    Please do not join this management company. Bonnie is very sweet in talking and making promises but once you sign the contract, the communication is horrible. In other words, they do not reply to emails, texts, voicemails. In addition, they do not have the knowledge on what should your property be rented for. That delays the property from being rented. They come up with lot of reasons without telling you beforehand what is needed. When you ask to get in touch with Bonnie, her assistance takes weeks to get you in touch with Bonnie, who has not clue what is going on with your account. Later, they claim to give them a cancellation fee. This is a clear way to make money from people like us. Read all the reviews before you fall for the sweet promises made by Bonnie. I AM REGRETTING JOINING THEM. YOU WILL TO

    I’ve rented from Avalon for 3 years. The office worked are half minded, always lose paperwork, will charge you $75 for not replying to a text message for maintenance. My house had mold, leaking water, hole in the ceiling and the never fixed it 4639 Erica dr N Las Vegas NV. Upon moving out the office misplaced the keys, my 1 clicker, my move out paperwork and I had to go back into the office and refill out a sheet with my updated address. Not only did I not receive my security deposit back I never got an itemized report for the damages (which were none). I WOULD NEVER RECOMMEND AVALON REALTY AND OAK TREE MANAGEMENT TO ANYONE! They will keep your deposits, add unnecessary fees and hide behind their email.

    Tenant moved into the house on February 2, 2021. On January 10, 2023, water came into the garage ceiling through the roof. The roofing company was sent out and repaired the roof. There was no mold. On September 27, 2023, tenant called in with multiple repairs including the hole in the garage ceiling. The next day, September 28, 2023, the hole in the garage ceiling was fixed. Tenant did not return our calls to make an appointment for the other repairs he had requested. The block wall between this house and the neighbor was falling. We needed to get contractors in to give us a bid. Tenant would not return the vendor calls or our calls to make an appointment so on April 25, 2024, we posted a 24 hour notice on his door and he was charged $75 for this as per the lease agreement. After he moved out, he brought 1 garage remote, 2 house keys and 2 mailbox keys to our office. The tenant never returned to our office again. Tenant had a $1600 deposit, and this did not cover all the damages he and his pet did to the property. The cost alone to clean the carpeting and replace padding from the massive amount of pet urine was $845. The tenant would not give us a forwarding address, so the itemized statement was mailed to the last known address as per Nevada State Law. The envelope was dated June 21, 2024, and an "Address Correction Requested" was stamped on the envelope. We have a copy of this envelope.

    THIS COMPANY IS A FRAUD and they racially profiled us. On April 25, 2024, my husband and I put in an application for a house that was on their site to rent at 3132 Alder Grove Dr. We have been working with a realtor. I text the realtor on April 26, 2024 to let her know that we hadn't heard back from Avalon Realty. She got in touch with them and she told me that they said our cresit scores was below the 600s. Before we decided to rent my husband and I was on the market to buy a house, because we didn't dind what we wantwd in our price range, we decided to rent. We don't have any problems with our credit scores because my TransUnion score is a 666 & husband's is a 696. I explained this to the realtor. We then called them the following day on the 26th because we still personally had heard from anyone at Avalon Realty. Gabriella told us that we were denied because our TransUnion scares are a 581 & 580. These people are scamming hardworking people out of their money and also racially profiling black people, and giving them a lower score then they have. Gabriella had no remorse to them using their in house TransUnion report and for it being terribly wrong. It's sad that these people are taking money and falsely reporting wrong credit scores, only so they can scam more people out of their money. They need to lose their licenses.

    Avalon Realty and Oaktree management has been my property manager for my Las Vegas rental for about 6 years. I have never been happy with using them. One problem ( of many) is they won't let you leave once you sign up with them even if you are unhappy with their work. I have tried to move to another property manager a couple of times but when I ask to leave Bonnie tells me that I will owe liquidated damages of management fees for the next year until the lease runs out AND I will owe property management fees as long as the tenant resides in the property! It's like checking into the Hotel California! You can never leave! The current tenants have been there for five years and may never leave so I'm pretty much screwed. Be VERY careful here with working with her. If other owners write good reviews then they haven't tried to leave! Also there is a clause in the contract that if you decide to sell the property, you MUST use them as the realtor and pay them 6% commission, which doesn't even seem legal.

    Have had horrible experience with them. Ridiculous amount of fees for every little thing, very unresponsive to simple questions, took forever to get tax forms. Lori is great doing maintenance, but others are a joke joke. Had a tenant that was doing more than trying to reduce his rent by claiming mold. Even though the results of the test were totally bogus, they did not question any of it and sent over their remediation guys. Came back with ridiculous quote to tear up various parts of the house, even though no mold was visible anywhere. Long story short it cost me 4K to fix nothing. Their response? Oh, you have to pay for it, and if you don’t you have to sign a waiver saying we’re not responsible. When I questioned them with the government standards on mold their response was “were not experts on mold”. They would send me stupid emails from renters and ask what I should do. Uh, thought that’s what I was paying you for. Laura is incredibly unprofessional and sent emails blaming me for all the problems. They will charge fees for the slightest things, like 40$ to send out a 1099. You kidding me. Now they are fighting their termination after begging me to stay with them. They are a total farce and there are many better options as property managers.

    Prepare to be verbally assaulted by Laura, if you rent from Avalon. In December of 2022 my boyfriend and I dropped off our rent check for the month of December (I waited in the car) my boyfriend accidentally said “here is November’s rent” to the receptionist, and Laura came running out of her office. She laughed at my boyfriend and said “oh so you think you get to pay rent a month late? You’re getting an eviction notice on Wednesday!” And then proceeds to scream at my boyfriend “im not your mama!” When he told her to stop raising her voice. I called the office as soon as he told me and she yelled at me, told me I was treating her like a child, after I had told her it’s unacceptable to treat grown adults this way, and if she had any concerns about our rent she should have checked her computer and saw that we were up to date with our rent, instead of threatening to evict people because they say the wrong month on accident to your receptionist. I wrote a review on **** and ****** outlining the same behavior and Lori another person in the office kept calling me to ask me to come IN PERSON to speak with Laura about my reviews. The entitlement and delusions were almost comical, why would ANYONE take time out of their day to be verbally assaulted by Laura, oh and some of us work by the way. I said absolutely not. Then the NEXT time I pay my rent, I get a call immediately from a third person, asking me to talk to Laura over the phone, I said absolutely not. I deleted the reviews for the sake of my peace but since I no longer live there, they can’t harass me and the reviews are being reposted and updated. You cannot write an honest review of this company as a tenant, as they will harass you without an apology, and want you to delete it without making a change. It is not okay to infringe on free speech, and verbal abuse isn’t tolerated by everyone.

    Avalon overall may be a fine management company, but he may the devil himself be on your slide if you get Laura! We have lived in our Avalon rental for around 16/17 months. We have been happy here until the last few months when Laura began harassing us, verbally, even trying to go against the owners wishes. We have only met her once, but she has decided she does not like us. Therefore, she has evicted us for paying our rent on time, never having any complaints, and abiding by their set policies since the day we moved in. oh wait a minute we did have my sons cats here for a couple weeks and that was wrong of us to do but that is it. We have been ideal tenants. The people that live next-door to us are also under Avalon and the same owner yet they have had the police called on them, not by us, by the way, so many parties, and yet they’re OK. But we, a couple in our 50s are being evicted, because Laura does not like us!

    I read your review on BBB and I have never spoken to you once.  What you don’t know is that Mario no longer owns the property. The new owner has another way he is going with the property and I will not be managing that unit. That is the reason you and your family were given a 30-day Notice to Vacate.

    You have paid your rent on time and you are a good tenant.  Please look on our website at current available rentals for I would be more than happy to rent to you again. I wish you and all tenants would understand that while I manage the properties, the owners have the right to decide what they do with THEIR property.
