  James has been ignoring my calls and not delivering rent or lease information for any of my tenants. I can not even gain access to buildium to view any sort of contact information. 4am properties is a SCAM!

  Mr. James ********* owner of 4AM Properties LLC is identified as a real estate educational instructor not a property manager! Under Ohio law he is not allowed to be engaging in Property Management services unless he is the owner of the property, or is a W2 employee of an entity that owns the real estate. These are the only two exemptions from licensure when it comes to property management. Yet James Jennings and or his company, 4am Properties LLC (aka 4am Property Management) is engaging in property management for real estate neither he nor the company owns. In other words, he has been performing “property management services”, illegally. I found this out after I terminated my dealings with 4AM Properties and requested my money be returned. To date, my demands have been ignored. Mr. ******** is in possession of over $20,000 of my money illegally. I originally terminated my dealings with 4 am Properties after Mr Jennings had someone fraudulently pose as my contractor when he conspired to deceive me as to why my renovation project was so far behind.

  My experience with 4 AM Properties and James Jennings has been the stuff of nightmares. From the onset, James gave excuses for things that a normal property management company should do. He botched onboarding my tenants when he took over, he failed to collect rents on time which led to tenants falling behind on their rents. He never reported tenant requests for repairs to me and never did the repairs. He told me he was helping one of my tenants to apply for rental assistance, only to find out when I call the rental assistance office that he had refused to sign some paperwork because the amount they were going to pay was not enough. James and his company have been MIA and not returning calls for 2 months. They have essentially abandoned my properties and I'm having to do all the work myself. Needless to say, I have terminated his contract, but he has not acknowledged this, and has not returned my security deposits to me and he may still be trying to collect rents from my tenants. What 4 AM Properties has done to me and some of their clients that I know is criminal. We are taking legal action as we speak against them.

  My experience with this company has been horrible. They're taking advantage of out of state investors. I approved and paid for work on a few units that was either never done or done by someone who is not a skilled & licensed professional. After terminating the contract and hiring a new company, I discovered that I had been ripped off. The new company requested I make the same repairs which prompted me to go there physically myself. The pictures are horrendous and how they felt comfortable renting my units in their condition is beyond me. It sheds light on why the tenants were short lived. Not only do they cut corners on repairs, they also cut corners vetting tenants. I would not recommend this company and will be contacting the local city counsel about fraud going with out of state investors. It's just unacceptable.

  My experience with this property management company was a disaster. My tenants submitted requests and I was never told about any of them until my tenants told me weeks later without a response from the property management. They never answer the phone or emails And I had to send multiple emails and call for days before the owner picked up. Payments were disbursed late and there is literally no communication, landlord portal or anything for you to check unless you get lucky and the owner answers. Very small team and the owner is very unprofessional. My property went downhill as soon as I brought them on I will never use or recommend this company. Also contract was cancelled without proper notice and without doing anything that was supposed to be done before hand. Save yourself the headache and protect your investment and get a team of true professionals. This was a one man show and may have added 1-2 others but the experience is still the same

  As a licensed real estate broker in California, I know how important it is to have the best property management company work for our family. James is extremely professional and communicates quickly on all the issues that need attention. I have worked with many property management companies all across the country, but none as good and professional as 4 AM Properties. James also arranged for all the painting to be done, which was done so professionally. After the painting was completed, he also found a great tenant right away. I highly recommend James with 4 A.M. Properties! Don't waste your time with anyone else!
