On December 18th, 2021, a check was written in the amount of $12,500 (5% of the total estimated build price) and contract signed to build a home estimated at $250,000. The plan was to break ground in the spring of 2023. During this time period the cost of materials went up and the new estimate to build was $125,000.00 more than what was originally quoted to us. With that significant increase we had to postpone the build for one year, and Joe Manor was in agreement with that. On April 24th, 2023, a check was written in the amount of $6250.00 (the additional 5% of the total build price) and contract signed to build with a new estimate of $375,000. Additionally, on April 24th, 2023, a check was written in the amount of $5000.00 (50% down payment) for the septic system, which was to be installed in June 2023. We did have a rainy summer, which stalled the completion of the septic. However, from August to October Joe Manor made excuse after excuse and kept reassuring me "next week" it would be completed, but it never was. In April 2024 we went to the bank to get the construction loan; however, the bank required a credit check and verification for Manor & Son's Construction LLC before approving our loan. Joe COULD NOT be verified through the bank due to his poor credit history. I have also contacted other banks to see if they would work with Joe Manor, but they all require a credit check. In addition to not being able to get verified for the construction loan, Joe Manor tells me he spent my money, to "cover himself," which had nothing to do with my home build. Manor & Sons Construction LLC has spent my $23,750.00 on himself, NOT for my build. He has done ZERO work; however, has spent my hard-earned money. I cannot get a construction loan with him as my builder, yet I am going to be punished for this. He will not communicate with me. How do I get my money back?! I don't want him to be able to scam another potential client and must be stopped.

Hi Kevin  This issue has been going on for a bit now. ********* signed a contract with me however she had pushed postponed the job due to her lack of being approved. She had requested to have 6 months put aside for her build. So at that point I was out of work for 6 months because she postponed. The contracts clearly stated non-refundable deposits and also made her aware.  She also failed to get me approved at the time of signing. I kept in touch with her through the process but there was always an excuse for prolonging the build .  I lost a lot more money on this than the deposits. Now she is all over social media running my business down and talking inappropriate.

I will not accept Joe Manor’s response because his allegations are false. He claims that we cannot get the funds, but that isn’t true. We have no problem securing a loan; however, Mr Manor due to his poor credit and business practices cannot become verified through a bank to be our builder. Moreover, I was gracious on a public forum asking for assistance when I could have just blasted the truth for everyone to see. And not to my surprise, I did find people willing to discuss the problems they have faced in their dealings with Joe. He is a repeat offender, but I do feel I’m the first where he has taken a large sum of money and done zero work. I am requesting my money back, or I will be going to court. It’s very cut and dry.
