      Details: I was to close on selling my house on June 17th. I had signed all my docs and did all I was supposed to do on my part. On June 17th the day of closing I gave up possession of my home to the buyer. I did not get my money however. I was told that the lender did not submit their loan money on this day and I did not get my funds. I got an excuse (not my money) from the title company telling me the lender did not resend money to them as they should have and this caused me to not get my money. I felt that the title company did not do enough to protect me. A title company is supposed to protect the buyer and seller. I felt that when the title company found out that the lender had not contributed their part of the deal they should have called the lender to remind them of the closing on June 17th and reminded them of their obligations to the borrower. Since I did not get my money, I had to borrow money in order not to have to sleep in my car. I had planned on getting my money on the 17th of June and had spent all available money I had and maxed out my credit cards. The title company made numerous " I am sorry" statements, however sorry is not good enough if a person feels hardship from their (title company's) inefficiency and the lenders. The title company should not let lenders shirk their responsibilities to fund loans. It should be their priority and duty to see that all parties (buyer and seller) get what is due to the on the day of closing. I did not get my part (money) but the buyer got theirs (my house). This is not the way a title company is supposed to be. I would hope that this is not a standard practice of title companies.

      Likewise, my wife and I purchased a home in Las Vegas. After their parent company Fidelity National Financial, systems got hacked, everything started going sideways. Kathe *******, our Chicago Title representative, told me the outstanding debt payoff payments, made by us, for payment by them, to our creditors, was mailed out on 12/4/2023. We had to wire Chicago Title, funds in excess of $100,000.00 making certain they had those funds on time, at closing. That was in addition to the $400,00.00 plus used as the down payment. Today is the 13th. The home insurance company we engaged sent us a notification of cancellation yesterday, 12/12/2023, for unpaid insurance that was to be paid at closing, 12/1/2023. We will have to make another duplicate payment of the homeowners insurance premium amount because of their flawed methodology of payout processes. If all the funds were to be sent express mail, within 72 hours of closing, as stated in the closing documents, the creditors would have had those monies by now. We had to make another monthly payment on one of those accounts to prevent being charged a late fee and having a ding on our credit. Now that creditor will have to issue to us a refund of amounts overpaid. We are about to have 6 more creditors call us for late payments as well. There must be a better way to track funds once paid to the title company. I really would like to know where my 100k is and who has it, and why has my money not been quickly applied to my accounts as legally required? If there are any title attorneys out there reading this, I would entertain a lawsuit against Chicago Title, for failure to perform as agreed. We too are moving to Vegas from California. We have used Old Republic Title Co. multiple times without issue. This is our 1st experience with Chicago Title. The seller chose them to close with. We wanted to use Old Republic. They are reliable. This is costing us time, money, and reputation. This is no way to do business.
