      Co-signed a lease for my son in June 2019. When the lease was up the following year, I did not sign the new lease when my son renewed the lease. I emailed Northsteppe Realty and specifically told them that I was not signing the new lease and that they needed to remove me as a co-signer. Northsteppe Realty is now trying to collect a debt from me due to my son defaulting on his lease after the new lease was signed. I have been turned over to collections for this debt and am constantly harrassed by phone and mail from debt collectors threatening to take me to court over the debt. I should not be responsible due to the debt happening after the lease was renewed without my permission and without my signature.

      Both the Tenant and Guarantor are responsible for any unpaid balances. The lease also hold guarantors responsible for extensions to the initial term.

      I was told after the lease expired by the employee in the office that since I did not sign the new lease with him that I was no longer responsible.  Northsteppe chose to renew the lease with him without me even after I said I was not going to sign a new lease.

      The lease agreement binds the guarantor to any lease extensions. It can be provided upon request. Due to privacy we will not provide it on this response.

      Northsteppe was notified of a mice infestation in January. Placed multiple calls to have the matter addressed actually addressed. Northsteppe was notified of flooding due to a basement drain back up in January. The drain backup resulted in unclean/unsanitary standing water in a living area. Again, had to place multiple calls to have the water/flooding/drain issue actually addressed by a qualified competent plumbing professional. Last week, reported flooding of basement bedroom - water entering through basement wall. Flooding resulted in standing unclean/unsanitary water in living area. AGAIN, multiple calls had to be placed to address the water. Northsteppe repeatedly committed to "sending out a repair person" to address the leak, clean/sanitize the living area and clean the 8x10 area rug. Northsteppe FINALLY sent a cleaning person to clean the area but failed to correct the leak and failed to clean the area rug that was fully saturated with unclean/unsanitary water (the area rug is still on the front porch waiting to be addressed). Again, TODAY Northsteppe was notified of more flooding in the basement bedroom (possibly from the same unaddressed issue from last week) resulting in standing unclean/unsanitary water in a living area for a second time in two weeks. Three calls have been placed today and Northsteppe has failed to respond. Repeated failure to promptly and adequately respond to legitimately reported health and safety concerns have resulted in uninhabitable living conditions. Northsteppe has demonstrated a reckless disregard for tenant safety and health by failing to fulfil their landlord obligations by failing to make all repairs and do whatever is reasonably necessary to put and keep the property in a fit and habitable condition.

      Dear BBB,

      We do confirm that there was a water intrusion during the last few rains. The rains were close together. This issue has been corrected.  The phone calls we returned yesterday timely. We let the tenant and parent know we apologize that their son had to deal with this situation and we are not minimizing the concerns.  All of the Tenant's concerns have been addressed. The pest issue is a past issue that has been corrected.  The Tenant's mom (who's email address is listed on the complaint) is aware of all items within this response as we discussed this yesterday.

      the pest problem persists - observe current ongoing activity of mice/rodent presence in the home (animal excrement and chewed bags/boxes).  Rodents carry all manner of disease - it is unhealthy to have rodents in the home.  The the most recent flooding water has abated, however it is unclear if the room will remain free of water intrusion.  The mitigation measure implemented after the 2nd flooding was only the relocation of the sump drainage pipe.  A thorough evaluation of the cause/causes of the water breach was not completed.  The next heavy rain could very well result in another flood of the room.  Further, the two floods left standing (untreated) water in the room and no attempt was made to accelerate drying of baseboards, drywell, doors or other surfaces in contact with standing water etc.  Floors were cleaned, but other surfaces in contact with standing water were not addressed to mitigate potential mold growth or prevent possible rot. The area rug saturated with water from the first flood and has been left on the front porch for a week now as a sopping wet mess despite Northsteppe commitment on two occasions to have the carpet professionally cleaned and returned.

      We apologize for the misinformation about the rug.  We did clean it but it wasn't immediately returned because it needed to dry out.  As an update on the drains. We are replacing all of the exterior drains out to the street to ensure proper drainage.  The City information was contrary to the information we received in our meeting on the topic. We had not received the noticed for those items.  Any unsatisfactory items the City has wrote up will be resolved timely.  We apologize for any inconvenience and will take responsibility for any items needing attention.

      I accept the business's response to resolve this complaint. Thank you for returning my carpet/area rug.  In addition, I appreciate the update on the work you are doing with the drains. I remain hopeful the steps you have taken will improve the drainage and prevent further flooding issues in my room.
