On August 15 of 2021, my family and I visited Los Cabos in Mexico. We stayed at Raintree Vacation Club. The very next day after our arrival, there was a sales event. Raintree sold us a "timeshare" in which we were supposed to have 30.000 points each year. They affirmed to us that we will be able to book a two-bedroom apartment for a whole week at any Raintree resort for only 10.000 points per week. So, they stated that we will have 3 entire weeks to book annually for the 30.000 points. We paid off the cost of the time share on 10/15/2021. After 8 months of purchasing this timeshare, we attempted to book an apartment for one week and after looking exhaustively on their website, we realized that everything was a complete lie. It was impossible to book even a single room at any resort. Booking a single room in the ugliest resort and during the lowest season it would cost 70.000 to 90.000 points. So, attempting to book something with 30.000 points was just impossible. Then we realized that they lied to us, so we called them trying to book, but they just said that we don't have enough points to book and therefore, we needed to buy more points if we wanted to book something. We felt bad and frustrated, we called them several times requesting the return of our money, because they lied to us, but they said that the timeshare is not refundable and if we don't want it, we can sell it to somebody else. They also stated that if we want to sell it, we have to pay a transfer fee and additional processing fees, leaving us with just a minimal amount of what we paid. In the meantime, they're calling us constantly requesting the annual fee which is about $1000. In summary, Raintree never rendered any services as we agreed on the purchase day. They promised 3 weeks for 30.000 points, but as I explained above, we cannot even book one single day.Raintree Vacation Club

We bought into RVC in 2001. Initially our maintenance fees were low, just over $500 annually. Booking was quite easy at that time, and we used it annually. Fees are now over $2000 annually. Booking space in popular destinations is virtually impossible, since units are available through discount services like Trivago and others. These take away availability for members. As RVC says, book early - a year in advance - to increase your chances. However, planning that far in advance is very difficult, not knowing what the future will bring. I could donate to a non-profit, but I don't want to saddle them with annualy increasing maintenance fees. I am exploring timeshare exit companies, but as RVC says, check them carefully to avoid scams. Never pay an upfront fee, only pay upon successful termination of your contract.Raintree Vacation Club

Raintree is horrible, they continue to raise maintenance fees annually, the resorts have not been upgraded in years, in fact when i joined the resort at Club Regina Westin, the resort is in terrible condition and we cannot use the Westin portion of the resort which altered my original contract. If you call their corporate number it goes directly to voicemail to leave a message and the messages are never returned. I recommend avoiding this timeshare company. Someone needs to file a class action law suit.Raintree Vacation Club

Horrible, dishonest company. They Increase their fees every year and reduce promised services. Avoid this company . They are not honest! I have been a member for over 20 years. Wh en it was managed by Starwood, it was good, but Raintree is a disaster.Raintree Vacation Club

Total scam, never and I mean never have availability at resorts for the points we pay megabucks for bet of course they always have availability for cash rental.Raintree Vacation Club

The time that you make your reservations in advance can make a great impact in the availability of some resorts and rooms. Many of our members make reservations 9-12 months in advance, up to two years with RCI, and therefore some resorts get booked quickly. We highly encourage all members to make reservations with the most time possible, to guarantee availability in the desired location. Since Raintree Vacation Club’s inventory is available for booking at 12am CST and up to 365 days out, it would also be best for Members to try to make reservations online as soon as it’s available to get the best shot at booking.Review fromCarmine Iadarola

They do not fulfill their promises. We have been members for 25 years and we repeatedly cannot get a two bedroom unit which we have loyally paid for 25 years. Can't trust what they say in the sales presentation.Raintree Vacation Club

Members purchase a certain points allotment that they can use to get any size unit depending on availability and amount of points value for that unit. Members are never guaranteed a certain size unit. We have informed the Member that the time that Members make their reservations in advance can make a great impact in the availability of some resorts and rooms. Many of our Members make reservations with 9-12 months in advance, up to two years with RCI, and therefore some resorts get booked quickly. We originally purchased twenty-five (25)years ago, a 2 br unit for 1 week which could be converted to 2 one bedrooms and used different weeks. We were satisfied back then and purchased another week in a 2 br and upgraded a few years ago to sapphire status to be able to use our weeks any time. In the meantime, Raintree converted to a point system, which we were told it did not impact our contract and gave us more flexibility. I suspect the person who responded to BBB is not aware of the history of the company or would not have made these comments. In early March I was told by one of the Raintree reservation specialists that members/owners have access to a limited number of rooms while the rest of the units, and it seems the better units are only available for rental. According to the Sales Rep this policy was instituted during COVID to raise money during a very slow time for all hospitality businesses. Thus, during Covid we visited twice but could only get a one bedroom, which for reasons stated above was understandable. To refute the assumption that this was a last minute reservation, I tried booking a 2 BR online in Cabo exactly 12 months in advance - no units available. Even today we tried to book a two bedroom for a week in March 2024. Interesting none are available but if I wanted to pay for a two bedroom in Cabo could get one immediately. . Additional concern is that the unit last month in PV was poorly maintained units despite being long term owners. It’s an embarrassment for us to have guests in such shoddy rooms We understand that units are not always available, but three years in a row of not getting a two bedroom (22.23. and 24) trying to book at least 11 months in advance when according to the website there are two bedrooms available seems Raintree's response seems very suspect. If they would like to resolve this our of the public eye, they have my information and can reach out to me directly. I couldnt be more dissatisfied with this company. The options that they have given me to relinquish my ownership have been wholly unacceptable. It is not my responsibility to find someone willing to buy a timeshare from me that was sold to me under false pretenses. BUYER BEWARE. STAY AWAY FROM THIS COMPANY. My loan is paid in full, and I have faithfully maintained my maintenance fee obligations over the years. However, it seems that they stand by their sales agents who defrauded me as they refuse to cancel my account. We do not use this timeshare anymore and so it is completely illogical as to why they refuse to cooperate. Do NOT buy a timeshare from Raintree Vacation Resorts!!!!Raintree Vacation Club

To Whom It May ******** This letter is a response to Mr. *********** complaints regarding the purchase of their Raintree Vacation Club (RVC) and their request to cancel their RVC ******ship. While the complaint states that they were defrauded there were no further details, therefore we can only respond to the cancellation request.We have informed the ****** that all ******ship Agreements (Agreements) entered into with RVC are non-cancelable contracts after the expiration of a five-day rescission period once the ******ship purchase has been completed. As such, RVC is not in a position to terminate any of its ******s rights and obligations under such Agreements once the expiration of the rescission period has expired and generally will not agree do so.As an alternative approach, we suggested that they may think about transferring their membership interests to a third-party as follows*: 1. Sell their membership interests to a third-party; 2. Assign or transfer their membership interests to a third-party; 3. Donate their membership interests to a non-profit organization.*In each case above, a fee will be payable to RVC to transfer the membership on its membership records.Any of the above options would likely relieve the ****** from any and all obligations under their respective purchase documents. Raintree Vacation Club has a very active transfer of rights department processing transfers daily, which is why the options of selling, transferring, or donating are given. Raintree does not have a buyback program and does not assist in the resale of the ******ship, that is something that the ******s must do on their own. Some ******s transfer the ******ship to family members, friends, or co-workers. Others go through a resale company. If the ****** does decide to hire a resale company, they must be sure to check references before giving them any money upfront since many of them are scams. Thank you for your reply. For the record, we were deceived regarding the following:1. Our salesman promised us that if we do not like our deal then we could call him and he will resell our timeshare to someone else!2. One of our first destinations was ***************************. It was advertised, as having a close beach location. After we arrived, we have to go miles toward the ************ location to reach the beach that was advertised.3. We found out that the cruise ships that we were promised to have access to were not accessible to us.4. A short time after signing the deal with Club ****** we were told that the ************* will be not available to the Club ****** members, even though we were promised that they would be.5. We were never informed that the maintenance fees would increase. Our fees started at $780 every two years and are now $1756.As a family, we can not use our membership due to my wife's medical condition, so we have not been able to use it to travel together for years. We both take care of our elderly parents and it requires big expenses. The uncontrollable (and increasing) fees associated with this timeshare are unbearable. If we had been given the truth, we would not have made this purchase. Please close our account.I. S.
