HappyNest has consistently charged my card on 4 separate occasions with today being the most recent without my consent. The gate is locked at our property and I take my daughter to school and I am not back until 8:15am. Today I see a charge on my card saying they attempted to access the property at 7:45am when the notes on my account specifically say I am not available for ANY pickup until 8:15am.Business Response

This app is a scam. They will not close your account or release any of your funds, even if its just the $10 minimum, like mine. They told me they didnt have it. How is that possible? Why should anyone invest in any company that doesnt have $10? Ive been contacting them and waiting for months getting nothing but lies about how they review closing accounts monthly. It goes to show the level of respect really going on here on the companys end. I do not accept the outcome or the personal allegations made and believe those allegations to be in as desperate taste as this company is. If you dont like those words though, maybe consider not engaging in theft. The real harassment is this company, which may simply be one person at this point, who refuses to answer simple questions, cannot find basic information about why my withdrawal requests get denied every month so that I can delete my account, refuses to accommodate such basic requests even when I tell them they can keep my $10 we both know is long gone (and yes, I was once told they dont even have $10 to sort themselves out with), and who has lied consistently to me and many others. All that to say, I have already been in contact with you guys, as previously stated. Multiple times. Thats kinda been the point of coming here. If youre broke, just say that. Or just delete my account. What is the purpose of holding onto my information? Its clear this place fell apart awhile back. There have been no updates from this company, that I have been notified about, as to what our money is even doing for a very long time. The last correspondence was when everybody was told the company decided they would not be paying out shares for a certain quarter. I havent heard anything since. Higher legal action has been taken against these people who want to hold funds and/or personal data hostage. For that to be seen as a threat is telling.

HappyNest operates as a real estate investment trust (REIT), not a bank or a traditional brokerage, which means investments follow structured withdrawal periods rather than instant transactions. This process is outlined in the Terms of Service that all investors agree to before making a deposit.
Your claims regarding theft and fraud are unfounded. HappyNest continues to operate and has successfully processed over $250,000 in share redemptions this year. Redemption requests are reviewed monthly by the board, and decisions are made based on available liquidity and portfolio management.
Regarding your account, we do not hold onto investor funds arbitrarily, nor do we restrict account closures. However, we do not remove customer records entirely, as financial regulations require us to maintain transaction history for compliance purposes.
We have communicated consistently with investors via monthly updates regarding fund status, redemptions, and Regulation A requalification. If you have not been receiving these, please ensure ***************************** is whitelisted in your email settings.

I requested a Refund and closure of my account. My initial refund request was from March 2024 and they refuse to do so! I still have not received a refund, so many monthly meeting has passed and still no refund. I shouldnt have to wait for a meeting to get a refund, once I request it then it should be approved within days. So many users complaining about them saying theyre scamming people because when you want a refund you dont get it and I agree with those other users. This is unfair!

I opened account had money withdrawn then I stopped the monthly investment . I checked the app to see any progress decided to invest again but could not . Received message that I could not invest . This company has been holding on to my funds for years now and I have no way of withdrawing them despite reaching out several times and submitting redemption requests. I submit my first redemption request in January of 2023 it will soon be January ************************************************************** addition the companys app is no longer active, so contributions to accounts are no longer possible. Although the business has reached out to me seemingly approving my withdrawal the same day their BBB response was posted, there is no movement on their site. Withdrawal still shows pending. Response posted by the business does not account for the longitude of my issue. Response only addresses terms and conditions in a formal matter and does not consider that my current withdrawal request has been open since April and there were many others that went unaddressed. I am willing to overlook this, however due to lack of trust and their inefficient communication my complaint will be closed when money is deposited into my account.

Hi!
As noted in our correspondence, the HappyNest REIT board meets quarterly and their next meeting is on March 31st to review all early share repurchase requests from investors. This system is in place to protect all investors in the HappyNest REIT and is agreed to by every investor before HappyNest takes any deposits. It also looks like ****** removed his share repurchase request three days before the meeting in September and that is why it was not reviewed by the board at that time. Additionally, we corresponded with this investor in January and this and more information was relayed.

I opened an investment account with ********************** back in January if this year, I believe with $10. I then noticed that in June of this year, my bank account that is connected to this account was being debited $50 weekly. I did not authorize this transaction and I contacted my bank who refunded only $45 Im in the process of trying to close the account and get my money back, but this process has been ongoing with no results! They still owe me $265 because $45 was returned.. but its a song and dance with these people!!! No one contacts me regarding this-even after several , at least ***** emails I still have nothing nor do I have any idea of when this will be resolved They did NOT have my permission to make withdrawals from my bank!!!Business Response

Hi!
This user made a one-time deposit with us for $10 and then manually enrolled in our Loose Change round *** program.
This program monitors your bank account and rounds up each transaction to the next dollar. Once these round *** hit $5, we initiate a $5 transaction from the user's linked bank account into their ********************** investment account. There is also a multiplier option for anyone who would like 2x-10x the $5 deposit.
As this user enrolled in this program, deposits were made into her HappyNest account on a regular basis as monitored by her bank account usage.
Most of these round *** from this user failed to transact as she did not have enough funds in her account.
The user reached out to us several times to stop these round up deposits. Each time we told her the three steps she would need to take inside of the app to turn it off. She would not take the steps and would write us back a few days later. As a security measure, we do not change any settings on a user account and need the user to take these actions on their own.
Our CEO even messaged this user personally with the step by step instructions on how to turn these deposits off and offered to send any funds in her account back to her. The user did not turn off the program nor did she respond.
We have attached screen shots of her account and the failed transactions. The number she quoted is not accurate. We also have a screen shot showing the transactions came from this loose change program, which the user manually signed up for. SHE actually provided screen shots of the conversation with our CEO, ***********
I hope you will cancel this complaint as we work with the user on getting those funds back to her.

On 4/26/2022, I attempted to transfer my HappyNest account balance of $10.00 out of my HappyNest account to my linked bank account. After making the request, I was shown the disclaimer that "withdrawl requests are reviewed every 6 months" and the date of review was 9/30/2022. I found that unacceptable, and contacted them through the only channel they make available beyond a chat-bot, ******************************* (the phone number listed on their website is disconnected, and the one listed here is incorrect). I requested a balance transfer and closure of my HappyNest account, but neither of those things were done, and I never received any responses to my repeated requests for this. Yesterday (9/30/2022), I log into the app and see that "withdrawl review request" is still pending, and also that I have since earned a dividend on $0.15, bringing my total account balance to $10.15, but in order to make a new withdrawl request for that dividend, my only option was to cancel the pending one. So I cancelled the unfulfilled withdrawl request from 4/26 in the amount of $10.00 and created a new withdrawl request in the amount of $10.15, and was then given the new withdrawl request review date of 3/31/2023! Ridiculous! I sent them another message through their chat-bot, and after sending I was shown a disclaimer that "responses will be delayed until 10/4". This scummy behavior and slimy contact avoidance is unacceptable for a company that holds your money, regardless of amount!Business Response

Hi!
We let every customer know that when you invest with HappyNest you can request an early share redemption for any amount to be reviewed at the quarterly meeting of our **** board at any time.
That being said, we're incredibly transparent about our share redemption process, which includes a minimum holding period of six months, and we ask all new investors to sign-off on that process before they make their first investment. It's in our terms of service and we ask them to check a box regarding this policy AGAIN during sign-up (pic attached).
After the six months holding period, all requests are be reviewed by the next meeting of the **** board and, if approved, all redemption amounts will be deposited into accounts within 3-5 business days without penalty.
This complaint is just us following the process laid out here and in our terms of service.

As noted in our Terms and Conditions, as agreed to by this investor, we returned his funds as he requested after the six-month hold and the HappyNest REIT board approving it at their next meeting. As with any bank account, we could not close it until all funds were removed and then received into his bank personal account. This was relayed to him, but he did decided that was not OK.
