    OPPM is fraudulent! They were misleading & vindictive from the start! My Mom went in to pay her deposit & last 3mo rent so she could sign her lease. They took the cashier's check (which were in my name), had her sign a paper saying she can not get her deposit back if she decides not to sign the lease, THEN informed her that the lease won't be presented until the following week because she must show proof of renters insurance first (never mentioned prior to taking her money) However, they now have $3,600 of her money for which $900 is nonrefundable! The following week, we show up to the unit to sign her lease & get the keys! Renters Insurance was provided by them $40. Now they are stating they need $977. This is for 1st month rent, a $40 lease signing fee (never mentioned) & $37 for prorated rent!!! It is the 6th day of month..how is it she owes more for 6 days of the month that she was not there? Not to mention, OPPM chose the move-in date! As soon as the representative starts reading the lease (very swiftly at that) the amount of absurd requirements came to light! 1st off there's a $100 fee if the move-in checklist isn't returned within 5days. This, from what I learned, is illegal! Then we learn it's a 15mo lease, not 12 as we were led to believe, the week prior! The yard & gutters were covered in leaves & it is now her responsibility to have them cleaned IMMEDIATELY! It is a duplex with a shared yard but her unit is responsible for it all. Her unit also controls the thermostat & she is told that she must, within reason, accommodate the residents in the lower level. They charge both units a flat rate for utilities!. No overnight company for more than 7days in a 6mo period without their permission. The list goes on & on & on. Had the lease been presented to my Mom, at the time her deposit was to be paid, like their lease clearly states is the procedure, my Mom would have NEVER paid nor signed. It's only 1 star because I had to in order to leave a review.

    These people suck. Big warning, bright red lights swirling, danger, danger danger, DO NOT MOVE INTO ANY PROPERTY MISMANAGED BY THIS COMPANY Move in paperwork specified defects upon move in then they charged me Maintenance. No smoke/carbon monoxide detectors had batteries, since their paperwork says I'm responsible for ensuring there are batteries upon move out- I put that there were none on my paperwork. I reported the Carbon Monoxide detector was going off and I had smelled gas and asked maintenance to check on it. Did they check on the gas and report it was safe? Hell no. "Maintenance" left a note they changed the battery, it's chirping 1 week later. They took out my battery, left a dead one and have the "low hanging fruit" to charge me $59.95 and told me I HAVE TO RESET THE DETECTOR!!!!!!!!!!!!!!!!! Now they refuse to remove the charge. Listen to this, do not rent from this sham operation. When I find out who's properties they actually steal from, I intend on letting them know to check their books for maintenance charges.

    OPPM are nothing but crooks. They came thru my apartment for an inspection, after my mom had passed away in the same building and dinged me for an empty fast food cup in my kitchen, plastic grocery bags in the kitchen and boxes in my front room so I guess I could not go thru my mom's belongings than they charged me $35 to reinspect my apt. They charge every tenant $10 a month to clean the hallways and laundry room then told us we had to put in a work order to get them cleaned than the laundry room would not get cleaned. They would cut the grass maybe 3 times a summer and would not plow the parking lot unless we called and complained. IF they would fix things in the apartments they would try to charge the tenants for the repairs. After my lease was not renewed I asked them why it was not renewed and they would not give me a reason, even tho I was never late with my rent. My deposit was not returned after I moved out. They charged me $100 to move out even tho they did not renew my lease they charge $300 to move out in the winter "because it is harder to rent in the winter". I WOULD NOT RENT FROM THEM. The apartment address is **** ** **** ******.

    OPPM stole money from us and charge us 100 move out fee. I spent a week cleaning after I moved out. Everything was spotless but still charged me over 300 in fake repairs and cleaning costs that just were not there. Do not rent on 5936 grover st. The land lord drew is just as scummy. We had over 150 pictures we took before we moved in of things not fixed. And took pictures after we left. They are horrible people. It was mice infested black mold. They are a criminal property management

    Absolute nightmare. They are ruthlessly predatory and will not hesitate to falsify information and take you over the coals. DO NOT do business with them

    I agree with every other tenant that has posted on this page! this management company has to be on the top of the list for worse in Omaha! They are the definition of slum and will not treat any tenant better than the next! The office staff is snobby and will only "have" someone call you back, never happens! Will not fix repairs or appliances. My son is disabled, that don't matter either! Over Four weeks with no a/c while it was over 100 degrees outside, no working fridge for 3 weeks! I had to cancel my sons IMPORTANT surgery due this! This didn't matter to them either, it's a personal problem, not theirs. They simply just do not care, unless you don't pay your rent, then they will FINALLY contact you!

    I paid $1680 a month in 2021 to rent a house with such extensive plumbing problems that over 60,000 gallons of water beyond our regular use was being utilized every month, sometimes causing my water bill to more than triple. Add to this, we spent an entire winter without heat for my children and had to run four space heaters, and so those bills doubled and tripled as well. (our pipes froze three times in a month) Additionally, OPPM and their client, the owner of the house, were cited with five or six code violations that were not fixed the entire time I lived in the home, and the day after they received notice of this, I received not one, but TWO eviction notices. At one point, they even knowingly entered my house while I was not home, but while my children were -PRIOR to an appointment, where 4 men stood and harassed my teen daughter for nearly 5 min straight who (because it was before 9 am in the morning) was not wearing pants. Apparently these men thought this was acceptable as they even laughed about it on video tape. I went public with what was happening and while I cannot prove that it was them or one of their contracted workers someone who only had the particular personal information that they had (My full name, my phone number, my new address, and my previous work email) put up signs in my neighborhood and in front of the closest elementary school, inviting men to have nonconcentual sex with me (ie to rape me) while my children were home sleeping. After months of fighting, I was finally able to legally get free of my lease on the contingency that I would not sue them. Since then their client, the owner of the house (who does not live in my city), was wondering four doors down from my new house and one of their contractor worker'swives has been harassing me online despite the fact that I haven't rented from them in over 3 months. Someone needs to stop them, as the above is the very abridged version of the hell they put us through.
