Today I visited IMM Investors Management & Marketing to discuss the situation from last night. I have rented this apartment for 13 months, with no issues. Only call I ever had, is they gave me wrong keys to mailbox. I went in today with the video of my neighbor masturbating with his door open while staring at my door. I asked two questions with their responses and my follow up: 1. Will this incident result in my neighbor being evicted? IMM Investors Management & Marketing Response: We will address this situation with the resident, and if this continues it may lead to the eviction process. But at this time, there are no parts of the lease being broken. -My follow up: Does this mean I can go home and openly masturbate in front of my window and in my doorway in visibility of children, would I be allowed to stay in my apartment? They had no definite response...dancing around it. 2. Since my lease is up April 30, and due to my job, I am relocating to Dickinson area. Is there an option that I can move out immediately, without the financial responsibility of the duration of the lease (approxiametly another $3000). IMM Investors Management & Marketing Response: Per our lease agreement, you can put in a 60-day notice to move out. After that 60 days, if your apartment is rented out, rent during this time would be of no cost to you. -My follow up: Could you made an exception considering the video evidence of my neighbor harassing me by openly masturbating in clear view from the hallway of our apartment. Nope. "If we do it for you, we would have to do it for everyone". I think they could make an exception for this situation.... I am extremely disappointed in IMM Investors Management & Marketing and their practices. I will be forced to live across from a pervert until April due to not being able to afford two seperate units.Investors Management & Marketing, Inc.

Mr. ****** came to our office to discuss the issue reported below on 2/11/2025. Two Supervisors (****** and ****) were present to hear the complaint and request from the tenant to be let out of their lease. In the moment of receiving this complaint, there was no possible way to guarantee the outcomes Mr. ****** was requesting, so the information provided to Mr. ****** may have seemed vague regarding the type of action IMM would take against the other party. Mr. ****** did the right thing by reporting this to law enforcement as it involves criminal charges. He was assured by *** that the behavior displayed by the other tenant is not acceptable to *** and that we would take immediate action, following a brief investigation and discussion.*** directed our attorney to execute an expedited eviction on 2/11/2025,shortly after receiving the complaint. *** has done everything in our power to expedite this process, and I personally followed up with Mr. ****** to inform him of the swift action IMM has taken to remove the other party. An eviction of another unit cannot be guaranteed by *** as this action is ultimately the decision of the courts. As of today, the other party has indicated to *** and our attorney that they will be out by 2/15/2025. We will continue to pursue this eviction until they have left the property permanently.
During our meeting, Mr. ****** insisted that *** let him out of his lease and release him from financially responsibilities of the lease agreement. We let him know that in situations like this involving potential crimes, IMM may let someone out of their lease if there is a no contact order,restraining order or other type of legal or court-ordered separation.
Finally, Id like to make it clear that many of Mr. ******* comments about our conversation are being mis-quoted and/or taken out of context. For example, *** did not say or imply that the other party didnt violate their lease or that we are going to take action only if it happens again. This is false. In fact, *** took immediate action the same day it was reported to us. His follow up question asking if he could m********* in front of his window with children present is completely inappropriate and IMM will not entertain this type of rhetoric. *** has been responsive, empathetic, and professional through this process and I believe weve demonstrated this through our actions.Review fromJason S

And when i say agent I'm talikg about how I was not told before signing my lease that my unit was still on the market and that I could have them come anytime as long as I was given a 24hr notice. I was only told AFTER I signed the lease and egents starting coming in with perspective buyers. And when I asked the grand forks office why this was happening only than was I told why. I would have never agreed to those terms because again, I was looking for something long term and under those conditions there is no expectation of privacy, which is very unfair, especially since I was never told this in the beginning. And those agents weren't happy either because the first one was never even told a tentat was renting here, so he had no clue. And the last two, weren't communicated at all with my asking them to knock before coming in and told me that IMM told them that no one would be here and to just let themselves in. When I especially gave those instructions to the IMM office in grand forks. If you can't accept your failure on that as well as many parts of what went wrong, I stand firm with my original statement that people should do their do diligence before signing any contract with you.Investors Management & Marketing, Inc.

I apologize for the inconvenience of having your unit listed for sale. IMM is the property manager not the listing agent of the property nor any of the Relators conducting showings of your unit. IMM will do a better job of informing Realtors of this when we get notice of potential showings.

AVOID!!!! I was given a three day notice of intent to evict right before Easter break weekend just because I was asking IMM to help me with a crazy neighbor. She was making loud noises in the early morning and late night during quiet hours and calling the cops on me constantly because I have a 2 year son that was making a little noise during the day but it was not even that much, then posting lies about me on Facebook. For months I was asking for their help but was given no response to what they would do to help or even if they would help. They made up bogus violations that weren’t true to try to get me removed. I asked for an extension because they did it before Easter break. I didn’t want anything on my record about eviction because I did not know how the eviction process worked legally and I just wanted to get away from my crazy neighbor and be done. They gave me an extension but before the extension date they served me papers to be in court which still posted to my public records. I moved out before the date and turned my keys in. They then charged me for months I didn’t live there after and for the utilities bills I couldn’t get out of because I still had months left on the lease. After that they charged me for things I reported before I moved in and took my whole deposit plus more. And still months later after my lease was up they are still sending me 3 days notice to evict with todays date and a signature even though I don’t live there and haven’t for a while. I’ll never use IMM again and will tell everyone that wants to listen my story.Investors Management & Marketing, Inc.

*******, I apologize for the error in the 3 Day notice that was sent on 8-9-2024. This was an error on our end with our property management software. I have deleted this notice in our system. As far as the public record is concerned you can see that it was Canceled and Dismissed on 4-8-2024.oregonducks

So your software signs and dates the errors before they send them out? Shouldn’t a human be signing it? It was my old property managers name that signed off on it. And it shouldn’t be on my public record at all, even if it was cancelled it still shows and might affect my ability to rent later because you’re not true to your word. I have the texts asking to get an extension and a video showing me dropping the keys off before the extension date.Review fromJohn D

We rented an apartment at the Lakeside Estates building in Mandan, ND. This was our best renting experiment yet. The girls, Mel and Jean, in the office were polite, helpful, and very accommodating to renting an apartment. The apartment we moved into was clean and up to date. If anything was needed done, the maintenance crew was there the very same day. There were just a couple little things, yet, they were on top of it. Communication with Mel and Jean was awesome. Our experience was above top notch. We would definitely recommend them. If the job required us to move back to Mandan, we would connect with them first.Investors Management & Marketing, Inc.

1 starI am utterly dismayed by the abysmal service and unethical practices exhibited by IMM. My encounter with them has been a complete nightmare, and I feel compelled to share my grievances to caution others from facing a similar ordeal. To begin with, the response time of IMM's maintenance team is highly disappointing. While they eventually addressed some of the issues in my apartment, it took them an unreasonably long time to do so. From broken heaters that failed to provide adequate heat to malfunctioning appliances, the delay in basic maintenance and repairs was frustrating. It's disheartening to reside in a place where essential amenities are consistently in disrepair for months on end or still go unresolved. What's worse is that on top of their blatant incompetence, IMM has been attempting to double-charge me for rent. It's shocking how they can be so audacious as to think they can get away with such underhanded tactics. When I brought this matter to their attention, they provided no satisfactory explanation. Their lack of accountability and transparency is deeply concerning. Moreover, the exorbitant fees imposed by IMM are completely unjustifiable. They have been adding various charges to my monthly rent statement that simply do not apply to me. It feels like they are trying to squeeze every last penny out of their tenants without any regard for fairness or integrity. I have reached out to their customer service multiple times to resolve this issue, but each time I'm met with indifference and dismissiveness. In conclusion, I strongly advise anyone considering renting an apartment from IMM to steer clear. The combination of their neglectful maintenance service attempts to double charge tenants, and unjustified fees is a recipe for endless frustration and financial strain. Save yourself the stress and find a reputable housing company that actually cares about its residents. IMM is a disgraceful organization that should be avoided at all costs.
