      I vacated an unit I was leasing on October 8, 2020. I submitted rent withholding documents twice before leaving. My issues were not resolved. I decided to choose the best decision for my health after multiple attempts to have the black mold issues and air conditioning issues resolved. After leaving I have been constantly harassed by debt collectors saying I have a final balance. I was in contact with regional director ******** who agreed that I had no final balance. She ensured me that the site would correct the issue. Here we are almost a year and the issue is not resolved. I'm still being harassed by creditors stating that I owe them and I have an eviction on my rental history after following the correct steps to terminate my lease after providing the site with all rent withholding documents and waiting for them to make needed repairs.

      I am terminating my lease at the ******* apartments. This property manager is attempting to levy a "termination fee" (security) that is more than three months rent in order to break my lease. I have agreed to pay two months rent with sixty days notice. However, the ******* lease contains two contradictory provisions "early move out" and "buy out." Although the notice of termination agreement only refers to "move out" this business is attempting to extort more than four months of rent from me to terminate my lease in violation of NRS 118.242(1).

      Business Response /* (1000, 15, 2021/08/02) */ In response to this claim, the Claimant's early termination fee has been reduced from equivalent of two month's base rent to 1.5 month's base rent. The $500.00 fee associated with early termination has also been removed the Claimant's account. Consumer Response /* (3000, 17, 2021/08/02) */ Company's response is appreciated. However, clarification is requested to as to the $500 early termination fee to be waived. Employees of company assert that the termination fee is two months rent + additional fee of $3,780 (which I dispute is required per the written lease). As such, I request confirmation that the termination fee will be 1.5 months rent (including common charges) and the additional early termination fee to be waived in full. Business Response /* (1000, 27, 2021/09/01) */ Property management has clearly communicated by phone with the Claimant and confirmed the accommodating of his requested appeal as follows: 8/27/2021--Follow up call with the Claimant regarding move out statement. Per our in person conversation on 8/26/2021, Claimant agreed to charge term fee of $1960 ($1640 base rent x 1.5 - $500). No term fee was ever charged to his account until deposit accounting. Move out statement charges are broken down below: $70.44 - utility charges for 7/2021 $30.00 - pool wrist band not returned $160.00 - carpet cleaning $35.00 - extra unit clean needed at move out (cleaning fee put down at move in) $91.77 - pro-rated paint $25.00 - patch holes/texturing due to damages $1960.00 - term fee ($250) security deposit $2122.21 total owed at move out Property management feels that they have met, if not exceeded, former resident's expectations on resolving his claim - while holding true to policy & Fair Housing regulations. Consumer Response /* (3000, 29, 2021/09/01) */ I did not agree to the calculation as communicated via phone on 8/26/21. To the contrary, I disputed the new assertion that the "fee associated with termination" is $1,960 ($1640 x 1.5 - $500). This statement is not based on any language in the lease contract. Moreover, a 2 month termination fee has already been paid by me in full. The current dispute is over the additional $3,780 that C&W's employee demanded in violation of NRS 118A.242(1). This demand violates the statute because I have already paid the term fee of 2 months rent and now an additional $3,780 has been demanded. Finally, if we are to proceed according to C&W's latest calculations, then I am owed a refund of $1,320 because I have already paid the 2 month term fee in full.

      Every single month since my lease was renewed the apartment complex (*************************) continues to add a bogus Renter's Insurance Violation fee on to my account and my policy is in good standing. I have reached out to their corporate office seeking assistance to no avail.

Resident took care of issue and charges were removed. Consumer Response /* (3000, 7, 2021/07/12) */ Policy never lapsed and every month they are tacking on this fee. I am tired of reaching out every month to get the fee removed. It is frustrating and an inconvenience.
