I was forced use the service Obligo to move into my apartment through ********************** Through Obligo i paid $694.80 which allowed renters to mov run without paying a security deposit. I was then charged a security deposit by ********************** Essentially, i paid way over our intial agreement. I did not use the Obligo service as agreed upon. I moved out of Common apartments and did not a receive a refund from my Obligo service though i did not use it. I have reached out to Obligo and they stated the fee is non refundable and to take it up with Common. Common has stated to reach out to Obligo regarding the charge. I would like a refund on a service i never used and was forced to pay before moving into my previous apartment. Thank you,*****

      Hi *****,

Were sorry you didnt have a positive experience using Obligo. When you moved into your rental unit, you were asked by your property manager to complete an Obligo application in order to fulfill their security requirements. This provided your property with a billing authorization for any potential charges at move out, which remained in place for the duration of your lease.

Obligo charges a non-refundable fee for use of this service. When your move-out was confirmed, your Obligo account was closed without any charges from your property manager.
We do thank you for providing us with this feedback, as it will help us improve our resident communications. Please feel free to contact us at ************************************ if you have any questions or concerns.

Obligo provided for deposit free services in lieu of direct deposit being made to a management company in ***** for an apartment we contracted. The deal fell through when the apartment was no longer available (6/2021), we emailed them several times to refund the fee which had been prepaid for the year (through 5/2022) to no avail. No response at all. They recently continued to try to charge us for this unit. Again, we requested a refund. No reply. Obligo case #*********

-Originally signed up for this online service to ensure I got my security deposit back when I was forced to move out of my apartment before the end of my lease with a company called My Stoop. That was in 2019, the lease was up in March of 2020 which was when Obligo was supposed to return my security deposit to me. They also charge a $9.99 monthly fee for this service which was supposed to cease when the lease ended. -Since then, the company never got my security deposit returned, and continues to charge me every month. They have been unresponsive when I've asked them multiple times to remove my account and method of payment. I have changed credit cards and they continue to charge me, I have also had my bank block 4 of their merchant numbers and they keep charging me from new ones. -My Stoop is unable to be contacted since they ceased operations, Obligo is also non-responsive and it seems to me that this company is just a scam. -I've never received any services for my payments and never was returned my original security deposit which was the point of signing up for this website anyway. It has been 2 years dealing with this and I would like the payments to be refunded and ceased and for me information to be removed from the company's website.

      Hello,

We sincerely apologize for this and Obligo will stop the monthly service payments.  The landlord of the property is who is authorized to close and edit their renter's Obligo account because they are who has your lease information. Obligo does not manage renter's apartments, we provide a deposit-free service. If Stoop has not responded to you then we will stop the service fee payments.

Obligo states that they acquire renter bank account information for the sole purpose of transacting first month rent and security deposit transactions on rental agreements. The rental company ******************************* rejected the reasonable terms for the rental property, and withdrew the rental agreement offer. The rental agreement was never executed. However, Obligo withdrew the funds for the security deposit and first month rent from my bank account. The website shows less than half the amount available for refund.Obligo broke the terms of their service by withdrawing funds from my account prior to the execution of the rental agreement.
