We hired Great American Roofing February 2021 to replace our roof for our 2 family house that we currently rent out. We were told we have a 25 warranty from ***. In less than 2 years, the roof started to leak. We had to gut and renovate the 2nd fl bathroom twice. Our contractor noticed the leak when he was renovating it the bathroom for the 2nd time. Our property manager contacted the owner of the roofing company, ******** ******* past February. ******** temporarily patched up the area but says it needs to be "siliconed" in the Spring to prevent water from getting in, which they haven't done. We contacted him several times about the leak this year as the roof was still under warranty. ********* refused to do any repairs and shifted the blame to the chimney and also blamed the siding company we hired to finish the crown molding. He told us to file a claim with the warranty company GAF, which we did. *** denied our claim, stating they only cover for material defects and not for improper installation. ******** is now claiming they're only responsible for the first 2 years. They didn't finish the roof until March and we contacted this past February. Additionally, their Operations Manager, **** ********* assured us we have a 25 year warranty on the roof when he did his sales pitch. We informed the siding company and the manager inspected the roof and confirmed there was nothing they did that caused the leak. We also paid a third party technician and a different roofing company to inspect the roof, both of them said the leak is due to improper installation of the roof. Areas where water is sitting should have been sloped and it wasn't. It's going to cost us $10k to correct the roof. We had a chimney contractor inspect the chimney and they confirmed the chimney is not the cause of the leak or the location where the leak is coming from. We had them replace one of the chimneys and cap the other just to rule out the chimneys. We now hire an attorney to sort this out.

Your siding company damaged the flat roof significantly. They had tore and pulled back the membrane under the soffit leaving a decent amount of screws and nails under the membrane and had scattered nails and screws all over the flat roof which we provided pictures of this to you. We gave you a temporary repair due to their damage at no charge. They also pushed up the gravel stop to install a new facia board which is preventing the water from flowing off the roof.  As I told you back in February, your roof warranty does not protect you against damage by others. I told you what needed to be done in warm weather and that you were responsible for paying for any repairs.  We assumed you hired someone else. We never heard back from you asking for a estimate for the repair work needed. You should send your attorney towards the siding installers.  They were the last company on the roof creating the damage that caused your leaks.  You have all of the pictures from us showing such damage.
