We have been staying in this residence since June ******* and for some odd reason we have not been able to speak to anyone , contact anyone regarding anything with this property. Which is seemingly unprofessional. We have been getting charged everyday additional 200$ and more and we are on a payment plan. We are not understanding how you all can charge us everyday without that being discussed or disclosed in our lease agreement. There are no late fees stated to be charged everyday. We have no information to reach and talk to someone and this is becoming a problem which we are going to have to see someone in court. We need someone to reach out to us via cell or email. Hi,
The payment plan as shown on your ledger (attached for reference) is the reasoning for the $220.25 charges. As outlined in the signed payment plan, your balance was $781. With the $100 payment plan fee as outlined in the signed payment plan agreement, the total balance was $881. As shown on your ledger, we credited $881 and broke it into 4 payments. These are not new amounts, they are the agreed payment plan scheduled amounts.
The only email received from you was on 4/13, notifying us that payment #2 for the payment plan would be late. If you need a call or other assistance, we must be contacted at ************************************* so we know of your need for assistance.

Dear American Avenue,This issue with the keypad needs to go back into review again. I will not be paying a repair charge for something I did not do. As I stated before, this new "door key pad" your workers installed was not working correctly since it was put in. I have had to replace the 8 batteries numerous times because the keypad would constantly chirp thus running the batteries out very quickly. As I was doing so I noticed the device loosening each time the batteries were changed. This is NOT my fault. This is the installers. Numerous times I was locked out of my house and had to use my spare key that I had hidden outside to get in through the back door. At this point I removed the batteries from the lock since it was not working and just discharged the batteries (which are not cheap). Do I need to file a police report? You guys stated someone tampered with the keypad. Do I need to get a statement from them? Should I be worried that someone is tampering with my home????I am willing to pay for something I break. For instance the window pane, which was over priced at $225 for a 5 x 8 inch piece of plexiglass that was substituted for actual glass. Supposedly the worker had to go to ******** which is over and a half away to get this. Then when he came back he had to go back to the store to get some caulk. I paid that which was absolutely way overpriced but paid it because it was my fault. The door lock was NOT my fault. The new one you replaced does not connect every time it is closed and causes the battery to lessen each time b/c it beeps three times to say it is not engaged. I will report this to the BETTER BUSINESS BUREAU and I would like all contacts to the corporate office- mailing address, email, and phone number. They did not send back info that I requested several times! I have put in over 15 maintenance requests and they decided they werent going to fix things bc the it was built in 1940. This company has done everything possible to steal every dime from me that they can over the 12 months I have rented from them. I have always paid my rent on time/early and theyve never had any issues with me. As I am moving out and my lease ends on the 11th they are now trying to get an absurd amount of money from me and telling me I owe rent for the ENTIRE month of April. They have made it very difficult and complex to be able to keep up with bills and other things for my children and I am 7 months pregnant on top of it. Ive attached your ledger for your reference. Your account was initially charged the full month's rent for April, but this was immediately offset by credits applied for the days you were not in the home. The ledger provides a full breakdown of these adjustments.
I totally understand how the charge could be confusing, but if you look at the credits, youll see that you were only charged through April 11th.
Additionally, the reason your balance was higher than expected is due to two returned NSF payments from February, totaling $700. These were added back to your balance when they were returned.
Please note that your account has not yet been finalized following your move-out. You will receive your final account statement, including all details, within 30 days.

This company is the worst company to do business with. They do not communicate with or provide you with any kind of contact information outside of emailing them which they may or may not respond to. My lease was due to start today and I receive an email the day of stating that they are going to be late with providing me the code to access the home due to maintenance issues. They have not given me a time frame nor have they responded to my inquiries. They will not respond to my emails or phone calls and now not only have lost time with my movers but I am losing daylight as well. I am currently in the process of trying to find somewhere else to move to and retain my monies from them. They keep charging me water bill fees without looking into that I paid it I even showed them proof I paid it water bill had also been in my name since I moved here and can provide more documents if need be if you go to the Inkster water company site and pull up my address for my account it shows the bill got paid twice every month except January because when I went down there she told me I had a credit and also when I contacted American ave about it they said request a refund from the company why would I do that if I paid it and I still would have to pay a water bill every month *** I feel they want a reason to charge meCustomer Answer

***** ALERT* PLEASE avoid this leasing company like the plague! They are predatory, bottom of the barrel SCAMMERS who prey on vulnerable people and absolutely do not care AT ALL about any of their tenants. Less than 48 hours after my lease began I learned the hard way that this company does not value the human lives being affected by their shady business practices more than they do a dollar.I signed a lease to begin on 3/14. Prior to signing, I had my lawyer review the lease and research the company and, despite the lack of human interaction, everything seemed legitimate. I was given a keypad code and told keys would be inside. Move in day, no keys. That night at 2 AM another tenant with a lease and KEYS TO THE PROPERTY gained access to the home to move her stuff in but saw that we were already there. This was a major safety and security violation and what I considered an emergency situation. Since it was early morning hours on a weekend, I could not get a hold of ANYONE even after I found my landlords phone number and email adress online and attempted to contact him directly. He told me he couldnt take my call because he was at his daughters soccer game. It wasnt until after contacting my lawyer and authorities who advised I file a civil complaint with the local magistrate that I finally received a response from the company trying to convince me that I am the only active lease on the home and that the other tenant got scammed. If she got scammed, HOW DID SHE OBTAIN KEYS TO THE PROPERTY? No one seems to be able to answer that question when asked. COMPLETELY UNSAFE, UNETHICAL, UNACCEPTABLE, and INEXCUSABLE. We are truly sorry for the difficult experience you had when moving into your home. We understand how frustrating and unsettling this situation must have been.
As you know, all of our homes are available for self-guided tours before a hold fee is paid or a lease is signed. While this offers flexibility, it can also create opportunities for bad actors. Unfortunately, someone was scammed into believing they had legitimately leased the same home. We are actively working with local authorities regarding this incident. They toured the property and unknowingly took the keys they did not have legal rights to, which had been left in the drawer, without any fault of their own or prior knowledge on our part.
We take scams very seriously and have invested heavily in security measures, including enhanced safeguards on our doors and website. Despite these efforts, you were unfortunately affected by someone elses fraudulent actions.
Given the circumstances, we have released you from your lease without penalty and are refunding all monies paid. We completely understand your hesitation in moving forward and want to assure you that you were the only valid leaseholderwe did not double-lease the home.
It looks like we are still awaiting a forwarding address to process your refund check. If you could provide that at your earliest convenience, we will prioritize getting it sent out as soon as possible.

I have had charges my account for over 3 months now that they have said they will remove, but still haven't. I get multiple texts and emails per day about these charges. I email them and every time get a response from a different person saying they'll file a dispute but need documentation. I have submitted the documents multiple times. It's clear these people don't talk to each other, don't have access to emails previously sent, and don't care at all. There's no way to get in contact with anyobe over the phone and they want it that way so they don't actually have to do anything for you.Business Response

February 2024 we looked at this residence. We noticed that the ** was stolen we contacted the property management company told them we did not want to sign the lease due to the ** not being installed at the home. They guarantee us that the ** issue would be fixed by our move-in date and there would be no issue of us moving in on the date that was listed on our lease our move-in date came. We were leaving our old residence headed to the new residence and on the way there, we received an email stating we were not allowed to move into the home due to the fact that the ** issue has not been corrected. We had to pay extra for a U-Haul for a week and a half and find shelter due to the fact that they left us homeless we were finally able to into the home March 30 2024 We were told by representatives to go under our account under ******************************************************************** and under documents and we would be able to sign a new lease with the proper dates and the proper amounts Now we are in March 2025. We have been patient all year and have tried extensively to get a hold of American Avenue Leasing to have this issue corrected. We keep requesting for someone to give us a call. We keep requesting for a copy of the old lease. We keep requesting a copy of the new lease that we were supposed to sign and we still have not been able to sign Now we are being charged extra fees that we are not supposed to happen and we are unable to get a hold of anyone at American Avenue Leasing. We continue to try to get a hold of them. We have sent email after email. We have sent message after message. We havesent phone call after phone call and then today we get a message saying if we do not pay all of these late fees and fines that they will start legal process even though we have been attempting to get a hold of American Avenue Leasing since March 30 of 2024 and here we arein March 2025 And we have been unsuccessful to get this minor issue resolved. Hi,
The lease is not needing to be changed unless your move in date was over 10 days after the lease start date (the provision of the lease regarding "Delay of Occupancy"). This provision states you must move in within 10 days. As far as we have documented, you did move in within 10 days of your lease start date. Regarding the rent, I am showing that you have already received the credit for the delays which you were delayed in moving in. No other credits can be given at this time.
For reference of the lease agreement, here is provision 3.1-3.3 of the lease; "3.1 Tenant must occupy the Property within 10 days after the Commencement Date. 3.2. If Tenant is unable to occupy the Property by the 10th day after the
Commencement Date because of construction on the Property or a prior Tenant's holding over of the Property, Tenant may terminate this Lease by giving written notice to Landlord before the Property becomes available to be occupied by Tenant, and Landlord will refund to Tenant the Security Deposit and any prepaid rent or move-in fees paid, within 14 days of notice from Resident. If Tenant elects to continue with the lease agreement despite the delay of occupancy, ****** shall not be charged rent until the date possession is delivered to Tenant. Landlord shall have a period of 10 days from the agreed-upon move-in date to provide possession of the Property to Tenant."Best wishes,

Hi,
We do not have 1 phone number - each employee has their own as we each handle different parts of the management process. Depending on your web browser and pop up allowances, you may experience such issues. I always recommend if you ever have such issues again, to first try a new browser. If you still have issues, use a incognito/private browser. You should have luck with one of the two options!
Once your repair is all done, if you would like to request a concession for the delay in being able to submit your work order, you can email support to request a concession.

$1250 for rent ******* for utilities Around $2000 for move in fees The property was not throughly inspected, cleaned, or exterminated as we were informed it would be Gas leak, unable to use hot water or heat for the 2 weeks of move in Faulty electrical wiring, fridge was off for 2 days Roof leakage 3 weeks, currently in the process of their maintenance team fixing it Property Management told tenant to not put any utilities in their name. But weve been charged an additional $50 monthly service charge and a $40 one time account setup fee to use their 3rd party utility service. Per the lease, we were to only be charged an $16.99 service fee additional to our monthly utility, theyve refused to give our money back, and to stop $50 charge. We are asking for an investigation, the uses Ai generated responses and Ive only spoke to one representative once before move in, otherwise they do not answer. It has been nothing but chaos since move in. I feel that this property management is not legitimate and feel that we have been scammed. We would like to end our lease with no penalties, refunded for our payments to the company, with time to find new livingBusiness Response

We do have a process in place for this, which involves providing a 30-day notice to vacate and payment of the lease break fee. The lease break fee is calculated as two months' rent, which amounts to $2500. This fee helps cover the costs associated with ending the lease prematurely, such as finding new tenants and potential lost rent during the transition period. Regarding the utilities, those are normal ranges for utility costs of a single family home. The cost is determined on usage and any fees charged by the provider.
