I moved into the regency apartments on 5/24/24. The very next day I noticed a large amount of ants coming through a wall. I notified the leasing office & was told it would be a week b4 The exterminator could come out. He showed up on May 31 and sprayed. Since then, not a day has gone by that I have not had to kill no less than 100 ants a day. I have video and pictures to support this. This particular apartment is infested with ants I have called and I’ve had no response from the leasing office and no one has come to do anything at this point I want out of the lease. This unit also managed to ruin my bed as the air conditioner leaked & flooded the bedroom and destroyed my boxspring and mattress. I’ve left messages for Mike fiala who is the vp of this company and have yet to hear from him. This has turned out to be a disaster and something I am no longer willing to partake in. I should not be responsible for purchasing bottles of raid weekly to deal with an ant infestation I was not made aware of prior to moving. I want the money I paid for the deposit back and I want out of this leaseBusiness Response

The first extermination was performed on 5/31/2024. At the resident’s request, a second emergency extermination was performed on 6/20/2024. OMC and ******* ********** *** offered the resident the option of mutually terminating his lease contract early, however any move-in costs and rent for the months that the resident lived in the unit would not be refunded. ******* *********** *** told the resident he would need to fill out a Notice to Vacate form and submit in writing his request to be released from his contract with an explanation as to why. The resident has failed to comply with the property’s request, and thus we are at an impasse. The property manager is in the process of approving a rent concession to make up for the air conditioner damages to the resident’s personal property.Customer Answer

Good morning,
The exterminator did in fact come to my residence on 6-20 to spray which again has not remedied the problem I’ve attached another video taken 6/27 & can provide several others since 6/20. They have also not provided a notice to vacate. The email I received on 6/25 was not a notice to vacate but instead an update to their Renewal process. I have not received any type of refund or anything related to it.

The response from owners management on June 28th 2024 stated the following, “A third (3rd) extermination will be scheduled for the week of 7/08/2024. The Notice to Vacate is being provided to the resident today via email and hard copy. The rent concession is still in process of approval and an update will be provided the week of 7/08/2024 as well. Please contact your property manager if you have any questions”. The exterminator has come out the last few Fridays, the ant issue has severely decreased. Per their response from June 28th a rent concession was in process for the ruined bed & frame. Nobody has contacted me regarding this at all

They still have yet to fix anything in my apartment. I have mold in my bathroom I’ve had a work order put in several times that is never completed! These people are flat out liars! The company took a picture of my niece service animal in August then purposely waited to the end of December to try and force eviction. Service animals cannot be denied entry! Then stated they gave me a notice previously which they did not they put a general notice on everyone’s door! I will break the lease if this mold is not taken care of. I made a complaint previously and they responded with lies!Business Response

******** **** ******* *** does not have record of any maintenance/service requests from this resident regarding mold in unit A-210. The last service request received was in June 2023, regarding a plumbing issue - this service request was completed. The resident also did not mention mold concerns to property staff when they entered her unit in December 2023. The resident is advised to contact the property manager and submit a service request regarding their mold concerns. ******** **** ******* *** property staff submitted photos of the dog on the balcony of A-210 on December 12, 2023. A general notice regarding the animal policy did go out earlier in 2023. It was noted by staff that the dog had also been seen on the same balcony in 2022. After receiving multiple resident complaints and photographic evidence of the dog on the balcony of A-210, ******** **** ******* *** issued a 3-day Notice of Termination of Lease and Notice to Leave, which was served on the residence. The resident is advised to review their lease regarding move-out procedures and their security deposit.Customer Answer

[I wasn’t even in the building half of the year in 2022. I had a six month work assignment. So what dog could stay for over six months by themselves? June of 2023 I put the work order in nobody came and it was OPEN for 4 weeks! I canceled because you all are NOT coming in my home without me present. That picture was NOT taken in December of 2023. It’s clearly summer time in the picture and I had a curtain up back in August of 2023 because you all didn’t have them ordered. I had already explained to Jamiece that my niece comes for 3 to 4 days during the summer and she has a disability he’s a service animal. Per ADA rules they cannot be denied entry! You all been had that photo and waited until December to say something about it. You all let the lady in from 2021-2022 you let the tenant in 211 harass me for two years. I sent over the police report photos, videos and you all never did anything to make me feel safe to keep living here.

I have had feces thrown on my porch by a neighbor she constantly bangs on my door. I have brought this to their attention numerous times but will have repair man’scome to the door about music. No insulation inside the windows. No repairs have been done they even tried to charge me for a refrigerator after it was leaking!Business Response

Contact Property Manager regarding complaint - He reviewed in our property management system where all calls from residents are placed to see if Ms. ******** had ever reached out to maintenance regarding the issues indicated in complaint. She has not reached out to maintenance regarding the windows, she was NOT charged for any repairs for her fridge and has never complained to management about the feces on her balcony. The PM DID contact her today, 1/16 and she responded that everything was good and that she would be vacating her apartment at lease end and not to worry about any of the issues.
