  On June 9, 2022, BBB contacted the businesses regarding claims on its website and social media.

  The business claims it was founded in 1996.  The business did not register as a Limited Liability Company in the State of Ohio until 6/15/2016.  According to the BBB Code of Advertising, the primary responsibility for truthful and non-deceptive advertising rests with the advertiser. Advertisers should be prepared to substantiate any objective claims or offers made before publication or broadcast. Upon request, they should present such substantiation promptly to the advertising medium or BBB. 

  The business' website claims it provides a guaranteed offer to "Receive a CASH OFFER on your home and close in as little as 21 DAYS."  BBB asked the business to substantiate that most of clients close within the 21-day window of time.  According to the BBB Code of Advertising, claims relating to results for a service should be based on recent and competent testing or other objective data.   

  The business website also claims homes were sold 57% to 63% below the After Repair Value (APV).  According to the BBB Code of Advertising, the primary responsibility for truthful and non-deceptive advertising rests with the advertiser. Advertisers should be prepared to substantiate any objective claims or offers made before publication or broadcast. Upon request, they should present such substantiation promptly to the advertising medium or BBB.  An advertisement as a whole may be misleading by implication, although every sentence separately considered may be literally true.  Misrepresentation may result not only from direct statements, but by omitting or obscuring a material fact.
