    I am writing this because I recently did a review of their property in Garfield and their response was to disclose my personal information regarding eviction. This is not excuse the fact they are INFESTED with roaches and mice. I am highly disappointed in the response i was given. I also commented on their character as a company and they did not fail on meeting those NASTY AND RUDE characteristics.

    This company is a scam. They don't answer their phones when you try to reach out. I recently moved out of their apartment building and they are holding my security deposit, and they're trying to get more money out of me. They said I didn't turn in keys but I have video footage of myself turning in the keys. They're blaming me for old wear and tear when the building was already old and molded when I moved in. They knew the conditions before they decided to acquire the building. I have video footage of mold, and I have footage of how I cleaned before I left. I plan to report them to the health department.

    And I have video proof that I returned all keys that were given to me. Should I send over video footage? Why would I hold on to keys that I don't need? That makes no sense. Like I said, scam company.

    I am writing this review because I was told I was approved for a apartment with smart land LLC on three occasions, went to my old apartment, and let them know that I was no longer going to be renewing. My lease told the realtor at Smart land. I am ready to move in was trying to give the down payment never heard back from him so I paid another application fee to get back in front of him and ask him do you remember me he said let me look up your name it up and say oh yeah, he looked it up and said oh yeah, I remember you that was a minute ago you have been approved I say yes I know he took me to a couple apartments and show me which one will be mine. I said great. He will call me and let me know further details that was six or seven months ago I lost my first apartment, and I’ve been out in the streets ever cents the management that ran the building Really screwed me over. I am sad that it had to come to this but I have no other choice. I am seeking remedy for this action that destroyed one part of my life.

    Smartland is currently filing false claims on our lease after they have not responding to any calls or texts for 120 days prior to moving out. Currently filing a small claims court case against them to remove the $4100 in false claims about the house. Always keep your communication with them in writing, as they WILL try to to take advantage of you and use retaliation tactics when you legally withhold rent for fixes made to the account. Do Not ever rent or buy from Smartland.

    Just bought a house from them and tons of hidden issues I currently have my living room wall falling in do to the lack of proper insulation of the windows the water stains had been painted over so no visible issues the walls have black mold in them and the floors are water logged i would never buy from them if I were you no matter how good the house looks an no matter if you get a good deal on the property every single issue my house has had been painted over and or half assed fixed to sell I am currently trying to reach out before legal action is made

    I rented from Smartland for seven years. They didn’t want to return my deposit and waiting charge me 805 additional. I won my court case in small claims. There is a judgement against them. They have to legally return my deposit Double.

    Literally the worst experience ever. I have maintenance requests till pending from October and it’s now February. It’s Roaches crawling everywhere and they don’t care. It’s sewage coming into my bathtub, My ceiling is caving in, the closest doors keep falling down. They don’t plow the snow, they don’t have a leasing office, nobody answers the phone. I can literally go for daysssssss. They only time they contact you is when your late on rent. Literally the worst experience ever. I hope something gets done soon.

    The definition of SLUM LORD! There are so many complaints and cases pending against Smartland. They will keep your deposit and make up charges. I have photos, emails, screenshots of all maintenance request that were closed without addressing or employees coming out and saying they can not repair the issue. In 2019 my entire living room ceiling caved in after multiple calls and e-mails advising them of a leak! The roof was never repaired and only patched. The next tenants will unfortunately have to deal with the sane thing. They will charge you at the time of your move out for things that maintenance request were made for and not repaired. They will charge you for normal wear & tear. Please know your rights and fight back! If you are looking to rent please think twice. Review all if the reviews on all sites and you will see a trend. This company will scam you!

    I have had a horrible experience with a rental property from Smartland. I have lived in several states and never experienced such unprofessionalism and underhandedness. My rent was initially 1600, and increased to 1650 when I renewed my lease in 2021. I will not be renewing my lease, but if I was, the rent is increasing to 1750. I have had plumbing issues the ENTIRE time I have been renting the property. EACH time, the bathtub holds water, toilet won't flush, and the sink holds water as well. This is a sanitary issue/ health hazard. The most recent time this occurred was June 21, 2022. I completed a maintenance request online and was informed it was received. I contacted Smartland on June 29 after not hearing anything.i spoke with Maintenance for approximately 4 minutes and he stated he would send someone out. I left for vacation on July 6....no one still had not come out or contacted me. Due to this, I withheld rent ( which I have now learned the process to take since speaking to an attorney). I received several emails and texts while on vacation in reference to rent....but nothing about my maintenance request. My camera system alerted me to someone being in the residence on July 12 and 13, which turned out to be the maintenance workers. I returned after midnight on July 14. A 3 day notice to vacate was on my door, dated for July 11. Additionally, my bathroom was left filthy (pics included) I spoke with an employee after noon that day and was unable to come to a resolution due to them not requesting $1800 ($1650 rent, $100 late fee, and $50 administrative fee for notice). A few days later I was contacted by the same employee, who was very rude and unprofessional. She stated an unfulfilled maintenance request does not 'beget' me paying rent, they are short staffed and my request wasn't priority. She was very condescending and attempted to use her loud voice to over talk me throughout the conversation. I advised her I had tenant rights and plumbing/sewer is not a minute issue and can create health issues. Still no resolution. I spoke with a friend a few days later, who encouraged me to pay the rent. I paid the rent (1650) minus the other fees. I was contacted later via text by the collections department who advised she understood my issue and credited my account $100, leaving $50 balance. Fast forward to August and September, rent was paid on time. When logging in to pay for September, it stated rent was $1550 and fees from August were $150, totaling $1700....what fees though?. I paid $1650, which left a $50. While preparing to leave for vacation on September 12, I received an email from Smartland....a 3 day to vacate for nonpayment of rent. So in essence they are changing the rent, adding fees to past months, and adding late fees to the $50 administrative fee and saying it's nonpayment of rent to force me to leave the property. Be wary of their underhanded practices

    UPDATE: my lease ended on Oct 31. They sent an invoice advising I owed apx 2700, minus the security deposit totaling almost 1100. I had the house professionally cleaned and they charged me for cleaning. If a nail was left in the wall, I was charged an excessive fee for that. They used the lowest quality paint which left an outline on the wall after my wall decor was removed after 2 years…I was charged for that. They do whatever to not have to return your security deposit. If I was in dire need for the money, I would have taken it to court but decided it wasn’t worth it. And to this day, I have not paid them the “remaining balance” and they haven’t filed any court filings to retrieve it….which would have been done if they were legitimate charges.

    Smartland is the true definition of a slumlord. They will not give you your deposit back. Take them to small claim court and I guarantee you will win.
