I have been incredibly disappointed by the Orchard Buy First program. They will lull you in with what sounds like an easy, stress-free program only to continuously pull the rug out from under your feet. Orchard sent me a guaranteed offer to use on a loan application on a new home, and once I had an offer accepted on a home, they lowered the offer. They love to use the word trust, only to continuously betray that trust. They will have you sign contracts and then change the terms/timelines constantly.This program looks great if you're in a pinch, but I would highly advise anyone considering this program to look elsewhere.

My wife and I are disabled veterans and we're looking to sell our house and move out into the country to get away from the city stress. We had talked to multiple agents about listing our house but they wanted us to be basically moved out before they would show it. We heard a commercial on the radio about how orchard gives you cash upfront and then when your home sells later you get paid the difference. We called orchard and we're told on the phone that would offer $466,000. We then sat down with a representative over zoom and were told that they were only going to offer us $375,000 to $415,000. I asked if that was the initial payment and we would get more later when the house sells and I was told no. That was the only money we would receive and there would be nothing later. This is contrary to everything their commercials say. I have emailed the representative twice to ask why she said one thing and the commercials say another and have not been given a straight answer yet. All this experience has done is stress my wife out and cause her PTSD to need stronger medication to control. This company says one thing and does something completely different. Their website says that after the initial payment and you have moved into your new house you get to control what the house is listed for on the open market, but that is so far from the truth and they refuse to stand by anything their website or commercials say. Pretty sure that constitutes false advertising.

Company will not do open houses?!The guaranteed offer is only for the desperate.The move first program sounds great on the surface, do your due diligence before agreeing to anything Decided to just list the house for sale with them, after initially dealing with an agent who lived on my area, was assigned a listing agent who lived 3 hours away and was told that Orchard does not do open houses.Cancelled contract, and listed with a REAL real estate company.

Very professional. I was blown away. In a buyers market, on the brink of a recession, my house went into contract in 4 days. I attribute this to the Orchard teams knowledge and expertise.

We used Orchard to buy a new house using the Move First program, and it worked out very well. However, I don't know if it was me not processing it correctly, or whether it wasn't presented clearly enough, but I didn't realize at the beginning that the way the program works is that Orchard first buys your house at a deep discount to current market value, and then gives you equity on that sale to buy another house. Your house is then put on the market with a four month window to hopefully sell for more than Orchard paid for it, and you get the proceeds after the normal 6% realtor fee.I was under the impression that they evaluated your house and gave you equity to buy a new house based on that evaluation, not that they actually took ownership of the house. This was not a bad deal, and worked out very well for us, I just don't feel that it was clearly enough disclosed at the beginning that you actually sell your own house to them in order to get the equity.

Wonderful Service Everyone from start to finish was personable, professional, proactive and prompt. All communication was helpful, timely and overall a wonderful experience. It was also great being able to close with a ***** notary, who was knowledgeable and timely.

Could not have asked for a better listing agent than **** *********! My experience was such a breeze because Anna went above and beyond at every step to make sure I had the best experience possible. I highly recommend orchard to anyone buying or selling! It truly is the one stop shop for all things home owning!

The original lady that sold us on the idea of Orchard was awesome. She was purely no pressure. All the real estate agents from other companies were high pressure. Which was not good because of my wife's anxiety and mental issues. Then **** ***** took over like with 2 minutes left and two touch downs behind. Now that my wife was stressed out. But **** ***** could be a therapist calmed her down with her calming voice. We couldn't sell the house in the 30 days so we had to take the guaranteed offer. **** said no problem and it was 1 2 3 she gave us over to *****. An **** never left either. ***** had everything ready for closing even after we failed the e notary security questions. ***** and **** sent us I believe her name was *** to notarized the closing. Quin to me did a pick 6 to close the deal. It was amazing team you have. Thank you! Thank you! Now my Wife and I are prepared for grand kids and entertaining in our new much larger home.
