1 starI moved out Oct 25, 2024. When I first moved in the apartment was not cleaned or repainted I any way. I know because there were paint chipping on every rooms at the baseboards and oil stains on the wall by the stove which I have video of currently. I also know because when I put it on my move in sheet as well as sent an email about it the office managers at the time decided to create a maintenance request for it to be repainted and the maintenance worker who worked for the apartment (not an actual painter) came to my door with paint to repaint. Which I declined because why would I want to smell paint fumes throughout my entire apartment? Upon move out. I was charged a painting fee which I felt was unfair due to my apartment never being painted initially. But my biggest complaints was they were trying to charge me $400 to remove stickers (aka bathroom tile stickers which you put in to add a basket to your shower) that were already there when I moved in. I had to go back and forth with them through email and phone when they could have simply looked at the charges they charged the previous tenant and they would have seen they were there upon me moving in. Regardless who charges $400 for a sticker removal? Then they tried to charge me to clean a carpet when the 2nd bedroom carpet was covered with floor mats the entirety of my lease there. And they tried to act as if they did me a favor when they removed the charge of the second bedroom cleaning when I know and they know no cleaning was done or at least needed. They have you pay a $350 cleaning fee upon move in which should be reserved for your move out cleaning cost yet they’re still trying to say I have a balance owed to them. After going back n forth w the property manager I asked for her supervisor’s number at the Ovation property and yet it only allows me to leave a voicemail… and no one calls back. This property management is extremely rude and unprofessional and needs to be stopped.Review fromCody B

1 starI recently had an experience with Ovation @ Venecia that I feel compelled to share with potential renters. My hope is to provide an honest perspective to help others make informed decisions. Unjustified Repair Charges: Watch out for inexplicable charges on your final bill. They charged me for black residue removal, which seemed like a simple cleaning job, but they turned it into an expensive repair. There's also a hefty charge for painting, even though I never painted the apartment. Overpriced Carpet Repair: The carpet in my unit came loose, which I believe was due to poor installation. Yet, they billed me for the repair as if it was my fault. Be prepared for high cleaning and repair costs for things that might not be your responsibility. Management Issues: Communication with management is a challenge. My fridge broke down, and it took them ages to fix it. There’s also a problem with accessing ****** packages and confusing charges for appointments that I never scheduled. Hostile Environment: I've received threatening emails from management, which is highly unprofessional and creates a tense living environment. It doesn’t feel like a community here, they constantly up fees to throw office parties and will slowly suck money out of you. Management also schedules maintenance without calling you resulting in a breach of contract and a ghost missed appointment fee. They are extremely hostile and will always be knocking on your door without advanced notice. Your Efforts May Go Unnoticed: Despite my efforts to repair previous damage from former tenants, I was still charged for repairs that I believe were unnecessary. In summary, while the idea of living here might seem appealing, the reality can be quite different. The property management seems more focused on finding ways to charge tenants rather than providing a comfortable living experience. 1 starWhen first opened in 2012 the management said only COX cable was available, when actually, Century Link was also available here too. Management gave people a COX paper claiming a huge discount, but compared to online prices for the same area it was 10% higher. At first over the first few years we had lots of pot luck dinners, but then between people complaining that some never contribute and management the pot lucks were shut down. After that most of the fun was shut down. The heated swimming pool is always too cold so is almost never used, the hot tub also being out side was shut down for repairs for over 2 years, and both are not always so clean. As for management, we've had more mangers, activity directors and other personal here than years open! More than half the residents signed a petition to have a TV antenna installed so we could receive FREE broadcast TV, we even offered to pay for the antenna and installation, but management refused us saying it would conflict with the COX cabling in the building. (That seems like a F.C.C. violation). Nobody can get all the broadcast channels using indoor antennas, and many cannot get the cannels they prefer. We have to sign all sorts of sign-up sheets for every little event even is we're just walking through the lobby area so they can show attendance, but for things like Veteran's Day, we got a thumb size bit of tuna salad on a small bun with a slice of tomato. Management here calls that lunch. Management invites all kinds of companies here to pitch various products for seniors, one lady that used to be here bought three burial plots because she never remembered she already had one. OTOH, when a resident requested to host a project for local scouts, it was refused saying outside groups are not allowed, yet management continues to bring in their choice sales people for other outside companies.Review fromDebi B

1 starI signed my lease 3/5/2023 for a move in date of 5/9/2023. Included in my rent were certain utilities and an amount that I would be charged on top of my rent. On 4/21/2023 I received an email from Radiance of Grand Canyon assistant manager of the property stating there would be a utility increase June 2023 and if I had any questions to contact the office. I reached out to the office and the manager of Radiance of Grand Canyon answered my call. I explained that I received an email from the assistant manager stating there would be a utility increase June 2023. The manager apologized and stated the email was sent to me in error. She further stated since you signed your lease in March 2023 and you’re not due to move in until May 2023 just pay what I quoted you in your lease. She said if you decide to renew your lease then your utility bill will increase then. I have been paying what I was told to pay by the manager for the last 7 months. Fast forward I received an email October 2023 that Radiance of Grand Canyon would be getting a new manager October 30, 2023. On October 28, 2023 I log in to the resident portal to pay my rent for November 2023.. I noticed $14.00 was added to my rent without any notification. I pay the rent and utilities that I had been paying at the time for the last 6 months. I then proceed to the office and advised the assistant manager that $14.00 was added to my rent. She asks my name and apartment number and says yes I do see a $14.00 increase to your rent this month. She says let me do some research as to why your rent was increased by $14.00 and I will call you. She calls states the $14.00 is a utility increase. I explained that I was told by the manager to pay what she quoted me in my lease and if I renewed my lease there would be a utility increase. The assistant manager apologized and said not to worry I will delete the $14.00 added to your rent for November 2023 in which she did. The new manager is not allowing me to pay Dec 2033 rent.Review fromDaniel M

1 starThey are attempting to keep majority of my rental deposit refund. They did not send any correspondence to me within the lawful time of 30 days after move out date They have been ignoring my calls and visit. Upon finally receiving the check in the mail, which was after I talked to the non-professional property manager Daisy ******** at Tesora Apts. on Fort Apache, Las Vegas, NV., I saw there were unjustified deductions taken from my rental deposit. Needless to say, I am disputing these charges and have necessary documents to prove that I am entitled to more of my rental deposit. Ironically, the management that was there assisting me with the move out process, are no longer working there. No business should get away with keeping decent tenants rental deposits without good cause. 5 starsmatt **** is the best leasing specialist that i have ever met.i am 70 years old and he show so much care and understand. he explain every thing to me .He always had a smile on his face. over the past two month i have been seaching for apartment but when i step inside Arano apartment he greeted me with a big smile. i felt very secure while talking to him. He put my mind at ease. showed me he was concern about my needs. I am going totell all my friends and family that is looking for apartment to go there and ask for him. He answer all my prayers. He is honest, I know i am going to enjoy living there. I got my keys today. And he did everyting within 24 hours. Cant wait to tell my friends and family
