I've lived in the same townhome for 4 years now and ever since Lykens took over management a year ago livability has plummeted. TL;DR - They will do everything they can to cut cost at the expense of their tenants comfort. 1) They will remove on-site staff. There used to be on-site staff that you could physically bring concerns to and they helped upkeep the property (such as picking up trash, managing dumpster overflow, fixing/repairing devices, etc). Since they too lived there, it was incentive to keep the property nice and functional. Now I'm constantly picking up trash in the parking lot and unit yards, the garbage overflows with broken glass and metal shards everywhere around it, and fixing/replacing devices is a game of luck with their self service portal. It appears Lykens attempts to disconnect themselves from the property they manage as much as possible as if to say "out of site out of mind".2) They will not replace outdated equipment. When I first arrived (under different management) I got a brand new stove and fridge as the old ones were dysfunctional. Under Lykens management you won't find a single person in my giant townhome complex that doesn't complain about the ** being broken during the entire summer. It can't even drop the temperature 1 degree if it gets above 75 outside running nonstop all day. Lykens knows this but will not replace anything. They send repairmen to save face and say they did something despite the problem persisting. Oh, and they won't add simple water sub-meters to the units to track water usage on a per-unit basis. Instead, they implement a RUBS system where everyone gets billed together socialist style (including washing machine use) and don't publish the formula for how they calculate the amount they **** me. AKA - they can advertise low rents and make up for it in RUBS water price.There's much more wrong but I'm out of words. I give them 2/5 because at least the townhomes aren't falling apart (at least most units).
