      I have been a renter with them at the address listed above for the last 2 years, with term ending on 7/31/2022. I will not be renewing nor do I encourage others to rent with this company. I have had several mouse issues, bug issues, and multiple roof leaks in addition to smaller cosmetic items. The lack of urgency and response to fix these issues is a reoccurring trend. They claim come and fix the problems, but do what I like to call a "duct tape fix" and ultimately the problem occurs once more. I notified the company of my departure at the end of the lease back in mid June of 2022. I have since then (after paying my last rent too) have had another leak come up as well as return of mice. They have yet to respond to my service request and I believe this is due to the fact that I am not renewing and have had some type of issue here once each month it seems. I have always paid rent on time and never received some sort of discount or benefit from dealing with all of their issues. My concern is that my security deposit will be withheld entirely and not returned to me within 30 days after the end of the lease per Ohio law. I do not want to be charged for "damages, mouse droppings, or bug infestations" as these issues were said to be fixed several times. A resolution of my deposit returned in full of $1250.00 would be greatly appreciated. If needed, I have a paper trail of all of the issues.

      I didn't see where this complaint had been sent to us before.

      First, His landlord is ****** *********, not Urban Restorations.  With that said we do help *** with his maintenance.   We have had the roofer up on the roof several times and have attached the invoices.  We have recoated the entire flat roof area, reflashed the chimney and flat roof area, repaired serval loose shingles and replaced gutters and soffit and facia.  I don't know why the leak has been so hard to fix but as you can see from the invoice we have tried.  I do believe that currently all leaks are fixed.  The first leak in the bathroom has been fixed and not leaked since mid may.  The chimney was no longer leaking until beginning of July when we got 4" of rain and he had a new very small spot appear by the chimney.  the roofer was up last week and it should be fixed.  We are having our mason go up this week and double check the mortar on the chimney and tuck point as needed but i don't think that is the cause of the leak.  

      About the mice.  He had a mice problem before we went to our new pms in April and we treated and never heard back until 7/6 about seeing mice again.  I assigned to maintenance to bait again and investigate how they might be getting in.  That didn't get done due to a miscommunication issue and i was out of town on vaca last week and didn't follow up.  They are going over today to bait again and seal up.  I do want to note that this is a duplex and the adjoining unit isn't having an issue. 

      As you can see we have not ignored any issue.  In regards to his security deposit, his fear of us withhold it as retaliation is baseless.  We have never done that nor ever will.  

      On a side note he has lived there since 8/2020 with out really an issue until now.  We have also completely repainted the exterior since he has lived there.  He makes us out to be an absently landlord which is completely false.

      I do not understand the line about how "there hasn't been issues until now", when there is documented problems that spanned over the 2 years of tenancy. I understand the house is very old and may have its fair share of problems, but the repeated issues were not enjoyable. The gentleman who came over for maintenance on Wednesday (7-20-2022) did say they would not withhold any of the deposit because I have kept the place in good order, which is appreciated. He was very helpful about the issue. No more mice have been seen thus far (07-22-2022), which is also appreciated.I am also not the only person to show problems with this company. There are other google reviews and complaints that have been left. I have not had problems like this with other rental properties I have stayed at in the past. The baseless term is extreme.  I accept the business's response to resolve this complaint.
