Cannot get any assistance with a question related to my account. Have placed numerous on-line inquiries to be told I need to call. When I call, I have scheduled a follow up call per an option on the **** No response. Even tried to schedule a call back via the on-line option. Was supposed to get a call between 1:30 and 2:00 today 6/27. Even though it's only 2:09, I have no faith that I will receive a call back.Been ghosted to many times to have any faith.I am not sure who runs this company, but they should seriously look at their customer support model. It's bad........

So happy I read the *** REVIEW! So basically this company is known for not being transparent. They get you the loan. At the low interest rates. Then they sell your loan. The new owners of your mortgage loan will be a much high interest rate. Possibly, now a rate you cant afford. So a Payment of $700 one month could possibly be $1400 in months after your loan is sold. If you would please call us to discuss this matter we would be happy to further assist you. our number is ************.In reference to the indication that your loan closed at a low rate and then when the servicing was transferred it was adjusted to a higher rate is not a possibility. We would be happy to explain this as well if you decide to call us. There is only one type of loan where your actual interest rate could change and that is called an adjustable rate mortgage. Most cases when your payments adjust on a fixed rate loan it is due to your ********************* premium being paid with your mortgage has increased or your property taxes being paid with the mortgage has increased. Lots of confusion with the whole process of getting our refinance. ****** was a good rep, but we felt jerked around with this company. Saying one thing then coming back and saying something else. Now after the loan was closed as a FHA, they need to come back out a month later and re appraise the house. The loan has already been sold to ************** even before our first payment. I believe they are a company that just makes money by selling the mortgage immediately. The whole process with EMM was chaotic. Beware!EMM Loans LLC Response

Thank you for the review **********************. We take all reviews in the most serious manner and try to resolve those as best we can. We were able to review your mortgage loan which closed with us in April of 2024. Hopefully able to explain the reason for the updated appraisal being required was due to the specific loan qualifications being changed through the process of the loan from an FHA loan, then to a conventional loan and then back to an FHA loan. The appraisal was required to be updated back to an FHA appraisal. I hope this better explains the reasoning for the timing of this. EMM LOANS IS THE WORST. I have never been late on any payment my property taxes have been up for sale every year they have had my mortgage. They dont pay your taxes as required. This is year 3. They had a different serving company year one. Emm takes no responsibility for their servicing provider. I have been fighting them for a year I. The mean time my mortgage has increased over $1800 monthly.Don't trust this company.EMM Loans LLC Response

My name is *******************. I am currently applying for a mortgage through emm. I read some bad reviews and people need to understand not every situation is intentional and not every situation is their fault just because they are a business. A very big company with many people working their will make mistakes from time to time I've seen them resolve most but in my experience they have been more than helpful making my first home loan as smooth as possible. I called in requesting a payoff letter for my mortgage in order to refinance with my credit union. I explained why I needed the payoff letter. EMM stalled for 6 days and finally called and informed me that my mortgage had been sold and they could not provide a payoff any longer.I believe they did this on purpose to be able to make some sort of profit on the mortgage before it was paid off.Extremely shady outfit.EMM Loans LLC Response

****************** called and spoke with ******** and stated he wanted to request a payoff statement. She came to me because this loan had just closed the previous day. I spoke with ****************** and explained that we wouldnt be able to provide the payoff yet as we hadnt even received the signed documents yet from the closing agent. I told him it would be a few days, which was a true statement, and before we knew it his loan was already purchased by FNMA. He was furious when I told him his loan was sold and EMM Loans no longer owned his loan. He stated we were stalling because we wanted to make our money on the sale of the loan. I tried to tell him that was not true since anything we make must be returned since the loan paid off so quickly, but he didnt want to hear anything I attempted to explain to him. I provided a payoff statement January 14th.Review from Billy P

Worst experience ever. I was told to get an appraisal to remove my PMI, which I did. My appraisal was completed by a licensed ** appraiser and sent in. Then I was told it was not accepted after several months of calling them and looking for an update. They are a poorly run outfit. I recommend not using them for any loans, unless you want to get poor, inconsistent and unresponsive service. If that is what your looking for this is your company.Review from Karen W.

****** and ****** are the best. ****** was great to work with. He explained the process from start to finish and answered all questions along the way. I will definitely refer anyone that I know who is looking to buy/refinance.
