaint - ******. PMG then had attorney, Kenneth S****** sent me an email advising me to not reach out to them or their agents. I responded to him that my lease is not up until April 2023 so contacting them would be of necessity. The mere fact that I am a resident until April 2023 anyway and they refused to let me transfer to their sister property is absurd.Phillips Management Group, Inc.

Hi *******, We appreciate your feedback and thank you for reaching out. We do not re-screen applications when transferring within the same community, however, each of our apartment communities is an individual business entity, and we do have to re-screen applications when moving from one community to another. I understand that you are disputing the reason for the application denial, and once that is removed, we would be happy to re-screen your application at no additional cost to you. If you have any additional questions or concerns, please contact me directly at [email protected]. Sincerely, Robin | Regional Property Manager
