  If I could give negative stars I would. It is literally easier to get someone on the phone at the IRS than it is at Orange Management - it is a COMPLETE joke. Their Google reviews are filled with people complaining about how unresponsive they are to maintenance issues, complaints, answering the phones, and getting tenants money that is owed to them. It all checks out. Unfortunately, I have the great misfortune of owning a home next to a property they manage. They are the worst neighbors ever, they don't care about their property at all. I feel sorry for the person who actually owns that home and entrusted these people to manage it for them. Bad choice. They are totally unresponsive, their house is vacant, trash EVERYWHERE, doors and windows open all night, possibly squatters in there now, the house went from being nice to being in horrible condition and they've done absolutely nothing. Now that it is empty they have just left it as is and are impossible to get a hold of. I'm incredibly grateful I've never had to rent from these "professional property managers", because having to deal with them even as a neighbor is the absolute worst. These are slum lords. Go read the other reviews, or even better, go read their reviews on Google. Worst neighbors ever.

  Much like what some of the past comments are saying i agree. It woule be better not to rent from These people. We have a hole in our ceiling and its just going on a month that we have had this issue. Went on to email after email after email. To my girlfriend getting a call from them where one of them made mention that we were complaining a lot as a side remark to his coworker. Fun. In short however, we have been seen twice and still not gotten anything actually done about the issue that is causing mold. And probably worse in our apartment just about every single time it rains. Truly a horrible company to rent from.

  Not even wanting to give a star but have to for the review. My husband and I moved into an apartment managed by Orange Property Management. We had signed a one year contract but ended up moving out in six months due to relocation to a different town. We talked to our Orange Property Management building manager and she said that it was fine as long as we found someone to take over the apartment when we left. We found someone, put them in contact with each other, and our building manager said everything was good. She reassured us that since we went through everything and did it all we wouldn't owe any rental fees or any late fees or anything for any date passes our move out date. Two months after we moved I got a call from a new building manager for OPM. They say that we owe over a thousand dollars in rental and late fees. I asked him why and he said because we never went through the process and got everything okay'd. I told him that ********************* I had emails proving most of my side. Some of it was phone calls so I didn't have proof of what was said on those calls. He said that he would talk to the lady above him and see what they can do. I didn't hear anything back from them for a few months so I assumed that everything was fine. The other day I received a letter from them saying I owe $1700 for fees and cleaning charges **************. $700 for cleaning fees, completely confused why tho because on our way out the door, I took pictures of every room and it was all clean. Maybe they washed the carpet or something but $700?? Doesn't make sense to me. Please if you are considering renting through them, please PLEASE DO NOT. You will regret it.
