    My Landa experience reflects all other reviews below: Landa promises fair returns on fractional real estate investment but instead have locked up my ~$2,000 Landa deposit and will not return my money.Their app has been down and unusable for >3 months now, and their Cust Svc response say they have "undergoing maintenance due to an issue with our technology partner" is BS...they are just trying to pass the buck...while not passing my invested bucks back to me. Landa = savvy thievery, folks.

    I began investing with Landa in early 2024, over the course of time I was adding to my portfolio and getting small dividends in return around $7 which later decreased to $3 or zero. My total value I invested was $1600. Around October, November and December of 2024, I seen my profits go stagnant and losing percentage I tried to sell my shares, but that availed to nothing. I emailed Landa Support in January 24, 2025, requesting that I would like to sell my shares, pull my remaining $1600 funds and close the account. They responded that all accounts can only be fully closed once all shares held by the investor have been sold. For properties in pre-IPO stages, shares cannot be sold until the property goes public. They also stated they offered redemption plans allowing investors to sell shares back to them, but this program is unavailable. In February, their phone app stopped working. I deleted and downloaded it thinking it was a glitch but can't locate my credentials with either phone number or email. The app as a whole is inactive and investors are unable to see their portfolio. I'm very disappointed how they mislead their investors.

    I have been renting a property from Landa for a few years now. This property was in foreclosure and I was not advised. They had me resign a lease knowing this property was in foreclosure. The *** has a lean on the property. The gutters have fallen off the house. The dining room is soiled when it rains, the oven went out in October and the list goes on. I keep getting told there is a backlog in work orders and someone will get to me. The app for Residents doesn't work anymore and all the say is pay the rent via wire transfer. I contacted the county and an attorney as well. I feel so scammed and yet still trained to hold up my end of the agreement and pay my rent. At this time, I will have the courts get involved. This is a slumlord situation.

    Worst real estate investment company ever havent been paid dividends for about more than 6 months and are refusing to pay back the money I invested in even after getting a lawsuit.

    I have invested well over a $1000 into the Landa real estate investing and it has been impossible to sell the shares that I had until it had passed the *** stage which was almost over 2 years ago, I tried living into the ago to see if it had finally reached it and to see if I have any money left as the initial offering price kept dropping. Now that app won't even open to sell my shares ! Absolute Scam! Absolutly terribly platform with no help from Landa! I Will need to file a Lawsuit against them all!

    In October 2023, I invested approximately $4,392 in the Landa app. Initially, I received an average monthly dividend of $7, which felt rather small. When I inquired further via email, I was informed that the properties I had invested in had not yet reached the *** stage. They explained that the properties must reach this stage before shares can be traded and funds can be retrieved. I continued to monitor my investment over the course of the year.On November 4, 2024, I contacted Landa again, requesting to withdraw my investment. Landa informed me that some properties have redemption plans, but the properties I invested in do not. According to their response, I would need to wait for these properties to reach their *** stage before I could access my funds. Even though Landa mentioned that properties must reach the *** stage, they also made it clear that there is no guarantee any of the properties will ever get there, as all shares must be sold first.Additionally, the Landa app has been glitchy, with some transactions showing as "processing" for over six months. Although I initially received dividends, I haven't received any for the past four months. Landa has provided no clear pathway for me to recover my investment, simply asking me to wait.The app has accumulated many negative reviews, and it seems unlikely that anyone would be willing to invest in it. Consequently, the property ***s may never reach maturity, which means Landa's investors may never see a return on their investments. Given Landa's failure to provide a viable path for investors to retrieve their funds and the uncertainty surrounding the ***s, a lawsuit may be necessary. It is becoming clear that Landa may not be obligated to pay back investors, and it could take yearsif everfor their investments to reach maturity.

    This company has held my funds for some time now. I joined this with the hopes of making money using this business. One last year I logged in to make a withdrawal and found out that my account had been suspended. This action made no sense because throughout the months I ve withdrawn very small sums of money earn and now they're saying that they can't verify my account which makes not a bit of sense. If others are involved in this scam please reach out that we can for a class action against bad practices taking place.
