Vice realty adds on fees that dont exist. We paid the rent full amount and then they told us we didnt pay the $3.99 processing fee on top of our rent so they charged $78 fee. Why wouldnt they just put the processing fee included in the rent. Or at least told about it. Also we paid on the 5th day spoke to them and was told the amount to pay wich $1431.25 for late fees. We paid it 5 minutes after speaking with her. Then get an eviction notice saying we must pay $1431.25 . So we call and the lady said they started the 7 day eviction so we must pay $141.00 for the start of 7 day eviction even though we paid on the 5th. Why would you start a 7 day eviction on the 5th? They are ***** ***** *****. The first eviction was dated 11/06/2024 for $1431.00 even though we paid that amount a day before the eviction was posted on door. I did no stove since March no sink since October last year and they refuse to fix it I have people come here they say it's a bowl behind my wall I got medical problems so I don't understand but I respect them I respect everybody if that's what they choose to do as a slumlord thank you but they also accept the section 8 money when they wouldn't fix my stuff they took section 8 money all the way to about March and still ain't fixing this house and they refused to take my money for the little money so I do have a side payment for every month that you refuse my money do what you doInitial Complaint

I used this company to manage my property. They charged me to replace a new dishwasher, which I found out was not done. They charged me to inspect the property & claimed to have replaced the blinds, repair leaks, clean/replace carpets & paint to prepare for a new tenant. They never performed any of the tasks. I had a contractor go out & found mold on the property & had $7000.00 worth of repairs. Vice Realty had claimed to have done a property inspection & charged me for the service but failed to perform the task. They are performing air conditioning repair under the name of AKAP construction which I found out they are not licensed to perform air conditioning service in the ***************. $110 I paid this company basically to sleep in my car for a month while they waste time on renting a home to me. The home could not pass inspection with the state and the repairs could not be made to bring it up to pass. It's not my fault the approved me for a home I had a deposit held on a home and they can't bring the home up to standards or even have another home that meets my family's size.. They wasted a month of my time, they should bite the admin fee and application fee since the paperwork and lease they made can't be fulfilled in there end, not mine. I was ready to move in a month ago but it's there units are not up to standard for living.Business Response

We have refunded the deposit to the tenant, removed the late fees, removed the charges for rent, and the money paid by the tenant was returned to the tenant. This tenant was a Section 8 tenant and Section 8 has certain stipulations in order for tenants to live in a certain property. The owner of this property did not want to meet those stipulations or move forward with a Section 8 tenant due to the issues that needed to be addressed therefore the tenant was reimbursed & refunded in full. This tenant filed this complaint on 3/28/2023 and we had refunded the tenant prior to this date, therefore we are under the impression they are trying to hurt our business although it was an owner decision and not our company decision to not meet section 8s requirements.Customer Answer

I am rejecting this response because: I was not refunded in full, i pId fhis company a total of $1910 and only received back $1800, when my lease states i only paid $1700 so the lease was wrong when it was created already showing less then what i paid to yhis company. This company has kept $110 for me living in my car for a month while they let the home I put a deposit down for sit empty.

Vice realty is refusing my rental first because Im a business owner. Without stubs or w2 like an employee, after submission of my income bank statements, irs income verification form. I am making this complaint due to the fact that this company is ripping the tenants off by charging fee's that are not right. It states in my lease that there would be a fee of ***** for any maintenance calls and I was charged 1***** instead they just charge whatever they feel like, and then ive been charged ****** each time they have served me with an eviction notice which I found out through the courts that they have never actually filed in court, and if you notice on my statement from Vice Realty on was paying rent I had no balance and then all of a sudden they start charging some recurring fee for God knows what, and then I start to acrew a balance that starts at 850 and goes up until it reaches **** dollars and I actually was never late paying according to my agreeement with the owner before Vice took over, I get my social security check on the second wednesday of the month and thats when i have always paid my rent. These people are Slum Lords taking advantage of senior citizens on fixed incomes who cant afford to pay these outrageous fees especially when they are not correct. They are just getting rich off of poor people and I think there should be something done about this. I have a hard time believing they can just get away with this.Initial Complaint

Ive been with Vice Realty since November, 2021 and I never had an issue. I pay my rent on time, as well as an additional $5-$10 extra. I locked myself out of my unit by accident today, and so Vice Realty is charging me $50 dollars for a key replacement. Ive been living there for a year, and Every month since I moved in I pay additional money on top of my rent. They said the additional rent that I paid every month wont satisfy the $50 charge. I have all the receipts to prove that I pay more than what my rent is. I cant understand is why the $50 cant be satisfied through me paying extra money on my rent every month.
