    They don't make any effort to welcome Homeowners to community. I haven't even made my first mortgage payment and they are sending letters about collections and liens before the local post office has even had time to set me up with a mailbox. They wont tell you where or how to pay, the rules of the community aren't clear in their CC&Rs. They send out terrible security to stalk your neighborhood at 4am but not for your protection but so they can let themselves in your backyard and threaten your legally parked car with towing. They're able to send collections letters but not able to welcome you to the neighborhood. Scam company, scum concept. Don't make the mistake I made and buy a property with Epic Association Management running your local HOA. Make sure you call them and discuss prior to purchasing home, had I done this and not trusted my realtor I would have noticed their rudeness and questioned their ethics before purchasing the home. I didn't notice any lawsuits against my local HOA but I didn't realize it would actually be Epic that I was dealing with who is covered in lawsuits as can be seen from their own responses to the reviews here, they hide and work in the shadows for a reason. They are not trying to improve the community from what I have seen and are an active stress factor in the homeowners of the communities they manage. You should not be threatened in your own home by a group that you are paying to maintain your community. I dont know many of my neighbors yet, but the ones I do know complain that they live in an Epic managed community.

    This owner posted this review after we had already assisted with all of their questions and concerns.  In their email response back they even thanked us for the assistance and was able to do everything whey needed to accomplish.  Their concern of having a lien on their home is wording in their late notice they received, which is required by law to be in the late notices.  Furthermore, the reason this all started is because the mail system did not deliver the welcome mailing that was sent and they opened a case with the USPS after they found out we had sent the package.  All of this is a misunderstanding and the owner has had nothing but frustration with their new home and it seems took it out on us when things continued to go wrong.  They have stated they are willing to remove this review, but no one really knows if it will happen.

    Do not hire this company. They actively engage in fraud and will get their employers sued for mismanagement, incompetence and money laundering. Both Tonya **** and Jacob ****** working there demand payment for documents that they are legally obligated to provide to homeowners for free. They actively hide money paid to the HOA and fail to disclose it to HOA members. My HOA pays them $7,000 a month and they add a surcharge for everything they do. It's great for the HOA Board if it wants to engage in fraud hand in hand with Epic. If your Board wants Epic, they're planning on stealing from the home owners. Epic also claims there's an 'attorney-client privilege' to keep from providing documents. This doesn't exist and the only reason they do this is to cover up evidence of crimes.

    Mr. *** is upset with the association he lives in because his efforts to sue the association have failed to date.  He is not on the board for the association and although he has reviewed the financials for the association he is not properly reading them when it comes to surcharges.  As much as I would love to continue to go rounds with Mr. *** and the extensive hours we have had to spend with his requests, degrading emails and harassment to date, I simply will not respond to his inappropriate antics any further.  If there was any kind of fraud, theft or crimes being committed by Epic, the Nevada Real Estate Division, whom we have been dealing with since day one of Mr. ***** issues, would have found it and held us accountable for such.  That is just not the case here, or in any association we manage.  Good luck with your next law suit you have filed Mr. ***.

    This hoa especially EDGAR ! Is so full of it ! Does not follow NRED LAWS ! Had a HEARING of putting garbage hoppers on side of homes like other members past present and future do ! Went to an open zoom board meeting! And waited my turn to speak at a hearing to be fined , etc and because my husband who is a member tried to ask Edgar and the board members how did a board member get on the board without a elected on the board lost the election then frivolous doings get done and she’s back on the board by apparently Edgar and SONI BUDDY BUDDY to see no males would get on the board ! Something fishy is going on with the three board members and the management of epic ! When I waited patiently to speak and I never got to say a word about my hearing Edgar just figured he could kick me out of zoom meeting! This is against NRED! And will be following up my freedom to go to a board meeting in the future without retaliation or harassment from board members or HOAS ! It’s insane you can’t even drop your groceries in the heat when handicapped that you have Titan tow of HENDERSON hawking vehicles! These board members are nothing but like a cult of women who want and like the control to think their better then any of the other members! They wanted the other board members gone and they wanted to put their own click in and see who they could get on the board and see hook or crook no males would be on the board ! And good ole?Edgar was the ring leader with Soni to get epic back in because they thought associa was no good ! Took a year of soni and Edgar doing things to see associa gone and do anything possible to have the other board members doing the same things their doing rate increases and fines towing etc just to put their own click it was all set up ! Whatever you do in my opinion do not ever ever buy in a hoa community or in HOLLYWOOD RANCH SUBDIVISION YOUR IN FOR A TREAT ! Watch out for retaliation, harassment and fines, violations or hearings , members doing the same things!

    This homeowner has filed complaint after complaint against every management company, board member and manager that has come into contact with this association in the years they have lived in the association.  There is nothing that can be done to make them happy and they refuse to adhere to the governing documents that they agreed to adhere to when they purchased the home.  Nothing has changed with regards to violations since they moved in, they just feel entitled to not have to adhere to the rules.  There is nothing Epic can do when a board makes a decision on fines either.  We are simply a third party representative of the HOA and follow the guidelines set forth in the governing documents and the law.  We would never do anything to place our licenses on the line for an HOA or a Board Member.  If they ask us to do something illegally, we would be required to report that board to the Nevada Real Estate Division.  We do not do things illegally as we would lose our licenses.  It is unfortunate that this owner still believes that things are done inappropriately.  I honestly wish they would submit their claims to NRED so we can have it in writing directly from them that we are doing things legally.  Until then, we have to deal with this type of complaints and reviews unfortunately.  Terrible waste of time for all involved.

    These people lie make up stories! We had two HOAS in 8 years ! And they both stunk ! We are going NRED ! Lies and bs ! She hates negativity reviews the truth! We want abide by the same rules as the 368 other owners! They play retaliation games when you write bad things that are true ! Get kicked out of open forum meeting when you ask how did a board member get in when lost the election! A joke when you can’t speak without swearing! These people are evil ! Do not ever ever buy in any hoa ! Especially HOLLYWOOD RANCH ! When 3 people decide with 55 votes spend everyone’s money a joke ! Soni wanted get rid of associa she was and wanted epic back ! She worked a year to get epic back ! Then you try to prove facts that other members past present and future have garbage hoppers on sides of homes , in front garages and you can see them from the street by the back gate ! They try to fine , hearings and violations to the members they want to harass! Sad they lie about every member got a violation for garbage hoppers! When the only members were myself and my husband! (HEARING)Pictures, recordings and emails do not lie ! She thinks it’s a waste of time ! Then treat every member equally and the board members are not special people! We all own the same property value as them ! We only had 2 stinky HOAS that stink and about 6 bd members (8 yrs)most likely they resigned because of epic and associa ! They want to try to force you to move by the silliest things they can find ! When other members do the same things! They epic can’t stand when you stick up for your rights ! The other board members got rid of epic ? Why same reasons outlined in bbb! It’s here in the complaints and reviews! We try mind our own business and we have a rt to speak at public bd meetings and will continue to do so ! This is not a waste of time only to EPIC ! The games they play ! And will continue to see every member is treated equally regardless of race , handicap etc ! She’s mad because we tried 6 years to try get reasonable accommodations for parking! Every complaint has been documented for years ! Hay if we had our way we get out of here and never ever deal with these people as long as we live ! Lots of snakes on the board ! Sad to say and Edgar must be the ringleader! Sad in our opinions in what we see going on politics at its finest! Aprox 6 bd members in 5 years a joke when 3 ? resigned ! She’s just can’t stand when members stick up for the laws and ccrs to all members equally! We have better things in life to deal every week you got worry Titan doesn’t tow your vehicle! Hawking vehicles or epic trying to fine, violations or hearings just to certain members! Records request can prove this ! Recording can prove kicked out meeting for asking how did a board member get on board ! We members have a right to no things ! Edgar proved he liked zoom to kick members out for wanting answers to board questions and trying to speak in the hearing about garbage hoppers on side of homes that past present and future members have done ! Pictures do not lie ! She don’t like the truth ! In our opinion she’s sneaky and vengeful! We were so happy when the other (2 year break ) bd members got rid of EPIC ! Then Soni wanted them back texts don’t lie ! We want others no what we have experienced with 2 HOAS ! She makes it like we had more not ! Remember 3 people got rid of associa! 3 people put epic back ! What a joke ! WHAT WE HAVE EXPERIENCED IN OWNING A HOME ! Like living in North Korea !

    A Epic Failure… Minus 1 Well I had hoped that I was the only one experiencing Epic dissatisfaction with this company, but it appears Epic has a long history of being jerks. Don’t believe the hype, it’s not all about the Associations, but how they personally chooses to deal with people, people who have issues. Epic will throw your *** to the wolves if they decide it’s a conflict of interest between serving you or serving themselves, especially if the best interest is getting that check! But speaking up and standing up for the community, won’t happen, they’re choose the association every time, Bet On It! The lot of them are extremely curt and indifferent, not once have I had an decent encounter, Not Once! Insulate by their arrogance none of the realize who much they come across as being condescending ****** and neither do they care. Epic’s only focus only goal is to get the money and placate the Board Members who can effect their contact When it comes to standing up for the Homeowners the property managers are slothful and a band of nitwits, proving they will never rise above, show some integrity and do the right things, why, because again, their only interested in placating and serving those whom they deemed as worthy! Know this, if it ever comes down to the resident or the board member(s) Epic management will choose the Board Members, that writes the Check every time… epic is completely disconnected to the communities at large as evidence by reviews and historic behaviors But I’m hopeful, Carma will intervene, and they will have an opportunity in this lifetime to have to suffer with rude and indifferent people just like themselves…It’s just a matter of time, but, it can’t come soon enough, shame on all of you, you have the power and a duty to do the right things and yet you choose not too… AB

    Thank you for your communication Aundrea/Lynn and I am sorry you feel the way that you do about the situation, but I honestly feel that I should explain what the actual situation is so others that read your comments know what is going on with your particular situation.  Epic has managed the association that you reside in for a little over a year now.  When we took over there was a board in place and that board has not changed.  The rules for parking in the community have not changed either since your purchase of the home in November of 2021.  Epic staff and representatives are not allowed to simply provide parking passes to those that request them in your community.  They first must be reviewed by the board if directors as there is very limited parking in the community that you live in. I apologize if that frustrates you, however, there is nothing that Epic can do to change the system or override the request either or we would be in jeopardy of our managerial status, not just for this association, but for all the associations we manage.  The board will provide us with a response, and usually in a timely manner, to your request.  Until then we do hope that you understand that this is not an Epic issue, this is a community issue and we are simply the third party representatives that carry out what is being asked of us as long as it is not illegal.

    This is the catch all, it’s not Epic, Epic didn’t do it, and so on and so forth, and where there’s truth to some degree, bylaws are generally written by the HOA’s the language can’t be altered, however, Epic can and most certainly should be responsible for their own bad behaviors, by keeping their arrogance and snide remarks in check, learn how to be helpful, polite, learn how to manage conflicts and invest in de-escalation training, instead of offering empty apologies and excuses ( the tools of the incompetent) Epic has all the talent and mangers with fancy degrees and titles, and yet none those degrees convert to wisdom. Aundrea D “the” Spring Oaks Village community manager is curt, condescending, arrogant and less than helpful… If Spring Oaks is seriously committed as a person who responded to my review, states , Stop antagonizing stakeholders and be problem solvers, apply kindness and have a sense of duty to fairness and respect when dealing with all Stakeholders in Every Community, start there! Regarding my request for parking. For 9 months I have requested a parking permit, to no avail… Since July of 2022 I have consistently requested a parking permit, my brother suffered a near fatal health crisis, I have family members and caregivers traveling from out of state to support his recovery, I have pleaded and written numerous emails to Epic ( as instructed others members in the community) and all of my requests to-date have been denied and yes it’s *** frustrating ( the board members, take their liberties and do whatever they want to do without any accountability) Spring Oaks Village HOA Board President -Lori ***** justification is that “parking is limited” in my building ( 60 ), despite the fact that 4 brand new permits (22-28,) were issued by the HOA recently, and I’ve been requesting a parking permit since July 2022 and it is now in June 2023. My family and caregiver which travel from out of state are constantly subjected to consistent scrutiny and harassed via Spring Oaks Village contracted towing company, (at the discretion of Lorie ***** (HOA president,) abuses her power ( in many ways ) picks and chooses which owners she will help and which she’ll punish It’s my assertion that the use of retaliation and favoritism are standard practices ( though I’m sure Epic and HOA will deny it) Regarding the length of time I’ve owned my property, I’m not certain of the significance I purchased my home in 2021 is 2023 it’s been dam near 2 years and So What! I’m still a owner, it’s my dollars that help support Spring Oaks Village HOA that pays for Epic management association… So to the responder of this review, who intentionally kept their names secret, ( a real cowardly move) Consider this, at Epic ‘s next encounter with Lorie ***** and the Spring Oaks Village HOA Board Members, perhaps y’all can spend less time tearing people down , gossiping and being genuinely unhelpful, Do something different, find ways to be supportive, do the right thing, get out your feelings and support All Stakeholders Aundrea/Lynn Sent from my iPhone

    I'm a disabled veteran who recently purchased a condo and have been harassed by the HOA and epic all the way through. I was attacked by the hoa's maintenance man and then received a violation from the HOA for the opposite. The manager of epic tried to coerce me into saying that I attacked their maintenance guy and threatened to find me if I don't admit it even though the matter is being handled in Justice Court. The president of the HOA is so petty and wicked that removed me a homeowner from the duck Creek condominium website on Facebook so that I can't see the disrespectful chit chat amongst the community. Finally the board has no members of color mostly geriatric to middle age white men with one woman in the last 6 months. I find their demeanor to be that of a bigots and racists.

    This review is not against Epic, but potentially the association he lives in.  Epic has no control over how a board acts, physical fights that occur on site between homeowners, and we will not comment on ongoing legal issues that are active in the association.  Epic is a third party that assist s the association in handling the maintenance and finances for the association.  Anything we do is at the direction of the board.  It is unfortunate you have these feelings, but your issue is not Epic.  We would appreciate if you would remove this negative review.  I would find a way to leave your review, if you so choose, specifically for your community.  We are just doing our jobs, and as long as it is not illegal, we are required to do as we are asked.  Simply and unfortunately the middle man.  Thank you.

    This homeowner has an issue with her neighbor and because the association and Epic Association Management will not step in and be an enforcer in a neighbor to neighbor issue (which an association and a management company cannot legally do) she wants to make me and my staff feel like horrible human beings.  The fact is that there is little to no money in being a community manager because we are constantly harassed, made to feel like the bad guy and have to spend most of our time dealing with issues that are not association issues, such as this, when we could be working to make the associations better places to live.  Even though we try to make the communities better, we cannot control who your neighbors are and we cannot help that you have chosen to live a townhouse style community where most of the land is the association's common area and everyone lives in such close proximity.  If you have an issue with your neighbor you will have to deal with it on your own unfortunately.  We are not judges or the police and cannot say who is right and who is wrong.  All of this has already been explained to you but I am happy to waste additional time and explain it again.
