    Arianna was demanding me provide medical documentation from a medical provider regarding a service dog because I made an error on the application when applying for an apartment. Both are violations to ask and can lead to discrimination. I am expecting contact from the owners of the apartments, Next Wave Investors.

    Business Response /* (1000, 5, 2022/04/07) */ Mr. S**** placed an application and on the application when they fill out animal information it clearly asks "is this an assistance animal?" with a yes or no checkmark to check. He checked no for his dog. The dog is in our restricted breed list and per protocol we asked him to send over vet info for his pet showing the breed. Upon asking for this he began screaming and cursing and then telling us it was a service dog and not a pet. We then asked, per protocol, for the healthcare provider letter stating the need for service animal. This is allowed under HUD guidelines. We have never seen him in person so would have no knowledge of an apparent disability. After asking for this documentation he became verbally abusive to staff including calling the Assistant Manager a dumb bitch. He has repeatedly posted Google reviews telling people Arianna (Assistant Manager) is violating laws. He emailed the investor email and communication has been sent by myself to him. Because they NEVER said nor asked to verify breed restriction.. it's a lab mix and restricted? They say this in a response to help them look better and me bad. In addition to documentation for a service animal being ok under HUD? How does HUD say something that the US Dept of Justice clearly states is not allowed, they say is ok to do? They again are trying to cover their a**. They fail to know the laws and what it means to violate someone's civil rights but hopefully they will learn. Business Response /* (4000, 9, 2022/04/12) */ We have a weight limit of 25 pounds per pets and anytime there is a larger sized dog listed with the word "mix" it is a red flag. No matter what though we always ask for vet documents for pets. This company will clearly keep going back and forth trying to defend their violations to the ADA using any excuse possible but will NEVER accept responsibility for their actions. They say "mix" is a red flag. Almost every dog out there is a mix... so is this a red flag for every dog or is this just an excuse for mine? Where is this clearly noted on the application when applying? Please have them show me. HUD does say it is ok to request documentation on a service dog; however, its not the very first thing you do as this company did. HUD offers guidelines to follow and steps to take when it comes to a service dog and requesting documentation is not the first thing you do. If this company was so sure about HUD guidelines, then they would have followed them. Instead they choose to violate my civil rights and the ADA by immediately requesting documentation rather than following the guidelines set in place by HUD. Let this company continue to do business as they are and violate people's rights, and let them defend their actions in court.
