      On February 25th ****** ******** of Compass Licensed Real Estate Broker (listed office address is **************************************************) posted under the handle justinrealtorig (*************************************) showing a 3 bedroom apartment located in ********. I reached out via the number provided (**************) on WhatsApp. ****** responded about the apartment being available and sending a application to fill out. He stated the fee was $180.00. Upon receiving the link, I fill out the application and notes that if the apartment was no longer available or i no longer wish to proceed the fee will be refunded instantly. ****** requested that i send the fee via cash app or zelle. I opted for zelle. ****** requested for the Fee be sent to ********************* **** ******. I verified if that was the correct info with a screen shot of what appeared when I used zelle. ****** confirmed it was correct therefore I sent the fee. I inquired about another apartment that was listed. He said to send a payment to hold the apartment. The fee was send but was placed on a 24hr hold via my bank. That is when I figured something was not right. I told ****** the transaction did not go through and he would have to wait 24hrs. He then sent another contact for the payment to be sent to **************, ****** ***** *******). In that time ****** stated I was approved for the apartment and gave me a scheduled viewing time. I told ****** I no longer get wish to proceed with the process and would like to be refunded. I have not received any communication from ****** since.

      I have unsubscribed from thousands of emails from Compass and had email correspondence with the broker and support team about being removed from their marketing campaigns. I have filed 3 *** complaints in 2021, 2022, and 2025 and had their company commit to removing our domain from their email list. Myself and everyone at my company have lost thousands of dollars to the hours spent per week unsubscribing from hundreds of emails per day. I need confirmation that our company domain will be removed from their marketing campaigns since all of our unsubscribe requests and blocking attempts have been denied.

      They stated they removed my email address from the marketing list but I have received multiple SPAM emails since that statement.

      Sold a property with Compass. The agent told us about two inspections required by the government for the sale. After closing, the buyers discovered that there was another inspection that was required and demanded that we pay for it. The agent expressed it was up to the buyers to find that information during their due diligence process. The buyers sued us and won. So the agent missed the requirement and, rather than correcting their error, provided information that was not accurate.We contacted the brokerage, who claimed that they're not required to advise clients about regulations. Other agents have confirmed that it is a standard practice. They also said that the agent checked for new regulations before the sale on the municipal website. However, the one that was missed was announced there approximately two months earlier. They will not refund any of the > $15,000 that we paid for their services.

      I like to complain about one of the property management COMPASS runs in **, The ********************************************************************************************************************. I lived there from Oct 6 2023 to Sept 13 2024. When I was moving out I was asked for a check for move-out fee of $200, which I was told will not be cashed unless there is any damage to elevators, cart, hallway, etc. More as a security and again will not be cashed unless there is a damage. Not one but with 2 employees that was said at the front desk at around 2.18pm on Oct 12. I moved out on Oct 13 and the check was not cashed so I thought all good.Until 48 days after my move out I see it was drawned from my account. After 48 days I am gone. I emailed the manager and she said it is a non-refunable fee and attached a paper looks old with fees for move-in and move-out each $200 and $750 for security deposit for damages she says. I explained that I was never been informed nor charged for move-in fee.Neither was asked for $750 because this is not the case. ************ asked me for $200 and assuring this is only for incase of damage and won't be cashed. I shouldn't be charged for something didn't exist or I am informed for 48 days after I moved out. She didn't even respond. I can take to small complain court but it means I lose a day of salary. So I like to complain here with hope that Compass main office would take it seriously and refund the unreasonable and uninformed fee. I work over a day for it. I appreciate if this could be resolved here and maybe they make sure to inform tenants better in the future and in writing before they move-in. on their website, forms ,etc. Thank you

      This person is a realtor working under Compass Realty. After going back and forth I decided that I was not comfortable with moving forward in the process with him. He told me that I would receive a refund but the next day he has ignored my messages and I am unable to reach him. I tried reaching out to the person who I sent the money to but they have also not responded.

      ********************* of the ****** Group for Compass sold me my first home in November 2022, a new construction townhome within ***************** in ***************, **. The Florida FARBAR sales contract and closing documents executed by ********************* stated there were no open or outstanding building permits on the property. Several months post closing I discovered there was no Certificate of Occupancy on my home, including 27 failed safety inspections and construction permits by the City of ***************. ************************************************* and I have suffered over $300,000 of reconstruction damage due to a roof leaks, flooding, failing of stairwells, electrical safety issues, plumbing leaks, two mold remediations and a rat infestation. **************** refuses to respond to any communication, and I am currently filing a lawsuit against Compass and the ****** Group for non-disclosure, breach of contract, and fraud. ********************* has also sold multiple new construction townhomes to my neighbors within ***************** falsely claiming on closing documents all permits are closed, and is now selling a phase II development of *****************. Please contact the City of *************** for information regarding all failed permits and construction issues relating to Galleria Villages, and please investigate the ****** Group.

      ******************* was the real estate agent who represented us in our first home buying transaction which clsoed on 12/05/23 for $2.2M. The home address is *****************************************************Throughout the offer submission and negotiation process, **** and his team were negligent in the following ways:Negligence / Breach of Duty - Refused to provide guidance or info on competitive offers or initial offer price - Misspelled my husband's name on paperwork multiple times, delaying submission of documents to seller - Ignored multiple phone calls, texts, and emails (all documented) during time-sensitive offer process. - Went on vacation and did not provide a backup point of contact two times during offer process - Did not provide our contact info to the escrow team so they were unable to contact us in the time frame required.- Failed to reply to multiple emails, texts, calls on our inspection report, which had a 3 day expiration period.- Failed to advise on comps used in appraisal report. Appraisal came in $200K ($2M) under offer price of $2.2M.- ****'s team dropped off multiple calls with our lender about our appraisal because they had to catch personal flights for personal vacations that we were unaware of

      I invested about $9k of my commission check into the Compass agent equity program, and Compass decided to take all my contributions without telling me. When I asked Compass about it, they ignored my inquiries. Until recently, when I contacted my old manager, he forced them to respond. I asked for the paperwork for my departure, and they ignored my request. I did not sign any paperwork when they claimed I left the company. However, they still took all my retirement contributions.
