    Hired Lukoff Engineering Associates in October 2023 to do an inspection of a property I have now purchased. The inspection report came with some recommendations but overall ******** year later I am being told by multiple general contractors that the condition of the beams was completely overlooked and should have never passed inspection. If I had know it was that bad a year ago, I could have simply backed out of buying the house but now it will likely cost ~20k to make this fix.I contacted the company about this and they came out to do a follow up inspection, was then told I would be contacted 24 to 48 hours later. Well 2 weeks later and after countless emails, calls, and voicemails, I have been completely ghosted. Ended up looking up their ****** reviews and apparently this is just what they do. I want them to take responsibility for this oversight....

    Reached out to this business to have him come assess our walls for structural damage. The previous owners of our house used him so that is why we called him. He spoke with my husband over the phone and said the only way to assess the walls for damage is to cut holes in the dry wall which we were completely fine with. We were told this would be $500 and he would do a full inspection. Well he came to the house and told my husband he did not have to open any walls even though my husband said multiple times he would and that wasn't what he told us on the phone. He was at our house maybe less then 20 mins and did nothing. The man could barely walk well my husband said and it didnt seem like he wanted to be there or do anything. He took our $500 and said everything was fine after no walls were opened. We were not satisfied with this at all and my husband wanted him to inspect the walls which he again said did not need to be open. After being very skeptical we hired someone else to come out and we did open the walls which do have cracks and repairs need to be done! The job is a $6,300 job that would have never been found if we listened to Richard. I dont believe he fully did the job that was contracted of him and I want my $500 back! We reached out to his assistant/secretary and she gave us his email and my husband stated all this in an email and he is not responding to us.
