      I have received multiple letters from Village Captial and Investments LLC with offers to refinance my mortgage. I have called them 3 times in the past month to ask them to stop sending me letters and that I am not interested. Despite the promises that I will be removed, I am still receiving them. I do not understand why they give the option to opt-out of the mailings when opting out does not accomplish anything.

      I contacted by village capital investments by letter through mail that clearly stated on the letter that no income required, no credit required, no closing cost and so on and I reach out to them and start processing and they told me they're not running hard enquirer or hard credit run but they run very hard credit run and also they told me to sign paper work to get approved and I got approved and set the closing date for 06/28/2021 and the day before I got phone call from Justin and he told me they can't closing because of my mortgage one month late payment but I never miss the payment only thing was my bank when send to my mortgage company to longer and the current mortgage company explained to them but they use shady credit company called CIS and they send me letter dinned because of late payment and excessive obligations which lie just used to dined since they don't require income. This is scamming and unacceptable business tactics to dine the loan.

We have Confirmed with the Loan Officer that you applied for a refinance with Village Capital on 5/19. Village Capital pulled a mortgage rating which reflected your March 2021 payment 30 days late. You disputed this fact and asked that we research it further. The loan officer informed you at this point the credit supplement would become a hard inquiry of credit, which you approved. After obtaining a credit supplement through our credit vendor it was noted that the March mortgage payment received by United Wholesale Mortgage was 30 days late. Your loan officer relayed this information to you. Your loan officer has informed you that you will be eligible for a refinance on 10/01/2021 once you meet credit history requirements. At this time you are not eligible to participate in this refinance program due to the payment history. Once you meet the eligibility requirements please reach out to your loan officer and we will complete the refinance for you. Should you have any questions or concerns please reach out to us accordingly. We are required by HUD to document the payment history in the file. We follow HUD's guidelines in the their 4000.1 Handbook which identifies the requirements clearly. Unfortunately, we will not be able to process a loan application until the credit report reflects an acceptable payment history. If you believe the credit report is in error please contact the company reporting your payment 30 days late and request it be updated. If you are able to correct it we would be able to process your loan application further. Thank you.

      Seriously, I do not know where to turn anymore before I go and find a lawyer to seek legal options. This company is a joke. I got a credit notice that my loan had increased in $ amount and my loan is a fixed rate. I called this company and cant get anyone on the phone, emailed them a few times and nope, nada. I am not sure how lazy these people are but they sure seem to be extremely lazy to not answer their customers. Again my loan is fixed and I need an answer why they increased the amount I owe over more than $1k. They sure are quick enough to get your money but when it comes to customer service, they are a disgrace. I will never, ever borrow from this 3rd rate business anymore. I need an answer, why did my loan amount increase by over 1 thousand dollars? Why is it on my credit report that it has a higher balance now? I did not take out any loans on the house and I did not authorize this. Could one of you, lazy people do your jobs and answer your customers email? Joke of a business.

We apologize for any inconvenience this may have caused and look forward to creating a resolution between you and our company. The reason the amount reported is showing more than the previous amount is due to the Negative Escrow Balance on the account. Since it is still considered money owed to Village Capital, we do have to include it in reporting. Per FCRA guidelines we are required to report all info accurately, including Principal amount owed and any negative Escrow balances as one amount. You are not being penalized with this negative amount, but we do have to include it in our reporting. For future reference, you can reach out to our Customer Service line at 1 (***) ******** for any questions or concerns regarding your account. I do apologize about the confusion, and I hope this brings some clarity on your situation. After reviewing the issue you have brought to our attention, we have determined that all reporting is accurate. Your current escrow balance is negative $957.64. These funds are included with your current balance that is reported on a monthly basis. You are still responsible for the negative escrow funds as this money is still owed along with the current balance per your closing documents. As your escrow balance fluctuates, you will see changes in the current balance continue until the escrow is at a positive balance. As far as your experience with us, we are deeply apologetic for any inconvenience you may have endured with our customer service team. We can assure you that Village Capital & Investment LLC strives to provide a best in class experience and take these issues very seriously. This feedback has been provided to our Customer Service as a coaching opportunity in order to follow company standards when assisting our borrowers to the best of our ability.
