    The will promise to do things after closing and the. Not do any of it. I would t say not to use them for an existing, but I would never trust them to do what they say they will do. Poor biz acumen.

    A home owner from Winston Salem. My house is new construction in 2021 and model house in Cottage Hill. The house has leaks and bad ceiling issues in almost every room. An estimate to repair ceilings only will be 15K, 2 weeks, and requirement to move all furnitures out. Arden is not building for quality. In my community many owners are struggling with them. If you are interested, please come and take a look. Please avoid this builder. They do not guarantee quality and the only 1-yr warranty.

    We regret you feel the need to communicate in this manner and work to disparage the Arden name. Much of your feedback is simply not true and grossly overstated. As a company, we work hard to construct and deliver quality homes that we’re proud to stand behind and we intend to warrant items that fail to meet construction standards. We have remained in communication and have had several representatives meet with you at the home to review and discuss your concerns. We have also been addressing items and have explained next steps to completion with your agreement. Our reference for warranty matters is the Residential Construction Performance Guidelines as published by the National Association of Home Builders which allows us to avoid opinion and bias. We understand there are a multitude of third-party, independent companies and “experts” in the market who are willing to say most anything to capture work and your money. You have been unable to produce any references, quotes, or otherwise for our review so we have no understanding of who visited your home, what recommendations were given and what the quotes might include. Arden recognizes it is always best to reach a reasonable and amicable resolution on concerns, but we must work from a point of truth and facts and not cower to threats and misinformation.

    Arden does not honor their warranty information given to buyers at closing. To fix any warranty issue at 60 days of closing and then one year. They do not respond to emails requesting a timeline to finish the repairs that were documented to the company in a timely fashion. It has been 29 months and the issues not resolved.

    We purchased a new-built Arden home in King, NC this May. While very pleased with the interior of the house, as well as the brick exterior, we are totally dissatisfied with the landscaping in our front and back yards. They never placed a weed barrier under the front yard areas where they planted the usual blah plants, so weeds and tall grass have sprouted up among the plants. It looks horrible, especially since our neighborhood is upscale and other homes have manicured yards. They sodded the front yard, but weeds are popping up everywhere. The side and back yards were left with bricks, large stones and bare spots everywhere. We’ve never experienced such shoddy work on landscaping in all the houses we’ve built, but Arden claims they did a sufficient job. The landscaper they use, Plant It Earth, used the excuse that Arden only allows a certain budget and they couldn’t do anything to improve it. We’re absolutely livid that neither Arden nor the landscaper are willing to give us any recompense or at least an apology. Now we have to spend thousands of dollars to fix the problem they left us with. Totally unacceptable!!

    We certainly do appreciate your purchase, and we are thrilled that you are happy with the interior and brick exterior of your new home, and are sorry that you are dissatisfied with your landscaping. Please keep in mind that landscaping requires constant maintenance, especially in the early stages of a new yard and new plant beds. This maintenance, per your home owner's manual, contract and the National Association of Home Builder's guidelines is considered to be the responsibility of the homeowner. Also please keep in mind that some of the other manicured lawns in your neighborhood, that you refer to in your comments, have been in place for longer than 10 years. Under the best of conditions, when dealing with our geographical climate, it can take years of doing the correct maintenance to establish a healthy landscape.
